JDA invites applications for allotment of residential plots on lease hold basis at Roop Nagar, Gole
Gujral, Kot Bhalwal and Birpur Housing Colonies as per the details given here under :-

GENERALTERMSANDCONDITIONS:-
1. The Plots shall be disposed off as per the guidelines issued vide Government Order No. 192-HUD/GR
of 1991 dated 12-09-1991.
2. Only permanent residents of J&K State who do not have any house/plot in Jammu urban Area shall be
eligible for the allotment of plot. An affidavit to this effect Performa of which has been annexed with
application form has to be sworn by the applicant duly attested by a Notary or 1st. Class Magistrate.
3. Applications for allotment must be made in prescribed form available from all branches of HDFCand CC
Banks within J&KState with effect from 23-07-2014 on payment of Rs. 500/- for each form.
4. Completed application forms along with requisite documents and Earnest Money @10% of the Reserve
Price of plot in the shape of Demand Draft favouring FA& CAO, JDApayable at Jammu can be submitted
(By Hand) to the designated branches of HDFC/ICICI Bank on or before 10-08-2014. The list of
designated branches shall be available alongwith the application form. Completed applications can also
be submitted by Speed /Registered Post at HDFC Bank Ltd. Cosmo Hotel Building, Residency Road,
Jammu Pin 180001.
5. Only one plot shall be allotted to an individual and his/her dependents.
6. n case the number of applications received exceeds the number of available plots, the allotment shall be
made through Drawof Lots.
7. 50% of the cost of plot shall be deposited within 30 days from the date of issue of allotment letter and the
remaining 50% shall be payable in twelve monthly equated installments. Default in the payment of 1st
installment of premium shall empower JDA to cancel the allotment with forfeiture of Earnest Money.
Default in payment of 2nd or subsequent installment shall attract panel interest @ 18% per annum subject
to a maximum period of three months, beyond which allotment shall be cancelled and Earnest Money shall
be forfeited.
8. n addition to the premium ground rent @ Rs. 500/- per Kanal per annum shall also be charged from the
allottee.
9. Possession of the plot shall be handed over only after the payment of full premium and completion of legal
formalities of JDA. n case of any dispute raised on or before issuance of allotment letter, decision of JDA
will be final and binding, JDAwill refund the amount received till date along with simple interest.
10. The plot shall be leased out on "as is where is basis. VC, JDAreserves the right to allot any of the available
plots .
11. Detailed Terms and Conditions including performas, reservation categories and their quota and
supporting documents to be attached are mentioned in the "Application Form.
