iBUILD is uniquely qualified to handle both the size and scope of the University of Science and Arts of Oklahoma (USAO) Performing Arts Center project. The iBUILD name has been synonymous with superior leadership and collaborative innovation in the greater Oklahoma region since 1972. In 2000, our general contracting firm, formerly known as the Builders Corporation (BUILD), expanded its services into the design-build industry by absorbing architectural & engineering professional firms. After years of partnering with the before mentioned design firms, the companys strategic plan embraced the full -service, design-build identity to become a conglomerate under the umbrella of the iBUILD name. Through our more than ten years and 50+ design-build projects totaling more than $250 million, our full service A/E design & construction professionals have gained valuable experience in both the integrated project delivery (IPD) processes and developed a reputation for seamless project delivery in design-build projects from programming through substantial completion. We understand the importance of determining and evaluating value based (best value) decision making for the end user, while maintaining transparency and open communication lines within the design team. The selected design-assist sub-contractor will be chosen based on a request for qualifications (RFQ) proposal and will remain on the project team throughout design, preconstruction and will also be awarded the construction bid package to implement their best value system design choices. Successful implementation of value based design-assist subcontractors has proven to be a value tool in the collaborative design-build process to provide both cost and quality control. The USAO Performing Arts Center will be designed around the concept of improvisational theatre, with focused design intentions for flexibility in facility function, acoustics and audio/visual performance. Programming efforts have revealed that this performing arts center will need to have the ability to improv, much like its entertainers, for both educational and public use. The facility must also have critical performance considerations addressed to allow for flexible transformation in function from Mozarts piano hall to Romeos balcony, while enhancing the users experience. Major design considerations for the USAO Performing Arts Center project include: acoustical and audio visual performance, ADA considerations for handicapped guests, adherence to the universitys standards/applicable local codes and ordinances with the intent to not only meet but exceed both the universitys and communitys expectations. Construction considerations include persistent safety provisions to ensure both a safe site for its workers and the universitys students & faculty. Shared project information and creating open communication opportunities through the establishment of a strong relationship with the local community is vital to meeting iBUILDs design goals for the USAO project. iBUILD embraces the belief that their projects should be used a learning tool for the both the university & its neighboring community. Our firm encourages public participation through our proactive community involvement plan including selectively scheduled open house forums during design for the local and student art community to learn more about the project and provide opportunity for unique input into key aspects of the design. In addition to university art department participation in open house forums, hands on participation will be implemented. iBUILD has used the department of art and the visual arts successfully on previous projects to engage the students to help spread awareness. We propose using USAO classes THEA 253 (Scene Painting) to design murals to spread project awareness and IST 210 (Introduction to Web Design) to design and manage social media sites for updates on design/construction progress. Engaging the end user is vital to ensuring that USAO will be able to successfully maintain the performance characteristics that ensue from a LEED accredited facility. iBUILD will meet with the facility maintenance team from the projects inception to determine all project deliverables are met in our BIM implementation plan for facility management. Maintaining early communication flow with the owner, local community, university faculty and students and facility management team will be essential in the early design phase and will

create a sense of community among strangers. iBUILD will continue with the communication process internally within the project team as well. Information exchange processes will be molded for project specific needs and appropriate technology will be implemented to ensure open lines of communication. Our firm boasts the implementation of innovative information exchange procedures by utilizing technologies such as Prolog Converge for real-time project documentation, and conveys critical information from the site to the design team using Autodesk BIM 360 Field for collaboration using iPads. Throughout the design-build process, iBUILD will use virtual design processes and BIM output data to reinforce the transparency in design intent, minimize challenges in the field and turn them into opportunities to increase overall productivity on the project. iBUILD recognizes the DBIA BIM checklist and recommends intensified planning through the utilization of this document from conceptualization through closeout. In an effort to save both time and money on the project, iBUILD will use virtual design processes continuously throughout both design and construction. iBUILD is committed to a Zero Incident Philosophy on all of its projects. We believe that all incidents whether they are accidents, near misses or property damage can be avoided by proactive planning. The USAO Performing Arts Centers highly visib le site on the edge of campus will make safety a paramount issue throughout construction. iBUILDs benefit to the USAO includes promoting and providing a safe, accident-free environment for students, faculty, subcontractors and the community by identifying and eliminating unsafe conditions and related risks. We have performed a thorough analysis of all design, preconstruction, and construction services on the Pegula Ice Hockey Arena in order to develop our project approach and schedule for the Performing Arts Center. USAOs Visitor Center was a new construction project consisted of a 300 seat auditorium, an outdoor stage and amphitheatre, and support spaces. Close coordination with the university had to be considered though the entirety of the project in order to minimize disruption to the students, the faculty, and the Figure 2 illustrates a concept model developed by members of team iBUILD operations staff at USAO. Through for the Student Center Design Development, we implemented virtual construction technologies and delivered a very thorough 4D BIM model that showed how we planned to handle the overall construction process, safety concerns, and deliveries that would be made to the site. The project site is adjacent to residential lots and special attention was made for construction logistics to keep vehicular and pedestrian traffic patterns uninterrupted. Virtual construction allowed the team to highlight where safety measures would be implemented throughout the construction process which ensured that safety would be accounted for during all aspects of the design and construction process. For this particular project iBUILD was responsible for estimating several design options so that the final design could be based on the cost of whichever design elements were included. For instance, four different seating capacities and layouts for the performance space/auditorium were estimated, allowing us to determine which option was most economical and appropriate for the needs of the university. Through collaboration, iBUILD was able to finalize a GMP only 75% through design development level drawings, allowing more time to develop our schedule and complete advanced constructability reviews. This collaboration paid off when iBUILD was able to hand the project over two weeks prior to the anticipated substantial completion date, allowing the university to open the new students center early and hold welcome week events for students and their families. Before construction could begin a relatively large amount of site concerns had to be addressed. First, the site was originally zoned as a residential area and currently had a several houses on site. Second, the site had poor subsurface conditions that team iBUILD work very closely with the geotechnical engineer to devise a proper solution. This undesirable situation was overcome and the untraditional foundation system resulted in little to no added cost for the owner. At USAOs Visitor Center, iBUILD made students of the university an integral part of the design and construction by incorporating an exhibition space where students could display work and give presentations. Students in the drama department were brought in on design charrettes and were able to help with the conceptual and development designs for the layout of the space. Students in the arts department were given the opportunity to submit a mural design that was eventually adapted to meet the universitys standards and then painted by students on one of the walls in the space. A sculpting and ceramics classes teamed up with a computer graphics class and performed lighting studies in order to find the desired lighting layout for displaying the art they produce.

In 2008, iBUILD provided design-build services for the Parsons New School in New York City. The project was to design a live/work Visting Scholars Academy for visiting professionals of the arts. The site was located adjacent to the elevated Highline Park in Chelsea, a historically identified artistic district of NYC. The project included one-bedroom residential units, individual studios, public caf, library, outdoor terrace, and multi-functional Figure 3 is a photorealistic rendering produced by performance room. The performance space was intended members of team iBUILD to host various events, such as lectures, recitals, performances, gallery exhibitions, and dinner events. The space had to be designed for spatial flexibility, acoustics, and performance requirements. The design-build team was lead by Laura Wake-Ramos and Logan Gray. This design project proposed multiple interesting design challenges for the team: 1. The site was located adjacent to the Highline Park The team had to design a solution for the academy to actively participate the public on the Highline with the arts. Traditional Chelsea, yet modern design Chelsea is an older, historic district in NYC. The team had to incorporate a design to respond to the area, which primarily consisted of artist galleries, nearby the Chelsea Pier. However, the Parsons School wanted a new, exciting building to attract scholars from around the world.

The team worked closely to interpret this unusual site. Site analysis was an important task to take advantage of passive solar and wind solutions. Natural northern light was a desirable working light source for the studios. The key feature of the building was the central open-to-the-air courtyard, which allowed natural light and fresh air into each of the individual living units. Structural design and technology were key features for the buildings aesthetic. The industrial aesthetic of the Visiting Scholar Academy was inspired by the historic buildings of the Chelsea Pier. Structure was incorporated into the design intent, which challenged the team, yet produced an exceptional building. Technological features incorporated into the building, include active shading devices, and state-of-the-art performance and exhibition equipment. The project was the perfect challenge for iBUILD to showcase its strengths, and provide a desirable solution for the Visiting Scholars Academy. The result was a success, as it was completed under budget, and opened in time to host the Visiting Scholars before the upcoming semester.

The Performing Arts Center at the University of Science and Arts of Oklahoma (USAO) is intended as a node, connecting the public and university students to discover all the disciplines of the arts. The site is nestled between a residential neighborhood and campus, which will catalyst the interaction with the site on a daily basis. The design intent of the USAO Performing Arts Center building is to become an architectural node. Visitors will be drawn into a large main central space, and then dispersed in multiple directions for individual discovery and activity. The large collective spaces will feel vast, bright, and encourage visitors to look up and around to understand the interesting levels of complexity. The main space will welcome people at multiple levels and from directions, and guide you towards your intention. Outside the building, the public will be drawn into the central space if they are able to see inside the space, and become interested in its activities. Views into the Center from residential and campus pedestrians will attract the public interest. Like a bicycle hub, these central spaces are essential to grounding each of the various branching extremities of the arts. Each of the central spaces provided volumes of communal spaces, such as the caf, solar advantages of day lighting, and the options of cross ventilation. The building will be oriented in such a way that the main entrance is towards campus, and to receive maximum benefits of passive systems. The design will carefully consider desirable solar advantages, such as north light for working studios, and unintended heat gain in the western and southern exposures. The adjacency diagrams were a study to understand the requirements for each space. In each diagram, the central node-space can be identified easily, and analyzed to arrange the supportive spaces. The front of house main space can be recognized as the largest node of the Center. This space connects to all other major program elements, and holds significant purpose, such as a gallery and caf, to filter visitors from the outside. Other small nodes can be discovered, and vitalized, including the exterior spaces within the building. These smaller nodes are capable of connecting several art disciplines in one communal area. The Performing Arts Center will exist as a landmark on the USAO campus. For a university with strong arts studies, the students of following generations will cherish this dedication for years; yet, respect the histories and traditions of the school. The exterior will reflect architectural characteristics of the existing buildings on campus, such as the signature yellow brick; however, the building will showcase new building technologies and modern designs. This balance of traditional and modern will demonstrate how USAO respect its history, yet embrace new discovery. Learning is the result of discovery, which is not only the intent of Performing Arts Center, but also the mission of an educational institution.

The University of Science and Arts of Oklahoma Performing Arts Center Request for Qualifications IX. Team Statement It is with pleasure that we express our interest in providing design-build services for the University of Sciences and Arts of Oklahoma on the Performing Arts Center project. Team iBUILD is one of the most reputable design-builders in the region, with innovative and accepted practices in the areas of acoustic design, lighting design, estimating, cost control, quality control, virtual construction, and web-based project management. The design-build philosophy is based on maximizing lean construction practices which increases value by endorsing efficiency and promoting collaboration between the lead designers and project managers. In our experience on design-build projects we have seen that the early involvement of construction management staff helps promote shared commitment to open communication, successful collaboration, and a collective mindset assuring in goals being met. For iBUILD this has resulted in high quality, cost-effective, and timely built facilities that meet the highest of standards. iBUILD has been a part of designing and constructing contemporary movie theatres, a multitude of higher education projects, and multi-venue facilities. Sustainable design and construction practices are at the heart of all of our projects. With our practiced design-build procedures we can ensure that we will deliver a project that integrates sustainable ideals with high finishes and state-of-the-art equipment.
