PROJECTS
Project 3.0
A 103 year old historic building is being converted to a zero energy use structure
utilizing alternative methods from around the world. The building serves as a
micro business incubator for creative talent of all kinds and hosts a wide array
of cultural events even while still under construction.
The real story is the creation of opportunity for all that participate. This entire
process has been documented from the very beginning and everything that has
been accomplished thus far has been done so on a zero dollar budget. The
content proves a new business paradigm in action based on an open, fair and
transparent exchange of goods and services.

Current Status: Property has been renovated from a bare brick shell
to a functional venue. A 3 day Grand Opening showcase event featuring
a national level musical act, art and performance exhibit and green
trade show is in the planning stages.

THE DOCUMENTARY:
The conversion process of the Roosevelt from a bare FEBRUARY
brick building with no infrastructure to a showcase of 20TH 2009

The first 5-6 programs will summarize highlights from
the beginning to the present, after which the show will
continue in real time. The show documents the unfolding
of a Web 2.0 crowd sourcing business model applied to
real estate development. Project 3.0 is the first reality
show documenting the evolution of this rapidly emerging
new business paradigm from a grassroots level on up.

“enlightened businesses” section and was referred to as “the most exciting
sustainable architecture project in Tampa”:

“Rudy Arnauts, Steve Francois, Joe Redner and Bryan Roberts of Project 3.0/
The Roosevelt. The most exciting sustainable architecture project in Tampa
required a team of creative thinkers to make it happen: developer Arnauts,
promoter/artist Francois, building owner Redner and contractor Roberts (more
on him below). Together with student and artist collaborators, they’re turning
a 100-plus-yearold building, the former home of the Tampa Bay Brewing
Company on 15th Street in Ybor, into a showcase of 21st-century construction
ideas, including a low-voltage lift, a vertical garden, greywater recycling and an
air conditioning system that relies on circulation of cool well water through a
concrete slab. The slab will double as a piece of sculpture, reflecting another
ambition of the project: making The Roosevelt a place in which artists and other
creative types can lease space and incubate new ideas. The building is already
hosting events, including a second Pecha Kucha night (see below) and the
multimedia art event State of the Art on April 25.”

The Roosevelt Green Renovation Features (samples):


· Much of the proposed electrical power for the building will be generated
with a solar array mounted on the rooftop area of the building. Renovation
will proceed utilizing the least amount of power possible.
· LED lighting in conjunction with skylights will be used for the majority of
lighting needs in the structure.
· Natural cooling methods that require little supplemental air conditioning.
Geothermal heat exchange will be utilized for any needed cooling and heating
to the building.
· The rooftop area would also function as a rainwater collection system tied to
underground cistern storage below the first floor. This water will be filtered
and used to provide water throughout the building.
· Sections of the rooftop area will be utilized for green space incorporating
raised-bed plantings that will serve multiple purposes including grey water
filtration, insulation, and food production.
· The lower level of the rooftop will be a foam-based insulation covered by
a reflective waterproofing membrane designed to reflect solar energy upward
and provide a clean surface for rainwater collection.
· A thermal stack ventilation system will be installed through the roof to aid in
the natural cooling of the building.
· Excavation and drilling will be performed for all subterranean systems
including plumbing, water storage, geothermal loop wells, cooling tubes,
and vent systems. The final floor of the first level of the building will be
stained concrete

EARTHSHIP FLORIDA
An Earthship is a 100% off grid home made from 100% recycled materials. Our
Project 3.0 contractor Bryan Roberts successfully amended the State of Florida
Building Code in order to be able to obtain a building permit for this project—
a true groundbreaking precedent. The amendment essentially allows alternative
engineering methods to be incorporated into the construction code.
This precedent will exponentially accelerate the Roosevelt retrofit technologies
being adopted into code and consequently becoming available to the general
public with turnkey financing.

Current Status: The project is under construction and currently at the foundation
stage. USF gives students college credit for participating in educational on-site
workshops conducted by Bryan and several other authorities in sustainable
construction. The Earthship project has over 1,000 registered volunteers as of
this writing.

ZENLOFTS – HOLISTIC DEVELOPMENT & DESIGN

Emphasizing the importance of the whole and the interdependence of its parts.
Zenlofts is a new paradigm in affordable housing that combines prefabricated
production methods with off grid technology. Development site planning ensures
the lowest operational expenses associated with each home through economies
of scale while maximizing the sense of community.

Current Status: Model home for a 26 unit development in Sarasota for a private
client is under design. The model home is the first phase of the development.
The second phase consists of the 25 remaining units to be developed under
a cluster home site plan amendment. We have identified a local production
facility experienced in converting shipping containers to residential engineering
standards, eliminating a costly and time consuming crucial step towards
mass production.

PROJECT SECRET

Project Secret will be an ongoing teaser campaign running in between the 3


shows in progress. The audience will never be informed as to when these
updates are released. The updates will consist of fast paced spy shot music
videos revealing details of the project, but never the entire design. The full
concept will not be made public until the very last minute and even then a
shroud of secrecy will continue after its introduction.
The concept has very strong potential to draw a 7 figure sponsorship contract
from a global player such as Red Bull, Nike or Coca-Cola.
All infrastructure necessary to execute the concept is already in place.

LONG TERM STRATEGY
It is our intent to duplicate the Project 3.0 renovation business model in
multiple locations around the world and tie them together through online 24/7
web interaction. Each such project will be tied to a local standard for profit
development such as the Sarasota project that will be executed by the same
team of participants, manufacturers and suppliers. This will ensure in kind
product contributions for any company owned project.

THE PEOPLE

Rudy Arnauts has over 20 years experience in real


estate development and entrepreneurship, successfully
completing his first multi million dollar project by age 29.
Rudy is the concept catalyst behind the Campus TV,
Project 3.0 and Zenlofts. Rudy holds a Master’s degree
in Economics.

Bryan Roberts is a licensed general contractor with over


20 years of experience in alternative “green” technology.
Bryan successfully amended the Florida state building
code with his Manatee County earthship project. Bryan
will be travelling to Africa in May 2009 to implement water
infrastructure for a remote village.

Steve Francois is an events promoter with over 10 years


of experience in the entertainment and recording
industries. Steve has coordinated marketing campaigns
for multinationals such as Purdue, RJ Reynolds and
global entertainment acts such as Aerosmith & Dave
Matthews Band.

Nick Algee is the Florida organizer of the Southern Alliance


for Clean Energy; a nonpartisan non profit–the Southeast’s
leading renewable energy organization. Nick also was
a pioneer in the Climate Action and 1 Sky projects. Climate
Action builds and facilitates an inclusive student- and youth-
led movement in the Southeast.

Danny Riches has over 15 years of experience as a heavy


equipment operator and is a licensed aquatic environment
mitigator. Danny is currently the field supervisor on the
Earthship project with Bryan.

Ken Cowart is a licensed and LEED accredited architect


practicing for over 11 years. He has been involved in a
diverse array of architectural projects from biocontainment
buildings with the CDC, roller coasters with Disney and
award winning designs for several higher education
institutions. Ken holds a Master’s degree in Architecture
from Georgia Tech.

Ken Kroger is a licensed architect and owner of ADI


Arkedezin in Tampa. Ken’s current project is a 860 acre
oceanfront eco-resort on the Easternmost peninsula of
Pernambuco, Brazil.

Jason Welty is a designer with over 8 years of experience


in large municipal projects working with Alfonso Architects.
Jason holds a Master’s degree in Architecture from USF.

Laocoön Group - Graphic Design/Web Development Team


Laocoön Group is a collective of designers locally active
in the Tampa Bay area with over 7 years of experience.
Practicing these fundamentals: responsibility, innovation,
and functionality; they focus on diverse solutions by
engineering design. The dynamic team combines it’s
multiple strengths in design and web programming
and development.
The team has designed Phase One of a 3 phase
development of the Campus TV destination site. Phase
One is a functional static content website that acts as
a portal to the existing social network presence of the
Campus TV on Myspace, Youtube, Facebook, Twitter
and Flickr.

Aphelion Films is an independent movie production company that most recently produced
a critically acclaimed documentary “Strip Club King - the story of Joe Redner.” Joe Redner is
the owner of the Roosevelt building.

John has 12 years of technical experience as a production assistant, sound-and video

DJ Elliotness is a great example of the type of multifaceted artist attracted to Project 3.0.
His most recent project is the promo video for State of the Art v.2 , hosted at the Roosevelt
25th April 2009. The orginal State of the Art (2008) produced by Project 3.0 partner Steve
Francois with Tek-Nique Entertainment was voted best art party of the year by the Tampa

combine entertainment with promotional/financial opportunity for the young artists and
often carry an educational component as well.
The events reflect the Campus TV philosophy of combining education, entertainment
and financial opportunity. Each event carries a theme that often conveys an educational
message. All events serve to promote the young artists involved. We don’t charge any fees
for artist submissions nor do we charge a commission on artwork or fashion ware sold.
Rather than taking a short-sighted approach, our goal is to start businesses with the artists
– specifically print and T-shirt production.

Free Media was a multimedia showcase combining concert performances with an art
exhibit and independent film festival. The promotional platform consisted of raising
awareness on free speech issues such as net neutrality, public access radio & television
and voting rights. Free Media was an official Rock the Vote sanctioned event.

Heavy Metal BBQ
A heavy metal concert featuring 2 bands & 3 DJ’s attended by 200+ people. The event
was entirely powered by a diesel generator converted to run on vegetable oil. The “green”
and healthy living message is traditionally associated with a culture that is diametrically
opposed to heavy metal. This contrast equals exposure. It is also the foundation for a show
currently under production.

Pecha Kucha Night 2: 15 May 2009

Pecha Kucha is a global network of architects, urban planners and design professionals
with a presence in over 186 cities worldwide. Each presenter is allowed 20 slides which
automatically move every 20 seconds, keeping each presentation dynamic & interesting.
AIA architect & Project 3.0 team member Ken Cowart is the host of the Pecha Kucha
Tampa Bay chapter.

The event will also double as the official partnership introduction of Project 3.0 with the
Southern Alliance for Clean Energy (SACE) and 1Sky Florida. Project 3.0 will work these
national non profits to disseminate educational efforts and encourage informed citizens
to take action by communicating with elected officials.
At Tampa’s second Pecha Kucha, we will engage this articulate and professional audience
to submit video-postcards. Video-postcards are a simple way to submit public comment
with a personalized touch, participants simply speak to their elected official on camera and
the final product is edited into a collage of public opinions and delivered to the office of the
representative.

Quest for Hope: 16 May 2009

The Roosevelt will serve as an official venue for this fund raiser for the Children’s Cancer
Center; a non profit organization dedicated to providing children who have cancer or chronic
blood disorders with emotional, financial and educational support. The fund raiser is
organized buy the Krewe of Nautilus. Project 3.0 & the Campus TV are proud to sponsor
this event along with fellow sponsors such as News Channel 8, the Florida Aquarium & the
Ybor City Museum.

VNV Nation after party: 24 July 2009

VNV Nation is an electronic music act based out of London that has enjoyed a decade
of international success and is considered one of the leaders in its genre. The band is
scheduled to perform at the Ritz Theater diagonally across from the Roosevelt.
