In the event that damages to the apartment exceed normal wear and tear, resident understands and agrees that they will be
held liable for the excess costs and agree to pay said charges within 14 days of notification of charges. Charges will be assessed
for holdover rent, late fees, NSF fees, wallpaper removal, paint color change, cleaning charges, damage charges, trash removal,
pet damage and anything additionally found above normal wear and tear by the said community. A key fee for mailbox, front
door, storage (if applicable) and key fob will be assessed if keys are not returned at time of move-out. Parking tags must be
returned or resident it subject to additional charges for replacement cost. Carpet shampoo must be completed at time of move-
out with documentation verifying the work has been completed. This cleaning does not evade the communitys right to charge
additional damage charges due to the condition of the carpet at move-out. If the cleaning is not completed, a minimum of a $75
Administrative Fee will be assessed.

I understand that if this move constitutes a Lease Termination, I will be held liable for all applicable charges set
forth in the lease. These fees are due prior to the move-out date and will be decided by the

Notice is hereby given of your right to be present during inspection of dwelling upon vacating. Resident must
submit a request to management, in writing, of your desire to be present. Management will provide a time and date
that shall be within 72-hours of resident vacating.
