Proposal of Tsuen Wan District Office

Introduction

In consideration of the transportation networks, location and rental level, three buildings, which were 88 Kwai Cheong Road (KC88), Manhattan Centre (MANC) and Prosperity Centre
(PROS), all are under our management located near Kwai Hing MTR Station and Kwai Fong MTR Station respectively, are selected to establish our Tsuen Wan District Office.

Recommendations
Subsequent to reviewing several factors, Unit 1003 of Prosperity Centre is recommended to be the new
Tsuen Wan District Office with the following reasons:

 Just a 5-minute walk to Kwai Fong MTR Station.


 The Main Lobby is newly renovated and every typical floor lobby is being carried out the
refurnishing work.
 The landlord bears the cost of sub-division of units and provide false ceiling, floor carpets,
painted walls and fancoil units, so we can save about HK$110,000 of the initial setup cost.
 Efficiency at about 75% higher than MANC and KC88 which are at about 60-65%. It can
provide extra space for expansion purpose.
 One-month rent-free can be given by the landlord, so the effective rent is at HK$10.55 psf
inclusive and the total monthly rental is at HK$12,967.
