THE PROPOSAL Designing of a resort located on the hill of Kimin in the Arunachal Pradesh for

BACKGROUND The client wants to realize this dream of building a resort in the hill of Kimin situated
in the valley for the many professionals, ornithologists, engineers and government
officials who visit the valley frequently. The reason for constructing this building is to
bring to terms the kind of culture and lifestyle that the people of Kimin follow. Away
from the hustle and bustle of cities, the site is situated on a hill, facing the valley. A
panoramic view of the snow-capped mountains of Arunachal Pradesh and the
beautiful Kimin Valley is seen from the site, with the river Siang flowing in the valley.
It provides the user with an insight into the lives of the local people, acting as a
platform for people to come and experience the life in the Kimin Valley, thus bringing
people closer to nature.
The site was actually a grazing field which has now been deserted by the locals due to
Jhum cultivation.

THE SITE The site is situated in the
outskirts of a small hill town of
Kimin. In the valley, flows the
river of Siyom, which basically
is the irrigation for the valley.
The site was earlier degraded
due to jhum cultivation, but
now has been restored with
the help of locals into an open
field. It is located on the sloppy
hill of Kimin in the state of
Arunachal Pradesh, the site of
an area of 1 acres can be accessed by a 5 metres wide pitched road. It is surrounded
on all the three sides by wildlife protected forests preserved by the local people with
support from forest protection authorities. The site is presently a cleared fenced land.
There is not much human activities happening around the site apart from a few
professional scientists and photographers studying the surrounding forest. These
people are actually the targeted clients for the resort. The closest habitable settlement
is 4 km from the site.
A picturesque view of the entire Kimin Valley is seen
from the site from the side abutting the road. A visual
treat that the Mr Vardhaan wants to be as a prominent
attraction for his project.
That area is
prone to
continuous downpour throughout the
years and this is sometime the cause of
landslide mostly during summer. During
winter, the site is exposed to strong
prevailing wind from the Southern side. The
site is also vulnerable to frequent
earthquake.

CLIMATE As such, the summers the warm and humid, and the winters are cold and cloudy. Heavy
rainfall is observed (>300 mm) during summers, while during winters, strong sunshine
along with cool breezes blow in the region. A constant flow of wind is seen on the site,
mostly from the southwest region.

NEIGHBOURS Since the site is situated in a remote location, there are no surrounding houses and
properties. It is mainly the forest land situated at the rear end of the site, and the road
abutting the site towards the northern end of the site. An NOC regarding the same for
the construction of the resort on the site has been issued.

IMPORTANCE OF SITE The views from the site are very important, as this would be the main focus of the
design, to enhance the outdoor quality living and bringing nature into the inside. The
client wants the visitors of the resort to have a view of the panorama and get a feel of
the true sense of living in the valleys of Arunachal Pradesh. As such the client also
wants to conceal the staff/ drivers dormitory from the clear view of the visitors.
What basically convinced the client to buy the site was the visual quality of the space
and the picturesque view of the Kimin valley as seen from the site. Since it is situated
at the entrance of the town itself, the area could be developed as an identity of the
area or the township itself.

EXTERIOR SPACES The client wants design of the resort to be highlighted by its quality of outdoor spaces
that will consists of a spectrum of trees, plants, outdoor features and quality landscape
that would bring the visitor closer to nature and that will be a continuity of the
surrounding. He also wants the visitors to maximize their out experience through the
different facilities provided like restaurant, bar, portico and so on.
He wants the project to become the identity of the town and it should blend with the
traditional style of the place.
The client wants to emphasize the outdoor quality of the space since most of the
visitors would be spending their time relaxing in the outdoors, within the site. A central
plaza for gatherings and spending the time in the evenings is required. The client wants
the people coming there, to interact with each other within this space and also act as
a recreational value. A sit out restaurant is also preferred. The networking around the
site, the paths have to be such that it does not cause too much fatigue to the user.

USERS The client wants to design the resort for 8 families. Mostly, the people that would be
visiting this area are locals, journalists, surveyors, engineers and ornithologists. The
purpose would be in transit or to visit their work sites. The client wants the resorts
users to have a feel of the place and the lifestyle in that region. As such the client wants
the residences, (small cottages) to be present in the area with the best views and a
central reception and restaurant area. All age groups would be present with most
people being professionals.

SPACE REQUIREMENTS AND RELATIONSHIPS
As such the core spaces required would be the rooms for the visitors, the reception,
the office, the restaurant and the sit out area gathering space for the visitors. The client
wants the spaces to be such that it would encourage interaction among people but at
the same time maintain the privacy among the people in the area where the rooms
would be located. Since the site is located in an earthquake prone area, the client
would prefer to have a ground-floor-only design. The supporting spaces would be a
parking lot, dormitories for the staff and the drivers and a recreational area,(with
swimming pool) for the visitors. Easy access to the facilities of the resort must be
provided to the visitors.


DESIGN OBJECTIVES The main objective would be to enhance the overall outdoor experience within the
spaces itself. The Morning sun and the Gathering place would do well if they connect
well. Similarly, play areas for kids would also be required for integration into the
design. The client wants easy circulation routes which would not cause fatigue to the
user. Also the views from the site, must be used in the design such that at every point,
one is in contact with nature. An open plan would be preferred for central areas and
privacy among the rooms must be maintained. Adequate measures for longevity of
materials must be taken and rainwater harvesting could be done to conserve water in
the region.

LIFESTYLE A relaxing casual environment preferred along with both indoor and outdoor
entertainment that will boost interaction within the individual families and also
between the visitors. A couple of ideas have been illustrated by the Client to be
considered for the project such as bonfire, playing field and clubhouse.
The client has insisted on providing the optimum indoor condition to the room that
will great a cozy ambience inside. Taking into account the strong contrast in the
climatic condition during summer and winter, he has chosen to provide both AC and
heater facilities to all the room and also interior bonfire.

BUDGET The budget has been alloted is 40- 50 lakh that should cover all the main facilites. The
client is willing for a 40% downpayment and the rest on EMI. His priority is the
constructon of the room and his least priority is the outdoor spaces and the
landscaping and he is willing for extra supplementary if needed.
30% of the total is expected to be used for the interior that should cater for the
furnishing and the internal decoraton. Inbuilt interior furniture with natural pine look
and nishing is recommended.

SERVICES The client wants solar panel system for the purpose of water heatng and outdoor
lightng.
Considering the frequent power cut, diesel generator is recommended to supply
electricity 8 -12 hours daily.
Overhead water tanks and pumps should be considered.
Rain water harvestng will equally help to supplement part of the daily consumpton.
Data communicaton is a must. Landline through Vsat sytem if aordable should be
considered.
Split AC system for each of the room.
CCTV system along with a security booth at the entrance should be considered for the
security of the place.
Sta accommodaton for 10 people should be included in the project.

REQUIREMENT On the whole the resort should

STYLE The client has been expressing his wish of seeing a traditonal and minimalistc
architectural style with a linear and aligned arrangement of the buildings. He has also
emphasized for a simple circulatory movement within the building.
He also want the building to be highlighted by the use of natural materials.

DISLIKE Accommodaton for the driver and the toilet should be concealed and away from the
main building and also he is not so fond of colonial elements.
