II. Solar power and Building Integrated photo voltaic cells (BIPV)

This report briefly explains the BIPV system, which could be used for the
project in line with clients basis of design requirements.


The integration of the photovoltaic technology could take place in the shading
roof or a broad way to walk from one building to others, creating an open
common space.

Area Statements:


The project is supposed to be built on a total BUA of 220000m2 area
excluding the parking zone in basements. Such a high magnitude of
development requires green building concepts implemented as part of
the architecture itself to reduce energy consumption of buildings and
to provide inhabitants comfort and environmental friendly practices,
enhancing both efficiency and energy savings, and ensuring the
achievement of a socially acceptable habitability. In order to reach this aim,

highest possible quality standards, based on the maximum sustainable
architectural parameters.
The full energy demand of such buildings is in the range of
400kWh/m
2
/year for hotels and 300kWh/m2/year for Shopping malls.
However, these initial estimations could be reduced by about 60% by means
of green building concepts and renewable energy sources (RES) such as
photovoltaics.












From above, the integration of renewable energy sources is a key
sustainable instrument to reduce the energy needs of the building.
BIPV integration will be analyzed as a multifunctional added value
where, in addition to the electrical generation, the system entails passive
bioclimatic properties as thermal inner comfort - since most of the UV and
infrared radiation from the sun will be harvested by the silicon -based
material (solar filter effect)-, natural sunscreen and the highly modern
appearance.

The BIPV system can be 100% customized in order to comply with the
project requirements, keeping the initial aesthetical and functional architects
viewpoint.

1.1 PROPOSED SOLUTIONS

The selected PV Technology shall offer maximum kWh produced per kWp
installed (kWh/kWp).
The system uses amorphous silicon technology (a-Si) with 10% of
transparency degree, the suitable solution for integration in the shading roof.
See-through is a main characteristic to allow the interior-exterior visual
continuity, so, it is important to select the appropriate balance between
see-through degree and power installed higher value of see-through
implies lower peak power-. Furthermore, the PV integration provides a
perfect sun-screen function that works as added value of the PV
integration, apart from the energy generated onsite.
It is possible to incorporate encapsulated layers of grey or any other colour
which involves a very attractive aesthetical solution, offering a more
continual and modern image of the sunshade or Brise Soleil.

The cost of BIPV integration was not a feasible scenario 6 years ago.
Over the period of time there has been substantial reduction in cost and
the prices have come down drastically. Down the line the trend is further

2. Waste to Energy:





Waste to energy material fow management
The aim of these systems is to collect all
the material fows in an industrial com-
pany, to recycle valuable materials and to
clean waste water. The resulting energy
can either be fed into the power grid or be
used within the own plant. The heat can
also be used. The waste water is recycled
so that it can be used as process water. The
remaining residues are reduced here and
can, for example, be used as fertilizer.

Information purpose:
The latest technology used for office lighting is based on the requirement as per
CIBSE LG7 type. As per the new standards ceiling shall have 150 lux, walls shall
have 200 to 250 lux and worktop shall have 350 to 500 lux.

c. Lighting Control System

Intelligent Lighting Control System (EiB/LON) based on motion and day light sensors,
timers, light level sensors and override switches shall be provided to control all public
area lights. Complete system shall be controlled and programmed through a PC.
Standalone sensors can also be considered for certain areas to achieve energy
efficient lighting control keeping the installation cost reasonable.

i. Control Philosophy:

! Lift lobbies, circulation areas and corridors, back of house/front of house and
car parking:
50 50% light control by lighting control system, motion sensors. If solar
system is used the lights can be operated using solar power during daytime
and hence saving in power.
! Car parking lighting control is based on time, motion sensors .
! Landscape areas lighting control is based on time and external lighting level.
! Elevation lighting control is based on time and external lighting level.
! Lighting control system shall be integrated with BMS for central control.

4. IT system for Voice/Data/Internet

The latest technology of 10Gigabit connectivity to desk top will be provided
by using Cat-7A horizontal cabling and 50/125 micron OM3 10 Gigabit Fibre
optic cables 2000/500 as back bone to each 42U cabinet within the office
space. Cat-7A cables shall be F-UTP to avoid alien-cross talk, which normally
happen above 1Gigabit.

From the above table it is cleat that Class FA (Cat-7A) cable is the latest and best
suited for the project. It can run all types of application including Cable TV and can
even support applications above 10Gigabit to the extent of 40Gigabit.
The proposed backbone Fibre optic (FO) cable is multi-mode 10GBase-SX, which is
the latest available for distribution.

e. Trends in datacenter and IT

The proposed cat 7A cable can take data above 10Gigabit and could be up to the
range of 40Gigabit as estimated now. Similarly the FO cable 50/125 micron OM3
cable is best suited for a project like WOM which is technology driven.

f. Wireless Access Points - WAP

The system design shall include wireless network requirements. Wireless system
shall be provided for public areas in Mall. Containment will be provided for GSM
communication within the building. Cabling for GSM signals shall be installed by the
service provider.

5. Extra Low Voltage (ELV) system

The ELV system package includes complete BMS, IT, Low current systems and
other communication systems.

The ELV system design and distribution will be based on Converged Building
Solution (CBS). Converged building solution enables the integration of traditionally
autonomous building automation, security and other low current systems onto a
single, multi-functional IP network. CBS eliminates the need to install separate
cabling and control systems to manage essential operating services. It enables the
implementation of up-to-the-minute communications infrastructure requirement from
individual vendors during the construction phase. This Intelligent Buildings solution
based on a single IP backbone shall handle all voice, data and video
communications requirements which enable single command and control of all
building sub-systems.

The integrated network consists of following non-proprietary protocols as
recommended by ASHRAE:

! TCP/IP backbone.
! Modbus standard communications protocol for connecting industrial
electronic devices like VFD, UPS etc.
! BACnet designed specifically to meet the communication needs of building
automation and control systems.
! KNX for lighting control.
The integrated solution will help to eliminate multiple cabling networks and can
minimize the complexity of dealing with multiple vendors. The CBS helps maintain a
new state-of-the-art campus network incorporating an integrated approach to building
systems management. The IP network supports a host of campus-wide services and
helps to deliver increased functionality throughout the campus. Also the solution
enables anytime, anywhere remote management of the network and systems it
supports.
An integrated, IP-based infrastructure as the campus backbone can return significant
cost benefits at both the initial development stage and throughout the life of the
building.
The CBS central control and monitoring station shall be located in control room. The
system shall be based on Bacnet and shall integrate various other protocols in to the
same platform. The system shall be web based and shall connect to all industry
standards open protocols.

The following ELV systems are proposed for the project:
BMS Building Management System.
IT Information Technology (voice/data/CATV).
PA - Public Address system.
BGM - Back Ground Music.
IP based TV system.
Remote surveillance system (CCTV Closed Circuit TV), IP based.
SACS - Security Access Control System, IP based.
LCS - Lighting Control System, KNX.
IBMS - Integrated Building Management System for the integration of lighting
control, Emergency lighting, Alarms, Energy monitoring, Access Control,
HVAC Control, UPS, Generators, etc.
In each building, the network terminates at an access point that connects to a local
hub or switch and serves as a bridge to the wired LAN (Local Area Network) of
individual buildings. Every building shall have a building distributor switch which will
be connected to the dual redundant core router switch located at the Central Data
Command (CDC) Center/control room (location to be decided). Individual buildings
shall have its own LAN switch shall have a fiber backbone.

a. Public Address System (PAS)/BGM system

The distribution shall be through structured cabling network system. Music source
shall be located in the CDC/central control room. The PA Music rack shall consist of a
tape deck, 2 tuners and two CD players and an MP3 player.

IP PA system shall allow users to simultaneously push an audio stream and/or a text
message to multiple IP phones, IP speakers and overhead paging systems. An
administrator can select a pre-recorded message or deliver a live broadcast through
either a password-protected web page or the IP phone services menu. In short, the IP
PA Paging System shall have all the functions of a normal intercom except it uses the
LAN/WAN network to transfer the voice and commands.

IP PA System can be easily integrated with existing networks. In addition, the system
topology of IP PA System is completely configured by the software, eliminating the
need for hardware head-end switching. It is a sophisticated system that provides
expansion capabilities and pre-recorded message management.

IP PA system can be used to broadcast real time voice messages from any location
in the network in addition to pre recorded message broadcast. Also it shall be able to
broadcast message to selected remote stations. The real time broadcasted messages
can be recorded for future use/review. All events can be automatically logged in the
system.

off the system in case of fire.

b. Security system

The system shall be IP based and connected to the structured cabling. Following

i. Remote Surveillance (CCTV) System

Security Access Control System (SACS).
















ii. Integrated CCTV & Access control system

SACS are provided to monitor & control access in various areas and to monitor
remote doors. All external entrance to the buildings doors shall be monitored and
controlled from security control room.

All car park entrance is monitored through number plate recognition cameras. Long
range readers are provided for vehicle entry.

The Cameras in every building shall be connected through the structured cabling
network to the central control room. Recording shall be done through network video
recorder. Video wall is recommended for viewing live/recorded images.

The readers shall be on the structured cabling network and the respective doors that
are to be monitored in a building is hard wired to the Intelligent System Controller,
which is connected to the security network through LAN. The Access Control & Alarm
Monitoring System works on a true Server/Client Architecture.

Two PCs provided in control room will be used for
Access Control, Alarm monitoring & video monitoring,
ID Card printing (ID Badging) & visitor management

The control room will station the SERVER software pertaining to the Access Control,
Alarm monitoring & Video. The network video recorder and the Intelligent system
controllers shall share the same network and hence are seamlessly integrated.
Common GUI will enable the user to view the CCTV camera images from the Security
System PC.

The seamless integration shall allow the operator to view the video from GUI & also
view the video against each transaction.

iii. Remote surveillance (CCTV) System

CCTV system shall be operational 24 x 7, 365 days and will have UPS power backup.
System will be expandable to cater for future requirements. Cameras are provided in
general to monitor the following areas:
Car park ramps and entrances and exits, Number plate recognition.
All lift Lobby areas (ground floor).
Entrance to staircase.
All Main Entrances to each building.
Recreational facilities.
Public areas.
Car parking areas.
External areas.
Roof.
Hotel areas and Mall areas as per Dubai police.
Camera recording shall be based on motion and will be interfaced with access control
system to record the entry/exit.
The CDC/control room shall be provided with LCD monitors in addition to the video
walls for monitoring and playback.
c. Building Management System

BMS will be provided to control and monitor various mechanical equipments,
systems etc. BMS will reduce the high cost of maintenance cost and reduce the staff
requirements to manage the complete facility. Through BMS, the operator can adjust

equipment properties as per actual requirements at site, trending, scheduling the

can subscribe to various channels from various service providers.

IP TV distribution: IP based Satellite Master Antenna Television System is also
considered as an option. The dishes shall be placed in a common area from where
the signals are transmitted through the structured cabling network for the entire
facility. Subscription to pay channels shall be as per tenants requirement.


For public area display LCDs, channels shall be provided.

5.1.1 Uninterrupted Power Supply (UPS)
UPS will be provided to feed critical loads which shall not be switched
even during a changeover from mains power to essential power. UPS
will have its own battery and will be online continuously.

Since the UPS is provided with diesel power back up in addition to
mains power, the backup battery shall be rated for 15 minutes
autonomy to save the capital cost. UPS shall feed following loads in
general:

CCTV camera Digital Video Recorders.
Access Control Readers.
CCTV cameras.
Server Equipments, IDF and MDF.
Control room equipments.
PLCs.
The UPS will be using latest IGBT technology to reduce the
harmonic level. The output power factor of UPS shall be 0.9 minimum.
Each office shall have provision to install their own UPS according to
their individual needs.

5. HVAC Systems

1. We would like to introduce Fresh air recovery AHU with desiccant
coated thermal wheel, which removes the latent heat in addition to the
sensible. With this the over all AC cooling load is reduced by at least
15%.
2. The chilled water generation shall be hybrid chillers, if air cooled with
CFC free refrigerant which has much improved kw/TR of cooling in
comparison with conventional chillers. If the chillers are water cooled,
the recommendation would be to go for centrifugal with VFD, which is

a latest technology introduced only and mastered by York
International.
3. We recommend splits or packaged AC units only for isolated and
small facilities as the kw per TR is high.
4. Depending on the type of area space utilization the space internal
cooling could be by central AHU with VFD (Variable Frequency
Drives) instead of FCU in the ceiling voids. Though there are many
advantages like low noise, no condensation dripping, reduction in
power consumption, maintenance personal out of working areas, no
access panels in ceilings, meets the sustainable design requirements,
etc, this depends on the area of each occupant and availability of
space for AHU.
6. Plumbing and drainage systems

1. We would like to introduce PEX piping for domestic water distribution
for toilets instead of conventional piping. This will allow for
replacement of piping without having to break the tiles.

2. The Urinals and WC flushing can be with duel flushing cisterns,
though we would recommend flush valve system for toilets for
auditorium and complexes due to higher utilization.

3. We recommend providing water metering at each floor levels with
central riser from roof. These meters could be connected to BMS for
metering and billing purpose.

4. We recommend solar water heaters if space permits with the drain
back facility to eliminate bleed of/overflow of hot water during non
consumption period.

5. We commend providing separate piping and treatment for Soil and
grey water.

6. We would propose the grey water treatment with the Membrane
Bioreactor technology by which suspended solids can be eliminated
up to 99.7% and in addition UV filters can be installed to kill all
bacterial and reusing treated grey water for WC flushing or cooling
