SEMI-ANNUAL HOMEOWNERS ASSOCIATION MEETING MINUTES


December 18th, 2013 7:00PM

As outlined by the President in his letter distributed by email in advance of the meeting, below are listed the agenda items followed by points discussed: Call Meeting to Order The meeting was called to order by Brent Perusse, President at 7:20 pm. Establish a Quorum Need 15 Proxies to establish a Quorum. The proxies we received plus those in attendance enabled a quorum to be established. Board members present include: President, Brent Perusse #82; Vice President, Valle Fuehrer #34; Secretary, Weston Schmidt #9; Treasurer, Gary Goldstein #68; Member at Large, Kris Myers #45 List of attendees: Janice Szabo #37, Kenny Smith (Owners Rep) #41, Barry and Kim Simon #74, Justin Hilton #84, Martha O'Keefe(Accountant) List of proxies: Karen Zahradnik #28, Gayle Gibbons #56, John Lalis #15, Eric Swanson #60, Holly Miely #19, Michael Tornvall (Assigned to Brent) #41 Approve Previous Meeting Minutes Motion by Brent Perusse to approve the meeting minutes from June 12, 2013 SemiAnnual Meeting. Motion seconded by Gary Goldstein. Unanimous vote to approve. Approve 2014 Budget Motion by Brent Perusse to approve the 2014 Budget. Budget approved unanimously by Proxy and Present Members. Approve Proposed Change to Amendment 7 Motion by Barbara Goldstein to move the vote to the June Meeting in order to review the changes to the wording. Motion failed to second. Motion seconded by Kim Simon after discussion of changes. Please submit any recommendations or changes to Amendment 7 to the board for review and discussion at the Semi-Annual June Meeting. Vote forced to June as not enough votes to pass. 17 out of 24 votes needed to ratify an Amendment. Presidents Report The sale of units #84 and #15 has made the Sagewood Townhomes whole and dues will be paid by all Sagewood Townhome Owners. Dues will remain the same as we can count on all 24 owners to pay dues for 2014. Front porch adjustments and reconstruction was completed last fall. Work on the concrete pads will be first priority in the spring as the work is dependent on warm weather. The damaged gutters for all units were repaired and/or extended. Each Sagewood Townhome Owner is responsible for removing the snow from his or her roof. Please turn on the heat tape for any units applicable. Any cost associated with the damage created by the delinquency of a Sagewood Townhome Owner will be billed directly to the Owner.

Visit our Facebook Page to view postings, meeting minutes, covenants, and bylaws. www.facebook.com/swhoa Mitigation of the trees between the Sagewood Townhomes and Highway 82 took place last fall. Option next year to succeed from the Aspen Junction HOA We will discuss at the Semi-Annual June Meeting. Brent is asking the Town of Basalt and CDOT to clean up the landscaping between the Pine Ridge Townhomes and Original Road. Snow Removal occurs after two inches of snowfall. Brent is reaching out to the Snow Removal company to make sure the driveways are getting cleared, as long as the driveways are vacant. The SWHOA is researching a remedy for the dying Aspen trees around building three.

Treasurers Report Reviewed account balance statement for 2013. Dues will remain $280 per month. Discussed members paying quarterly instead of month-to-month. Overall, most line items were under budget for 2013. Only a few changes made to line items for the 2014 Budget. Unit #84 sold in December and the SWHOA settled for $9,500 in delinquent dues. Old Business None New Business None Good of the HOA None Open Discussion: Brent thanked the board for their hard work. Thank you to Gary for his work as Treasurer. Thank you to Chris for assisting on different projects with his construction background. Adjournment Brent moved to adjourn. Val-le seconded. Unanimously approved at 8:50pm.
