SPECIFICATIONS

GENERAL CONDITIONS
a. All work to be done shall conform to the standard and accepted construction practice and workmanship. b. All materials to be used shall be of good quality and approved by the owner. c. Any changes made on the finishing works shall be the discretion of the owner. d. Changes and alteration on the plans shall be in consultation with the architect with the approval of the owner. e. Clearing of debris and other waste materials during the construction period shall be cleared by the contractor.

I. SITE PREPARATION
a. Staking out of the building and establishment of lines and grades with reference on the condition of the site. b. Stake out accurately the building lines and erect batter boards and reference marks in such place where they will not be disturb during the construction of the foundation works. c. Structural excavations shall be at a depth indicating bearing values before pouring of concrete. Remove all old foundation footings that will disturb the setting of column footings. d. Filling and backfilling shall be done after forms have been removed from the foundation wall and when is hard enough to resist the pressure resulting from the fill and backfilling. All filling materials shall be placed in layers not exceeding six inches in thickness each layer being thoroughly compacted and rammed by wetting tamping and rolling.

II. SITE DRAINAGE


a. Septic tank shall be provided at a location approved by the owner. b. !rain canals shall be provided along the perimeter of the structure connected to the municipal drainage system. c. "he contractor shall restore any canal affected during the construction.

III. CONCRETE AND MASONRY WORKS


a. Concrete masonry walls shall be #$ and %$ concrete hallow blocks with &'mm vertical bars at .%' meters on centers and &'mm hori(ontal bars spaced at every ) layers of concrete hallow blocks. b. Structural works such as columns foundation beams suspended slabs shall have the standard reinforcing bars in is proper location as specified in the plans with the proper mixture of concrete with the following proportions* a. Class A+.. Columns suspended slabs and beams b. Class ,+.. Column footings wall footings and slab on fill c. Class C+. -ath walks others. c. Curing for all concrete works shall be moist cured for a period not less than seven days of approved method applicable to local conditions. d. Removal of forms shall be done in a manner that will prevent damage to the concrete. Forms shall not be removed without the approval of the construction supervisor.

IV. FINISHING MASONRY


a. .nterior and exterior wall shall be plain cement finish otherwise specified by the owner a rough surface shall be provided for other purposes. b. /on skid floor tiles shall be installed along flooring otherwise a rough surface shall be provided along areas specified by the owner. c. "oilet and bath shall complete with tiles up to &.0' meters height.

V. CARPENTRY WORKS.
a. All wood to be used shall be the approved type and quality of their respective kind for various part of the scope work. b. 1ood shall be well seasoned thoroughly dry 2 free from saps unsound knots 2 other imperfections impairing its strength durability and appearance. c. Fabrication of door3ambs and panels shall be part of the scope of works. d. Ceiling along third floor shall be 4$ thk marine plywood.

VI. DOORS AND WINDOWS


a. b. c. d. e. All interior doors shall be flush door type. All doors shall be properly installed provided with the hinges and door locks as specified. All windows at the back shall be steel casement type. 5lass and gla(ing shall be gla(ed on the outside provided with the clip and puffy. -rior to fabrication of doors and windows the plans shall be the basis for dimensions.

VII. ELECTRICAL WORKS


a. All works shall be done under the direct supervision of a registered electrical engineer. b. 6lectrical works and materials shall conform to the rules and regulations of the 7ocal 6lectrical Company 8CA567C9: and the /ational 6lectrical Code. c. "he minimum wire to be used shall be;&< otherwise specified in the plan. d. 7ightings and convenience outlets shall follow the plan lay out. =nless specified by the owner for specific use and purposes. e. All switches and convenience outlet shall be national 3umbo type or its equivalent. f. "ype of writing shall be concealed in ->C pipes or its equivalent with the convenient si(e as to the number of wires to embedded to the concrete and masonry walls.

VIII. PLUMBING WORKS


a. 5rades of hori(ontal pipes shall run in perfect alignment and at form grade of not less than <? of the length. b. Change in direction shall be made by appropriate use of #0 degree wye long sweep quarter bend sixth eight or sixteenth bends. 1hen the change of flow is hori(ontal and >ertical a single &@A bend combination maybe use on the vertical stack or long short quarter bends maybe used on the waste line tee or crosses shall only be use as vent pipes. c. !ouble hub or tee branch shall be prohibited in the hori(ontal soil or waste pipes the drilling and use of tape in house drain waste or vent pipe shall likewise be prohibited. d. All fixtures to be installed shall be of -hilippine standard. i. All plumbing works shall be done under the direct supervision of a licensed or master plumber.

IX. ROOFING WORKS


a. Fabrication of steel roof framing complete with anchorage purlins tension rods sag rods and others. b. .nstallation of roofing sheets and applications of antiBrust paint. c. 5auge <% corrugated 5. sheets shall be installed. d. "he plan shall be the basis of measurement prior to fabrication.

X. PAINTING WORKS
a. All painting works shall be done in three coats with proper treatment preparation prior to the application of the final coat. b. All Colors shall be recommended by the architect with the approval of the owner. c. !avies paint shall be use as painting materials.

XI. OTHERS
a. Anti anay shall be applied to wood prior to installation. b. Foundation works shall be treated with anti anay.
