This is the presentation of the property called "The House of the bridge" ("La Maison du Pont") which is located at 2800 av. Prince Rainier III in the town of Beausoleil, close to MONACO. The property originally looked like as it appears in the two pictures below :

It were carried out a complete refurbishment (3 photos below)

that have allowed us to create a new structure, very healthy

There is a decidedly more solid structure in reinforced concrete

and very well insulated, with the application of insulating floor panels to the ground

and protective treatments on the walls

There is an installation of sound-absorbing panels behind the fence to soften all the external noise and privatize the inner courtyard

and you can find panels even around the remarkable JACUZZI hydro massage (2 places) placed in the house

To develop the potential of this house, beam "double T" steel has been installed above the three windows of the lounge, making it possible eventually, to create an unique glass wall in the living room with sea view

The west side of the property is semi-basement, which gives the house a natural protection against extreme temperature in summer and winter. It is a place where life is comfortable: the set of radiators installed and the three independent air conditioning systems allow you to finely adjust and distribute the temperature of each place, with a minimum contribution, avoiding having too hot or too cold areas in the house. In addition, as per its location, the house remains sunny from morning to evening, giving the pleasure of "open-air life", either on the large terrace of over 70m2 located on the 1st floor,

in the inner courtyard of more than 60m2, protected from the fence stone and wood

the house allows you to stay outside peacefully and quiet, well-protected from prying eyes.

In this way, in its inner courtyard, you can benefit a good "privacy" even being outside of the house

or you can enjoy the pleasure of being on the spacious terrace on the first floor .

The gardens around are wonderful and well cared for. You can 'safely install a table outside to enjoy the colors of nature around this

or simply spending time watching the sea...

In the courtyard, a concrete and steel false wall (FAAC connected to a device with two engines 800W) turns into a gate allowing access for one or two cars.

In the courtyard there is also the entrance to soundproof a room used as a "recording/music studio". Internal access to the house is protected by a double insulated door which makes it possible to use this place for any other "noisy" purpose, without disturbing other residents

In the courtyard there is also a studio (separate entrance) independent from home.

This home offers so many spaces that can be easily adapted to many different needs. Some example is shown in the following drawings :

It is a house that lends itself well to accommodate lot of people due to the presence of four bathrooms with toilets located: in the bedroom, in the entrance corridor, in the music room and in the studio outside.

Until 2012 the house was occupied, the rooms were furnished as the photos show below. The sleeping areas in the silence of the ground floor...

Lounge and kitchen in broad daylight, on the first floor overlooking the sea and the Principality of Monaco

Here is a map of the house accompanied with the extent of available space on the ground floor and on the first floor. A property of around 250m2 of which 180m2 of covered area, which translates into 145m2 that are "functional":

Today the work is finished and the house is as it appears in the next seven photos taken at the beginning of the June 2013

It is easy to notice some details: - The quality of the windows and shutters brand "I NOBILI" that represent the best on the market in aluminum imitation wood. - All the tiles inside the house are porcelain stoneware enamel tile, which is the product offering to date the best quality and durability. - The wall of the living room has been modified to include a real fireplace protected that offers the pleasure of a real fire in the winter making it the exclusive environment

- There are two doors (main entrance hall and music) to ensure peace of mind.

- Four sliding doors of the highest quality on the market (brand SCRIGNO) optimize the interior spaces.

- In the large bedroom was installed a motorized window VELUX (shutter, aperture and down on the remote). This window, lying on the bed, allows the absolute pleasure to sleep looking at the stars and in some periods of the year the moon (if you wish, of course)

There is not any work to do. The house is in perfect condition and can be occupied at any time as it is sold as it is now, with all the furniture that contains as living elsewhere and alone, I do no longer need.

The house is next to the Principality of Monaco. Around the house there are two schools, a few shops and two bus stops within five minutes walk (see map).
