The site should be within the city in a known locality.


Its location should be convenient and within
comfortable reach.

Surroundings should be none congested and organized
with no high rise construction in immediate vicinity.
Very low noise and air pollution

Contouredsite preferred.

Existing trees will be beneficial

A natural feature (mountain, valley, lake) preferred
alongside the site.

Site area should be large as compared to built up area
for landscaping and reservation for future extension.
LOCATION
Geographical Area:
The total geographical area of Pune district
is 15642 sq. kms.
This is around 5 per cent of the total area of
Maharashtra state.
The total geographical area of Pune city is
450.69 sq. kms.

Population
Total population of Pune district is 72.24lakhs,
out of which 37.68lakhs are men and 34.56lakhs
are women as per 2001 census.
Population of Pune city is around 31, 57,000 as
per 2001 census.


Climatic Conditions:
The temperature of city ranges between 12C to
37C.
The average rainfall recorded is 600 to 700 mm.
Maximum rainfall is observed from June to
September every year. Owing to its geographical
location, the climate of the city is cool and pleasant
throughout the year. The natural beauty of the city
has given it the title of Deccan Queen.
LOCATION
The site is located in Pune at sangamwadi
near the new bridge which connects
sangamwadi and
Bombay Pune highway near patil estate and
shoppers stop

The site is centrally located with respect to
Shivajinagar, Aundh and Camp
It is about 1.5km from railway station & easily
accessible by local transport.
The site is marked out as future
urbanization area in the development
plan of Pune.

The surrounding of site is inundated with
deciduous trees making it a haven in the wild
jungle of construction around.
The site is surrounded by the Mula river on the
West.

Design advantages due to existing site conditions:


The site offered a central location to the targeted audience around the city.

The existing trees on site with the backdrop of the Mula river on the West can become
interesting natural parameters in design. The existing large trees will help in shading and
climate control of the outdoor spaces.

The site is located in a haven of greenery even though it is surrounded by a mixture of old and
new constructions. This contrast in site conditions can be used to an advantage in designing
the entrance areas to the centre.
Topography
The site has a slight slope towards the river bed.
There is also a slight slope towards the road from the
North edge of the site.
Site has a gradual slope which corresponds to the
1:10 ratio so the site is almost flat.
