RENTAL AGREEMENT

THIS INDENTURE OF RENTAL AGREEMENT is made and executed on the -- day of DECEMBER 2011 at Bangalore between Shakar No. 18 Mahalaksmhi Layout Layout 3rd cross Bangalore -78, hereinafter called as the FIRST PARTY of the One part and MOHAMMED ALAM S/o of Mohammed Ismail Residing at No8/1, Mysore Road, 2nd cross, Vinayakanagar, old Guddadahalli, Binipet, BANGALORE-560026. On the other part. Whereas the first party is owner of the premises situated at Municipal bearing No8/1, Mysore Road, 2 nd cross, Vinayakanagar, old Guddadahalli, Binipet, BANGALORE-560026. measuring approximately two hundred fifty square feet on the second floor, more fully described in the schedule herein under. NOW THIS AGREEMENT WITNESSES AS FOLLOWS :1. The tenancy will be for a period of eleven (11 months) and shall be deemed to have come into force from 01-10-2011 and on that date the Second party has occupied the schedule premises. 2. The Second party has a sum of Rs. 20,000/- (Rupees Twenty Thousand only) by cash as an advance before the following witness. This advance shall not carry any interest and is refundable to the Second Party at the time of vacating the schedule premises subject to adjustment of arrears of rent, electricity, water etc., if any. 3. The Second Party shall pay a monthly rent of Rs. 2,150/- (Rupees Two Thousand One Hundred and Fifty Only) on or before the 5th of every English

Calendar month regularly and promptly. Part of the month is considered as full month 4. The Second party shall use the schedule premises for residential purposes only and shall restrict the occupancy to or maximum of five persons. If the First Party notices that the premises is occupied by more than the above number of persons, the Second Party hereby agrees to vacate the premises immediately on intimation from the First Party verbally or in writing. 5. The Second Party shall not under any circumstances sublet, underlet or pledge of mortgage or in any way part with possession of the schedule premises without the prior consent of the First Party. 6. The Second Party, if he causes any damage to the structure or to the fittings in the schedule premises, shall replace the same at his own cost, failing which the First Party reserves his right to deduct such replacement cost from the advance amount. 7. The Second Party agrees to pay rent regularly and obtain receipt from the First Party within 5th of every English Calendar month. 8. Both the parties agree that, in default of any one months rent, the First Party has the right to evict the Second Party. 9. The maintenance of motors for lifting water will be to the account of Second Party along with other tenants. However, all the tenants living in the premises shall share electricity / water charges/ proportionately. 10. Either Party can terminate the tenancy by giving the other Party three (3) months prior notice. prejudice to his right to recover arrears. SCHEDULE Premises bearing municipal No8/1, Mysore Road, 2 nd cross, Vinayakanagar, old Guddadahalli, Binipet, BANGALORE-560026. Second Floor, comprising one Hall, One Bedroom, One Kitchen and one bath-cum-toilet, approximately measuring 250 Sq.ft, provided with well and corporation water and two motors out of which one is one HP and other is Half HP, with electricity meters.
