The Hero of the Underserved: the DMCI Brand Story

He was a builder. His father was a builder. His kin were architects, contractors, builders, and planners. He was born among a throng of baby boomers in the prosperous 60s, in a noisy city poised for world-class ascendance. He was at home in a world of hardhats and sweat, with the rumble of earthmovers and the clang of steel girders. And he marveled at how this grit and daily labor transformed the city landscape.

The Builder and his father took great pride in the towers of chrome and glass that reflected the citys famous sunset the multi-storey edifices that housed multinational offices... the monuments to modern-day life that became a second home to the employees.

Business and commerce grew. More people came to work, and the city began to choke on the sheer number of workers that trooped in each day. One of them was Alfonso. Inspired by Alfonso With a wife and a baby on the way, the cost of living in the city became prohibitive for Alfonso. Far beyond the city boundaries, other builders began to develop sprawling neighborhoods of cookie-cutter houses on doily-sized lots. Theyre pretty but too cramped (for a growing family) and too far out of the city center. The middle-class man became a stressed out man-in-the-middle, faced with no choice but to take the long daily commute--or pay big city prices. There was no middle ground. The Builder saw land on the edge of the city--and bought it. SOMEDAY, he knew, this fringe would be part of the metropolis. This, he dedicated to Alfonso, the underserved middle manager--his needs, his familys needs, his realities, and his dreams. The Builder had friends who shared his passion for building and who possessed the expertise to make things happen. With knowledge gained from building skyscrapers, the Builder and friends built mid-rise havens that Alfonso could call home. He used the best materials and fine finishing, and sold these at Alfonso-friendly prices.

Expanding the Vision More Alfonsos came to stay. And the Builder and friends visited them every week, asking how they could make home more comfortable. See, the Builder was an experimental sort -and would innovate and iterate according to the wishes of Alfonso and his people. It sometimes drove his partners crazy, and these ever-changing plans often forced them to work late into the night. But when they built it and saw the vision come to life, they were thankful for the challenge that made them all better builders! The Builder loved his motley crew, and often said Not one of us is better than all of us! Other people--architects, builders, engineers, salesmen, contractors--happily joined the Builder! The team came to be known as The Heroes of the Underserved.

Alfonso and his people were a neighborly group. They thrived on social encounters and they valued friendships highly. So the intrepid team built neighborhoods with clubhouses where people would converge to party or to simply lounge around. They put up playgrounds and dug swimming pools; they incorporated parks and greenery. They built a world close to, or within, the city where children played and families found respite from the urban jungle. Because no one should feel that he has compromised on his home. No, not even Alfonso.

The Daily Challenge More Alfonsos came, inquiring about possible homes. So the Builder and his team built faster and faster barely aware that an enemy was rising within: the twin destroyers known as Complacency and Carelessness. They are formidable enemies, said the Builder. They can make themselves invisible. They hide inside people who seem to be working, but whose hearts are not for Alfonso and the people they serve. They are enemies whose loyalties are not to the team. The enemy can take shortcuts and call it expediency. It can lead the team into the rut of mindless repetition of projects. The enemy ignores Alfonso and his needs. The enemy is the spirit of underservice. This, our heroes must fight everyday. Chicago real estate firm @properties recently honored more than 170 top-producing brokers at the companys annual @awards, recognizing outstanding sales achievement in 2012. The awards reflected a record year for @properties, which was the largest residential brokerage firm in the city by transactions and sales volume, and the second-largest and fastest-growing brokerage firm on the North Shore. Brokers received honors in more than 30 categories including: Most Improved Agent; Rookie of the Year; Largest Transaction; Best Team Player; Development Division Outstanding Achievement; and Top Producer for Closed Listings, Closed Volume, and Buyer Brokerage. One hundred seventy @properties brokers or broker teams produced over $5 million in closed sales volume in 2012, 40 topped the $10 million mark, and 26 exceeded $20 million. @properties also presented its prestigious Road to Rolex award to a record 28 brokers and broker teams, who achieved a minimum of $10 million in annual closed sales volume and $250,000 in gross commission income for their first time with the firm. Villa de Mercedes Sales Group held cocktails and a fashionable awards evening at the Grand Ballroom of the Marco Polo Hotel Davao on March 01, 2013. Honored at the formal awards program were Agency Managers, Unit Managers and property consultants from the Ivory, Sunshine, Azure, Crimson, Lilac and Orange agencies who have successfully brought in reservation sales for the last quarter of 2012, top achievers who have completed their sales for the quarter and those who brought in the highest completed sales for the year 2012.

Property Consultant of the Year was Eddie Laurente, while 2nd Top Property Consultant was Miguelita Babaison. PRE-NEED industry leader Eternal Plans Inc. will honor Gina F. Ronquillo and Juliana M. de Torres for their exemplary sales performance at the companys celebration of its 32nd anniversary and annual awards night at the Citystate Tower Hotel in Manilas Ermita district on Thursday. Ronquillo and de Torres will receive Eternal Planss Golden Tree Awards for 2012 as top area manager for institutional sales and top area manager for regular sales, respectively. Insurance Commissioner Emmanuel F. Dooc will be the guest of honor and keynote speaker at the event, which will be attended by Eternal Plans stockholders, management, executives and sales associates. Elmer M. Lorica, president and chief operating officer of Eternal Plans, said holding the annual awards has been a tradition in the company. We award sales excellence and recognize the efforts and contribution of our sales associates to the growth of the company, Lorica said. Even at the height of the crisis that rocked the pre-need industry not too long ago, the company maintained the tradition, he added. As part of their wins, Ronquillo and de Torres will go to Bangkok, Thailand, for a four-day, all-expenses-paid vacation from March 8 to 11.

2012 BUENA MANO BROKERS NIGHT

Now on its 8th year, the Brokers Night held last March 8 was an equally exciting turn from the Harry Potter inspired event held in 2011 at the same venue -- the huge SMX Convention Center at the sprawling SM Mall of Asia complex in Pasay City. Amid the prizes galore laid out inside the hall, Property Sales and Leases property partners and guests felt the streak of cool air inside the SMX, a comfortable respite from the summer heat outside the conference center. Event organizer AVP Ellie Cube intoned that the sports attire worn by the PSLD team was in keeping with the times. This being the Olympics year, PSLD went with the theme to ssSprint FASTERHIGHERSTRONGER. Truly, the fun began with the dynamic UP Pep Squad, a fantastically beauteous group from an institution better known for its bright students. The audience was regaled with a thrilling cheer dance number, complete with thunderous music, never before seen involving those with beauty and brains. No less than the sports enthusiasts, Rovilson Fernandez, hosted the event. On the other hand, the sight of cars and other technology gadgets in conspicuous areas of the hall did not fail to attract every one at the venue, who may have wished it was they who would go home as the lucky souls of the evening. Louie Ballelos, Vice President and PSLD Head, broke the news that gave much credence to the sporty celebration, when he announced that out of the total sales generated by PSLD last year, P1.4 billion were contributed by the divisions property partners. How true. A total of 55 sales transactions were booked, he said, from where the biggest single sale amounted to P240 million+. In his message, BPI Family Bank President Teodoro TG Limcaoco noted that the excellent performance of PSLD in 2011 reflected the outstanding performance of the entire BPI Unibank which turned in P12.8 billion in net profit, a record number not only for the Unibank but also for the entire industry. TG summed up PSLDs track record in two words: unwavering spirit. This, after PSLD consistently turned out happy surprises every year despite the unexpected challenges in the property market.

Now, the honor roll (winners of the 2011 Brokers Incentive Rewards) For the cash prizes for extraordinary achievements in sales were awarded to Reynald Wenceslao Olivares Jr. and Delia Villaflor. Collectively, they turned in 18 book offers, or a success rate of 34%. For the sale of prime properties, the stagge bagged by Roslyn Mangahas when she was announced the 2nd prize winner.

In the end, when his name was called, Roger Ocampo was visibly excited whe prize winner of a brand new Alto car for the sale of super value properties, Bu all was Nancy Paguio who, after the event, drove home the grand prize in the the sale of prime properties.
