SCHEME
AWASIYA
1. All parcels of land that are only partly included in the scheme area and where the location of subdivision of such parcels of land are not
determinable from available land documents, the land subdivision area[s] retained in the scheme is in proportion to the area of the land parcel
lying within the scheme boundaries. Consequent to final Notification in accordance with section 50(7) of the Chhattisgarh Town & Country Planning
Act, 1973, verification of land documents of scheme beneficiaries and demarcation of land at site, change[s] in subdivision of parcels of land
included /excluded from the scheme or allotment in composite land use / residential land use may occur. Most scheme beneficiaries have not
provided details of their land titles consequent to Draft notification. Accordingly, the list of beneficiaries, including the valuation statement of
original and final plot may change.
2. Allotment of indicated plot(s) shall be carried out consequent to verification of all necessary Land documents by RDA. In case(s) where the area of
the original plot as available from authenticated land documents differs from that indicated in this form, area of final plot shall be based on area
available from authenticated land documents.
3. In case(s) where the area of final plot indicated in this form differs from that shown in the layout plan, the area of the final plot as indicated in this
form shall prevail.
4. In cases where it is found that an individual has been responsible for carrying out illegal
said individual.
5. Valuation of existing structures for compensation shall be carried out through joint inspection of the property by the land owner, an approved
valuer and RDA prior to execution of agreement.
6. The Cost to scheme beneficiary has been indicated in column 5i. This is on account of additional allotment to the scheme beneficiaries and is the
only charge that shall be levied on the land holders.
7. Land rate adopted are in accordance with the Guidline 2010-11 released by Dy. Ragistrars office, Raipur [CG.]
