Finding The Right Agent


By Sam Erickson Picking a real estate agent is one of the most important things you can do when buying a home. The agent will find you homes to look at, negotiate with the other party and eventually close the deal. They will help guide you through the process with their years of experience. Because they are so essential to a successful search, its worth your time and effort to pick someone you can really work with who has the expertise to shepherd you successfully through the process. What do you look for? The right real estate agent is not necessarily someone you would want to spend time with. What you are doing is establishing a business relationship, not a friendship. As such, open communication is essential. You should be comfortable asking questions, and the agent should be willing to accommodate your requests. Remember, its your money, so picking someone who is going to get you the best deal is always your best option. Nothing beats experience and knowledge of the market, so try to find someone that is an expert in the area where you are looking and has been in the field for some time. Some agents specialize in buying houses and some specialize in selling houses, so choose the right one for your needs. Your best option is to get a referral from a friend or family member who has had recent experience with an agent. They can give you the positive and the negative aspects of the agent. If you cant get a referral or youve exhausted those options, one great way to meet several different agents is to attend open houses. You can briefly interact with an agent and get some idea about their personality without any commitment at all. If you time things right, you can meet with several different agents in the same day. You can also get a feel for how they will treat prospective customers for your home. Be wary of anyone who tries to rush you into paperwork. Before selecting a real estate agent, and definitely before signing any kind of paperwork, try to sit down with several and interview them. You can learn a lot about someone by the way that they interact on the phone and treat you from the start. Agents will take a percentage of your final sale, so be wary of anyone that is trying to encourage you to spend more money than you are interested in. There are many agents in the market today with varying skills and abilities, and the home buying process can often be a long one. If your agent isnt working out, you may choose someone else to represent you. An agent is exactly that, someone acting on your behalf, so you have to find someone you believe in to represent you on your search for the perfect home.

Basic Real Estate Language


By Sam Erickson Whether youre buying your first home or moving after a period in your house, you may not be familiar with the very specific and very important basic language of real estate transactions. Here is a brief glossary to help you get started and understand the intricacies of your home purchase. When you are looking for a mortgage, youll have to be concerned with your debt-to-income ratio, PITI and PMI. In order to know what kind of borrower you will be, the lender is going to want to have proof of how much income you have and how much debt you owe. If you owe a lot of money and dont make much, you might not be a good candidate for a large loan. PITI is the acronym for principle, interest, taxes and insurance. These are the four components that make up your mortgage each month, the amount of money you owe, the interest on that loan, the property taxes you have to pay (which are paid partially each month) and the insurance for your home, required by the lender. PMI is actually a different kind of insurance. If you are unable to put down an adequate amount, many lenders will require that you have insurance on the mortgage, adding costs each month. There are two main types of mortgages, fixed rate and adjustable rate. Fixed is a mortgage loan where the rate will not change, no matter what happens to the economy. With a fixed mortgage, your mortgage payment will stay the same through the entire course of the loan, which is often attractive to people who want to know exactly what their financial commitments will be and how much they will have to pay. In contrast to a fixed mortgage, adjustable rate loans usually start out with a lower rate for a period of time, often three or five years, and then later adjust to the new rate at that time. That means the rate could go up or down, and these are seen as more of a risk for buyers, although they do provide a lower rate at the beginning. When you are looking to buy or sell, you will have to have an appraisal, a professionals estimate of the

value of your home. These are usually performed by the lending agency to ensure that the property they are lending you money for is actually worth the money you are asking for. These depend on local market conditions, and appraisals can vary, depending on the assessor. When you are looking for homes, your real estate agent will find you some comparables, commonly shortened to comps. These are homes in your market with roughly the same value. These are useful in deciding what the real value of a home is. By comparing it to others of a similar sale price, you can find the value of any home for sale. At the end of the process, youll have to go to a closing, the official transfer of property. Usually, this involves a formal meeting between buyers, sellers and agents, but it might all happen through your escrow officer. Escrow is a system where funds are set aside into a third-party account until all of the paperwork is complete. Your bank will send money to the escrow account, and they will then transfer the money to the seller after all of the paperwork has been finalized, providing some measure of assurance for both parties. These are just a few of the terms that youll need as you go through a home sale or purchase. The best thing you can do is to ask your real estate agent any time you have a question about the vocabulary and to keep track of the really important terms. Its your money, and not knowing the lingo can lead you into some serious problems.

By Sam Erickson Homeownership is back on the rise, and you might be thinking about putting down some roots and taking on a mortgage. It can be a daunting task, but following a few simple steps can help put you in the best position to be successful with your home purchase. We see a ball, follow its course and watch where it goes, but beyond the shape, what do we know about that ball? We tend to watch the passer, thrower, putter, hitter, kicker of the ball but often dont think about the ball itself. There is more to that ball than meets the eye. First, check into your credit score. Along with your income, your debt and your assets, this is one of the primary factors determining how much money you will be able to get from the bank. This is essentially a rating of how good you are at paying your bills, so youll want to shore it up after getting a report. Even a small problem like an old, unpaid traffic ticket can reduce the credit score and can easily be taken care of. Its best to tackle this problem several months before you start seriously looking to buy a home. Do a home finance audit. A home is a major commitment. Along with the actual mortgage come insurance, property taxes and any home repairs. You cant just call a landlord in the middle of the night to fix a problem; youll be responsible. One easy way to do this is assiduously to track all of your income and expenses for two weeks, including small things like an extra coffee and even your tips. This will let you know if there is any wiggle room in your finances where you can cut back to increase savings or make payments on a house. If you are already at the edge of your spending range, you may need to cut your spending or increase your income in order to afford a home. Buying a home you cant actually afford will leave you stressed out each month and may lead to things like missing payments or even foreclosure in the long run. If youre not prepared, it may be best to wait. Do your research. There are a lot of things youll have to research in order to be an informed buyer. First, youll need to build a team of trusted people to help you with your home purchase. This includes a real estate agent, a mortgage broker or lender, and a

home inspector. In addition to researching your team, youll want to do a lot of research on the market. Individual home markets differ, and knowing what the trends are in your market can give you the tools to make an advantageous offer. Youll also want to research neighborhoods. Things like schools, access to public transportation, crime rates and resale value in homes can make a big difference in your quality of life and in your long-term investment. Finally, get pre-approved for a loan. A preapproval which is different than a pre-qualification is a guarantee from a lender that you will be able to acquire a loan in that amount. This is key with sellers, particularly those who are choosing from multiple offers. It provides them with assurance that your deal wont fall through. A home is the biggest purchase most people make in their life. As such, it deserves extra time, attention and research to make sure that you make the right decision. If you do the right kind of work beforehand, once you get your keys youll have nothing to worry about.

Things You Didnt Know About Buying A Home


By Sam Erickson Home buying is a complicated process, so most people spend time preparing themselves by getting to know the market and researching a good team. Research can only take you so far, though. Here are some things that might surprise you during your home buying process. The paperwork. After the bad lending habits that led to the recent housing crash, there is more paperwork than ever. There will be paperwork when you sign an agreement with your real estate agent. There will be paperwork when you make an offer, and there will be lots of paperwork when you go for closing. There will even be paperwork that verifies that your paperwork is your paperwork. It can be dizzying and confusing, but you should never sign paperwork that you dont understand. Experts have a tendency to move through paperwork quickly because they know what it is, but youve got the right to demand explanation. The home inspection can derail a home purchase. After a long search, youve finally put an offer in that has been accepted, and youre elated. Now youre waiting only on the home inspection. Be prepared, the home inspector will find problems. If it comes back with lots of problems, there will be negotiation. A bad inspection doesnt spell the death knell for a deal, but if there are significant problems or the seller is unwilling to negotiate in ways that you think are reasonable, then a bad home inspection can lead you to pull out of an impending deal. Extra expenses. While youve been saving for the down payment, there are always going to be some extra expenses in the home buying process. You might need to pay for additional home inspections. You might need to pay for some estimates for repairs, whether structural or cosmetic. You might need to rent a storage unit for a few days. Stash away some extra cash to meet these needs. Things will not go as you expect. With so many moving parts to a housing deal, buyer, seller, agents, lenders, inspectors and the like) there is always the possibility that someone will make a decision that will put a bump into the road to your new home. Trying to be flexible and available can help you meet the everevolving needs of this diverse group and keep you on track. The process is complex, but the reward is just as great, so its worth going through some unexpected hurdles to get into your first home.

By Sam Erickson Whats the most important thing when buying a house? Some say price. Some say location. Some say the home itself. There is an argument to be made, however, that the most important thing is actually the neighborhood. Not every community is right for every person, so youll want to carefully consider what you want in your neighborhood. Do you want easy access to local restaurants, bars and shops? Or, do you want to live in an area with larger homes where people take care of their yards and spend the weekends gardening? These arent your only two options, but youll want to carefully consider your needs and desires before scouting potential neighborhoods. When you have some neighborhoods in mind, be sure to visit several times at different times of the day. In the mornings and evenings, you can observe traffic patterns and see how easy it is to get around. During the day, particularly on weekends, you can see if people are out and about, taking care of their homes, or if they are holed up inside. You might discover that the home you thought was quiet is near a racetrack and youll be dealing with noise every weekend in the summer. You cant find out this information from just one visit, and its worth your time to investigate. If you have children, of course, youll want to consider the quality of the local schools and the general safety of the neighborhoods. You should also consider access to local parks, community centers or other activities for kids. Talking to local business owners about the neighborhood is a great idea. They can give you a perspective that you cant get from local homeowners, potentially alerting you to changes in the commercial structure of the neighborhood, a new big-box store coming in, problems with vacant businesses or a thriving retail district.

Be sure to check out the public services that are offered. With public revenues declining, many municipalities are cutting back on important public services like police, libraries and parks. Check the public space to see if they have had to cut back recently and check the paper for recent news and any information about whats happening that could affect the local economy. Local crime statistics are often available on the Web, and you can check to see what general trends are in your chosen neighborhood. If you are not buying your retirement home, you might want to think about the resale value of the home and how that relates to the surrounding neighborhood. Neighborhoods that have been resilient in tough times and not ballooned in boom times are more likely to hold their value. You can also think about maintaining access to the best of all worlds - a little privacy, a little community spirit, a little retail - in order to cast your resale net as wide as possible. There are a lot of things that you cant tell about neighborhood until you are out in it, and the last thing you want is to find out that youve just signed your name to a 30-year mortgage in a neighborhood you just cant stand. Home buying is too intensive to make that kind of mistake.
