1. Call Meeting to Order at 6:08 with a board quorum 2. Approval of Prior Meeting Minutes: Minutes approved at meeting opening. 3. Homeowner Topics for Discussion C3 flooring request. C3 home owner brought in a contractor brought in to discuss and provide insight to the issue. Board will discuss and present a disposition by 2/13/2013. 4. Treasurer's Report: Discussion on painting quotes Precision Painting has been disqualified as unresponsive Longs Painting is still being considered more bids have been requested Carports still not completed bill will not be presented to HOA until project is complete Asphalt repairs: Pot holes under repair. Contractor assessment is that the life remaining is five to six years. The decision has been made to hold off for now on asphalt repairs. Cabana remodel plans are being worked on. Chris is developing a plan and working with contractors. 5. Old Business Edgar Progress Report Damaged deck railings that have been reported have repaired Multiple deck railings to be repaired we have two bids. Prices include a bulk discount. Deck rails will be replaced prior to painting. 6. New Business Projects in 2013

Location and Time of Next Meeting/Adjournment The next meeting will be held on March 12th one hour prior to the annual meeting NOTE: Any homeowner who wishes to have an item discussed and acted on must submit a written request to have the item added to the agenda. Written requests must be received by Kappes Miller Management one week before the meeting each month in order to be placed on that month's agenda. To Do Clinton will send out the annual meeting invitations. Deno will send interior designer information to Chris. Clinton will have the Kappes Miller consultant provide painting scope and models of the project that can be used to solicit bids.
