PROJECT BACKGROUND

Project Name : 1. Proposal to construct : i. ii. 1 storey Banglo house (3 unit) on lot 10117,10128 & 10129 2 storey Banglo house (8 unit) on part of lot 9423, 10168, and part of lot 10141 iii. iv. 1 storey Semi-D house (20 unit) on lot 10118 10127 and 10130 10139 2 storey Semi-D house (28 unit) on part of lot 8022,9336,9338 934 and part of lot 10141.

2. Overall total building proposed is 59 unit. The project is situated at Kampung Tersusun, Jalan Tengah, Sungai Ara, Mukim 12, Daerah Barat Daya, Pulau Pinang.

3. The Developer of this project is Koperasi Tunas Muda Sungai Ara Bhd and the contractor appointed for this project is Sri Tunas Sdn Bhd.

4. List of consultant and Sub contractor involve in this project : i. ii. iii. iv. Architect KZ Arki Kraf Civil and Structure IRNAZA Runding Sdn Bhd Electrical and Mechanical Teras Bistari Sdn Bhd Surveyor KPK Quantity Surveyor

5. The total project value is estimated to be RM 9,939,930.00 and the contract duration is 18 month while the defect liability period is 18 month.

SUSTAINABLE APPROACH IN CONSTRUCTION

In this project, the sustainable approach been used is the PLASTECH system where the formwork used in the construction is made from plastic and therefore can reduce the amount of environmental resources used.

Plastech system is fast and easy to fix. Do not need skill workers. Plastech formwork system is the most economical formwork in the world. The unique Plasform Modular Panels can match to any sizes. The fixing is easily done by unskilled workers. Upon delivery to the site the Plasform Panels can be immediately use to erect for the ground beams formwork. Unlike the conventional formwork cutting and nailing is needed which needs skill workers. After using for the ground beams the Plasform Panels can use for columns or slabs. This is to show the versatile and user friendly of Plasform Panels.

Many of the resources we rely on are becoming increasingly scarce. Ecosystems are struggling, landfills are nearing capacity, and our quality of life is at risk. The problems can appear massive, while our attempts to make a difference can seem minuscule. But every positive step, no matter how small, is a step in the right direction.

Malaysian construction industry through the introduction of Green Building Index (GBI) in May 2009 has since been promoting a sustainable or "green" awareness, in built environment and construction practices. One of the small but important components of construction methodology which fits the Green concept and good practices is the implementation of System Formwork.

Reduce, Reuse and Recycle can be helpful as a guide. Reducing is better than reusing, and reusing is better than recycling. Modular construction using Plastech's system formworks reduce the overall amount of formwork required on a project site. The high durability and re-usability nature of system formwork enables minimum amount of formwork on each project, to be re-use after each casting. One of the advantage of modular system formwork is its component can be dismantled or disassembled for storage after a particular project, and can be re-configured and reuse over multiple future projects. This reduces the amount of new component required for every new project. Also, it prevents excessive construction waste generation on site.

All products have its useful lifespan. The component of the modular system formwork can be dispose-off by recycling, e.g. steel stiffeners, plastic formsheet, etc, hence eliminating the need for disposal into landfill.

One other key benefits of Plastech System Formwork, reduced labour force requirement, not only reduces the overall project cost, but also has downstream effect: less direct work force means less direct pollution, waste and rubbish generation from workers. This may also reduces the adverse social impact, faced currently in the Malaysian construction scene.
