Pepperell Mill Campus Management Policies

Residential & Commercial Tenants

Maintenance Request Policy
Residential & Commercial Tenants: Any non-urgent maintenance requests should
be emailed to Management@PepperellMillCampus.com or you can call 207-282-5577
or visit the management offices during office hours (M-Th 8:30am-4:30pm, F
8:30am-3:30pm). For emergencies during and after office hours, please call
207-282-5577. Our answering service will pick up emergency calls after hours and
direct them to the proper Eastland employee. For non-urgent requests, please do not
call/text Eastland employees directly or bring up issues personally when passing by.
In an effort to streamline maintenance requests and serve you better, maintenance
requests must go through proper channels, starting with an email to
Management@PepperellMillCampus.com or call to the Eastland Management offices.

Pet Policy
Residential Tenants: As stated in your lease, any pets should be reported to
Eastland Management and require a Pet Security Deposit. For new tenants, effective
June 2013, there is a $20 per month per pet fee that will be added to your monthly
rent (Pet Security Deposit is waived). We have set a maximum of two (2) dogs, a
maximum of two (2) cats, and a maximum of three (3) pets total. Any other pets (fish,
rabbits, gerbils, reptiles, etc.), please consult with Eastland Management. Any
unreported pet that is discovered will incur a $100.00 penalty plus the required Pet
Security Deposit or back pay in the Pet Fee. Failure to report a pet or failure to pay
the fine and/or pet security deposit will result in a breach of lease. Tenants with pets
are required to sign our Pet Agreement which has a set of rules that the Lessor and
Lessee agree to that are not mentioned here in this policy. Effective April 1, 2014, we
require a photo of every dog on the Campus for our records. Tenants are required to
follow posted signage and only bring their pet to designated pet areas and are
responsible for the pick-up of any fecal matter. If we discover any fecal matter not
picked up and after investigating we believe came for your pet, you will receive a bill
for a $50.00 Pet Waste Clean Up Fee. All pets must be on a leash or in a carrier while
on Campus property and upon entering the building until you have entered your
suite/unit. Leashes are required outside on Campus property unless in the gated dog
park. Tenants are advised to follow state and local laws in regards to registering their
pet, and making sure they have all necessary shots. Our allowance of pets is a
privilege and not a right, and can be taken away from any tenant at any time.

Commercial Tenants: All commercial tenants who plan on bringing their pet(s) into
their suite is required to send a photo for our records. All pets must be on a leash or in
a carrier upon entering the building until you have entered your suite. Leashes are
also required outside on Campus property unless in the gated dog park. Commercial
tenants are also required to follow posted signage and only bring their pet to
designated pet areas and are responsible for the pick-up of any fecal matter. If we

Parking Policy
Residential & Commercial Tenants: All North Dam Mill tenants have access to
parking in the front lot (Lot A) of the North Dam Mill. Lot A is first come first serve. All
vehicles must be registered with Eastland Management. All vehicles must be moved
when a parking ban is posted. The cars with access to reserved parking in Lot B must
be registered with Eastland Management and display a permit at all times. Parking

Eastland Management reserves the right to sticker, boot/immobilize, or tow any car
within the mill complex that is: not parked in a designated parking space; parked
improperly; parked in a handicapped space without proper credentials; parked over
the time limit of a posted sign; blocking the entrance to a building, driveway, trash
receptacle; parked in a fire lane; parked in a no parking zone; parked during a posted
parking ban; or vehicles that are not in acceptable condition (i.e. not registered,
inoperable). Our Boot Removal Fee is $40.00 (increased to $100.00 when during a
posted Parking Ban), is cash only, and payment is required prior to removal of the
boot. Towing of cars is outsourced to a local towing company where the tow fee and
storage fee may vary and are not set by Eastland Management.



Trash/Recycling Policy
Residential Tenants: Please refer to the RUBBISH/TRASH clause in your lease.
All trash must be brought to the dumpster and not left in the hallways. Only household
trash in the allowed blue trash bags is permitted in the dumpster. You will be given 5
free 13-gallon blue trash bags at the begging of each month, and additional bags will
need to be picked up at the Eastland Management offices. Please utilize the free
single stream recycling dumpster and please break down all cardboard.

Commercial Tenants: All commercial tenants are on a pay-per-bag trash system and
are required to purchase purple trash bags from us. 33 gallon bags are $3.00 each
($45.00 for a roll of 15 bags) and 13 gallon bags are $1.50 each ($67.50 for a roll of

45 bags). Some exceptions for commercial tenants exist where a dumpster may be
purchased separately by the business or shared by multiple businesses, check your
lease for clarification. North Dam Mill commercial tenants may use the recycling
dumpster for free.


Lockout Policy
Residential & Commercial Tenants: If a tenant locks themselves out of their space
for any reason after normal business hours, there will be a $25.00 service charge
unless it is between the hours of 11:00 P.M. and 6:00 A.M. the service charge is
$50.00. This charge is to be paid on the spot. Please refer to the LOCK OUTS
clause in your lease.


Smoking Policy
Residential & Commercial Tenants: All of our units and buildings are smoke-free.
Smoking tobacco must be done outside and only in permitted smoking areas (See
map below). Please dispose of cigarette butts appropriately. Tenants who are holders
of medical marijuana cards may only use ingested forms of the drug or a vaporizer.
Smoking marijuana is not permitted anywhere on Pepperell Mill Campus property.

Key Policy
Residential & Commercial Tenants: Each unit gets 2 unit door keys, 2 entrance
door keys, 1 mailbox key (if requested). There is a $20.00 deposit for a mailbox key.
Please refer to the KEYS clause in your lease for more details and information. Any
additional keys will need to be ordered from the Eastland Management offices at a
charge of $7.00 each. All keys are non-duplicating.


Common Areas/Walls/Signs/Outdoor Community Space Policy
Residential Tenants: Tenants are permitted only hang items on their door but not on
walls in the hallways. Welcome mats are permitted. Do not put any stenciling or vinyl
stickers or adhesives. Do not keep boxes, trash, or other items outside of your door.
Please keep common areas clear of clutter. Bikes and other equipment must be
stored in your apartment or in a dedicated storage unit. All common area halls and
stairways must be kept clean and clear per city and state fire codes. Please be
respectful and keep the campus and the community green space clean of cigarette
butts and animal waste. We recommend using the fenced in grass area behind North
Dam Mill for your pets. There are two standing grills outside behind the North Dam
Mill on the grassy hill that is for use by our tenants. Use of the grills is permitted from
dawn until dusk. Supply your own charcoal, and please dispose of ashes in the
buckets provided.

Commercial Tenants: Tenants are permitted to hang items on their door and a small
cork-board/whiteboard or sign on the hallway wall directly outside the door, but
permission must be received prior to hanging. Do not put any stenciling or vinyl
stickers or adhesives on hallway walls. Do not put way-finding signage or logos on
walls without permission, even if temporary. A-board, sandwich boards, white boards,
and other signs in the main lobby by the directory are permitted only when your
business is open, and the size must be approved by Management. We are trying to
avoid sign wars and clutter as there is limited space and many businesses. Feel free
to hang advertisements, event posters, etc. on our community boards provided, and
place your business cards or brochures on our table in the lobby. Directory signage is
updated quarterly, so new businesses should contact us with their business name
they would like to see on their sign, and we will send it to our printer. Do not keep
boxes, trash, or other items outside of your door. Please keep common areas clear of
clutter. All common area halls and stairways must be kept clean and clear per city and
state fire codes. Please be respectful and keep the campus and the community green
space clean of cigarette butts and animal waste.

Internet/Cable Policy & Tips
Residential & Commercial Tenants: Basic internet is provided to all tenants
free-of-charge, and residential tenants receive free basic cable, as part of the utilities
agreement in your lease.
Cable (residential only): basic cable (channels from about 1-70) is provided
to you from Time Warner Cable. If you wish to get a cable box (for more
channels such as HBO or MOD), a HD box, or a DVR box, feel free to
contact Time Warner Cable for those services. They will credit you for
the basic cable services already provided by us and they will bill you
directly for your additional services. Tell the representative where you
are located in the building and they will take care of the rest.
Internet: basic internet is hard-wired to each suite/unit individually.
Upgradable speeds and dedicated IPs are available for an additional
charge. Wireless internet is not provided by us. It is recommend that you
buy your own wireless router if you have devices such as laptops,
tablets, or cellphones that require a wireless connection. IF YOU
PURCHASE A WIRELESS ROUTER FOR YOUR UNIT, YOU MUST
PASSWORD PROTECT IT. Password-protecting the wireless internet
you are broadcasting is necessary to prevent your personal devices from
being vulnerable to hacks. It is also important to prevent other tenants
from accidentally using your wireless signal (this can slow speeds on
your network). There have been cases where tenants thought that they
were connecting to their own router when they were actually connecting
to an open unsecured wireless router on the network. We also suggest
naming your router something other than the generic default linksys or
netgear or belkin. Perhaps name it something that is specific to you
(appropriate names only, please) to clear any confusion.
TIPS: 1. For more information on securing your wireless network:

2. If your internet is not working, try resetting your router before
contacting us. If the internet is still not working after you reset your
router, unplug the ethernet cord thats plugged directly into the router
from the wall, and plug it into your computer instead of the router. If
the connection from the wall to your computer works, then the issue is
not pertaining to our network but rather to your wireless router. If the
connection doesnt work, then please contact us.

Decorating Policy
Residential Tenants: Please refer to the CARE OF PREMISES clause in your
lease for more information. Residents cannot paint or make alterations without prior
approval from landlord. Paint alterations approval may require tenant to pay the cost
of painting the unit back to stock color upon move out. Tenants shall not drill holes or
use screws or anchor bolts in walls or woodwork. Do not attach adhesives, vinyl
lettering/designs, or use sticky clay or tape. Please do not spackle or touch-up paint
your unit before you leave.

Commercial Tenants: Commercial tenants are permitted to paint, decorate, and
hang in their unit as they wish. Major alterations to walls (such as hanging large
shelves or cabinetry) should be doubled-checked with Management first.


Noise Complaints Policy
Residential Tenants: The North Dam Mill is a large multi-unit building and as with all
multi-unit buildings there will be some sound transmission between units. While rare,
there may be times where a neighbors noise becomes excessive. This can be an
uncomfortable situation, but if you truly feel it is excessive we urge you to take action.

If there is unbearable noise at night please call the Biddeford Police Departments
non-emergency number: 207-284-6457. We do not have anyone on staff to address
noise complaints at night. We can and will issue warnings as soon as possible but
calling the police is the most effective means to resolving the noise problem.

If the noise level of a neighbor is consistently too loud but you dont feel it warrants a
call to the police, please send an e-mail to Management@PepperellMillCampus.com
with as much detail as possible about the matter. Please refrain from bringing
complaints directly to any particular Eastland employee.

Please be aware that because of the construction of the buildings it can be difficult to
pinpoint where the noise is coming from. To avoid falsely accusing someone please
take the time to determine who the true culprit is before filing a complaint.

Air Conditioners / Window Fans Policy
Residential & Commercial Tenants: There is a monthly charge of $50.00 for use of
a window air conditioner to cover the cost of electricity. Please make sure the
installation of A/C units and window fans have a professional look, meaning no tin foil,
pieces of wood, or pillows/blankets are to be used to cover gaps.


Move-in/Move-out Policy
Residential & Commercial Tenants: Move-ins or move-outs after normal office
hours may incur fees if we need to activate the freight elevator or assist in the
process.

Cart Policy
Residential & Commercial Tenants: Upon your scheduled move-in date, we are
happy to assist in finding a cart to be used while moving in. We ask that you please
return the cart to the office or freight elevator when you are finished unless asked
otherwise. If you need a cart for any other purpose, a request needs to be made the
day prior to the Eastland Management office by calling 282-5577. Please be advised
that management has the option to charge a $10 fee.


Ladder Policy
Residential & Commercial Tenants: If a ladder of any size is needed, management
has the option to charge a $10 fee for locating and delivering a ladder. Please call
ahead of time so we can schedule accordingly.


Lightbulb Policy
Residential Tenants: We are willing to change lightbulbs on fixtures for you. We will
charge you for the cost of the lightbulb. Please direct maintenance requests to
Management@PepperellMillCampus.com or call 282-5577. Please refer to the
LIGHT BULBS clause in your lease if needed.
