2013 Castle Hills Home Year End Sales Recap


Residential real estate in our great neighborhood continued to be very strong in 2013. Year over year sales units were up 11.3%, with average days on market falling to 67 (-27.9% to LY). Average sale prices for homes sold and recorded in MLS were up 6.7% to LY and closed at $449,239. More established interior sections of CH had gains as high as 14.5% over LY. (Please see the back of this page for more details.) Based on the last 3 months of 2013 sales volume, there is currently about a 4.3 month supply of homes. Sales in the 4th quarter slowed slightly as interest rates crept up from historic all-time lows. Additional uncertainty over government fiscal policy slowed the real estate market considerably in the 4th quarter - not just in Castle Hills, but throughout the northern suburbs. New home construction for Castle Hills did get a boost with the opening of the golf villas by American Legend, and sales for this section appear to be very strong. The best lots are going fast, and if you have any inclination to live in this section, I would recommend moving quickly. In addition, new lots are being developed near the hospital and behind Merlin. Sales will start sometime this spring with prices in the mid-400s. Both American Legend and Highland will be selling product. Floor plans have not been released by either builder as of this writing. If a new home is in your future, I would be happy to discuss the pros and cons of these areas with you. As we look ahead, industry forecasts remain positive for the DFW area. Stronger than average economic and population growth, combined with relatively low cost real estate and mortgage interest rates, should continue to make DFW one of the best real estate markets in the entire country. One thing that nearly all analysts agree on is that mortgage interest rates will continue to rise this year. If you are thinking about buying/selling, it time to consider acting on it!
