8 An uncompromised specication
This landmark building is to be fully refurbished to provide highly efcient, good quality ofce accommodation for the modern occupier. This will be delivered through the enhancement of the existing open plan structure, which will be upgraded to provide a modern, contemporary and enjoyable working environment conducive to best working practices for modern business. Reception
A bespoke entrance and reception area will be created. This will include a purpose built reception desk, lighting, new oor and wall nishes, furniture and automatic glass doors.
Hardwood Finishes
Existing hardwood surfaces will be replaced with oak nishings throughout, including doors and skirtings.
Services
Where necessary the M & E and plumbing services will be upgraded and overhauled. This will include the installation of a new heating system.

A new access control security system will be installed.
Common Parts
The circulation areas including lift lobbies and re escapes will be refurbished. The four existing passenger lifts will also be overhauled and modernised to ensure a minimum 15 years working life span.
Air Conditioning
A brand new VRV refrigerant based heating/cooling system will be installed.
Toilets
New WC facilities including male, female, disabled toilets and shower facilities will be provided throughout the building.
Flexibility
Floors can be sub-divided to form three self contained suites of varying sizes from 279 sq m (3,000 sq ft).
