vided by the Greater Milwaukee
Association of Realtors.
The four-county Metropolitan
Milwaukee home sales for July were
down 0.8% from a year earlier. 1,962
homes sold in July compared to 1,978
in July of 2013. Compared to 2012,
however, sales were robust in July, with
a 17.8% increase 1,962 compared to
1,666.
Brokers have said that a sizable per-
centage of past years sales were dis-
tressed properties, but in 2014 they are
seeing more regular and solid
sales, generally characterized as
young, first-time buyers; move-up buyers
with children looking for a larger home;
and empty-nesters moving into a new
home or condo.
Listings Increase
For the sixth month in a row listings
increased in July, 2.4% regionally. The
2,703 new listings in July pushed total
listings in the market to 12,030.
The seasonally adjusted inventory
level for July was 8.4 months, a hair
behind Junes 8.5 month level. The sea-
sonally adjusted level was 8 months in
July 2013.
If the 1,746 listings with an active
offer are subtracted from current listings
the inventory is effectively 6 months, a
slight improvement over Junes 5.8
month level. A year ago, the same cal-
culation showed Julys inventory level at
5.7 months.
Despite sales numbers down from
2013, brokers and agents are very
enthusiastic about the metropolitan real
estate market. The quality of buyers is a
major reason for their level of confi-
dence. Additionally, inventory has
been rising by single digits for most of
the year, buyer interest remains high,
and sellers can expect realistic prices
(with some move-in ready properties
seeing multiple offers), all combine for a
solid market.
At this point, the GMAR is project-
ing sales for the year will fall in the vicin-
ity of 16,331 units, about 10% behind
2013, but basically even with 2012.

Home sales decline
slightly in July
The Harley-Davidson Museum will host its
annual Custom Bike Show Weekend that kicks off
at Bike Night on Thursday, Aug. 28, and runs
through Sunday, Aug. 31. The highlights of the
weekend are two of the largest custom bike shows
held during the year that showcase the best cus-
tomized motorcycles from across the country.

only be described as rolling sculptures, and they

about same day teeth, implants in a day, all on 4 and its very
confusing.
Dear Jamie, the type of implant treatment you have depends
upon a lot of factors such as the amount of bone you have, the
quality of the bone, your budget, your goals and your overall
health. When we do treatment plans for patients we use a
concept Dr. Winter has published articles about called
Upgradeable Dentistry. This concept acknowledges that each
patient has different needs, wants, desires and budgets. So
patients can select options that sequentially improve a persons
condition until they get the type of implant prosthesis they
desire.
If a patient wants 4 implants to support an entire missing arch
of teeth the treatment called All-On-4 can be an option and in
some instances teeth can be made to sit on these implants on the
same day as they are placed. The problem is that loading or
putting forces on implants the day they are placed depends on
having dense bone so the insertion of the implants is solid and it
takes a certain amount of torque to insure the implants are tight
enough to place forces on them or they can fail. This is one type
of treatment that can be successful and while it has plenty of
literature to support this concept the use of more implants is the
philosophy that we use in our practice. Having 7-9 implants to
support 14 missing teeth distributes forces over more posts
than just 4 posts. In performing surgery and restorative

removed and have implants versus periodontal surgery for the

Dear Charles, periodontal surgery will remove diseased gum
tissue, smooth the bone to make it more cleansable and should
only need to be done one time, ideally to help preserve teeth that
didnt respond to traditional deep cleanings. When someone
needs multiple surgeries it could be a sign that significant bone
has been lost. The discussion that needs to occur would be how
long you wish to retain your teeth and are they causing any pain
or cosmetic problems. Sometimes teeth that have lost bone
have black triangles that represent where bone has been lost.
This recession can create a smile that looks long in the tooth
or esthetically displeasing.

Refreshing Reinventions

It is not uncommon for homes built in
the 1970s to have paneled walls.
Paneling was quite popular then, but not
so much anymore. If you have paneling
in your home, do not despair. You can
reinvent it with a little elbow grease.
Here are some ideas.
Paint is one of the easiest and most
inexpensive ways to reinvent wood pan-
eling. You can go with any color you
want, and depending upon the look you
are after, you can fill the grooves or
leave them unfilled. If you are looking to
create stripes, for example, you might
want to leave the grooves as are and
use them as a guide to mark off the
stripes. After a light sanding and clean-
ing, you will be all ready to prime and
paint.
If paint is not your thing, perhaps
wallpaper is. Wallpaper comes in a vari-
ety of texture and patterns. You can use
almost any wallpaper you want, and the
prep work is fairly easy. Just fill the
grooves with joint compound, sand,
clean and apply liner or sizing and the
wallpaper.
Plaster is another option, but it will
take some time to do. There are many
types available for novices. For the best
results, you should prime the paneling,
attach the metal lath and apply the plas-
ter as recommended. Depending upon
your needs, you can create a smooth,
glossy finish or an earthy, flat finish.
Love the look of your paneling?
Keep it and give it an update with a new
finish or new trim. You can sand, stain
and varnish solid wood paneling just
like you would any solid wood furniture
piece. You can even use stencils and
painters tape to create a pattern.
Laminate wood paneling is a bit more
difficult, but can still be sanded and
stained. The stain may not penetrate
evenly, however, so you might want to
experiment in a corner first. You can
create any number of patterns on panel-
ing with molding. Just cut the trim, nail it
to the paneling, putty the holes and
paint or stain the trim as you see fit.
None of these ideas appeal to you?
Check online and at your local hard-
ware store for further suggestions. And
remember, if nothing appeals to you,
you can always remove the paneling.
Just be aware that what you uncover
may not be in the best of condition.
Installing new drywall can be time con-
suming and costly.

Debbie Show, a blend of comedy and country music.
Called 90 minutes of goofy perfection by the Chicago
Sun-Times, The Doyle & Debbie Show features a washed-
up country star and his newest singing partner dusting off
their microphones and resurrecting a familiar signature

The Doyle & Debbie Show is written by Bruce Arntson
and will be directed by Rep Artistic Associate JC
Clementz, who directed Forever Plaid last season at The
Rep. The cast features Michael Accardo, Erin Parker and
Bo Johnson, all making their Rep debuts. The Doyle &
Debbie Show runs in the Stackner Cabaret from Sept. 5-
Nov. 2 and opens Sunday, Sept. 7. The Stackner Cabaret

Friday, August 22, Kitts Frozen Custard
marks 64 years of deliciousness by handing
out free custard cones. Its a fitting celebration
for the Milwaukee landmark, launched by the
Kittredge family at 70th and Capitol in 1950.
Ray Butch Rydz, whos run Kitts for 37
years and bought the business from the
Kittredges in 2000, says the anniversary cele-
bration on August 17th will also include a
classic car show with trophies and cash prizes.
Drive through, walk up, eat in
Kitts offers a walk-up window, call-ahead
service and a diner-themed eating area. We
have a lot of memorabilia from the 50s here,
Rydz says. Its a fun atmosphere.
Hes quick to note that we have a lot more
than custard. Two dozen-plus sandwich
choices include the Kitts Original BBQ sand-
wich, served since 1950. Or try a corn dog or
catfish sandwich, burgers or brats, hot beef or
BLT.
Not in the mood for bread? Pick up a pound of
rib tips, a fried chicken dinner, a shrimp or
taco salad. Just about every side order you
could want is here, too, from chili cheese fries
to pizza puffs to inferno chicken drum-
sticks.
The menu also includes local specialties like
Sprechers root beer, at no extra charge. It
makes a great root beer float, Rydz says.
Five flavors every day
Of course, the headline attraction at Kitts is
the frozen custarddense, satiny and rich.
Chocolate, vanilla, and butter pecan are avail-
able every day. Butter pecan is the most
expensive flavor to make, but its what the
customers want, Rydz says.
Along with the three standard flavors, Kitts
offers two daily special flavorsa candy fla-
vor, and a berry flavor, Rydz says. Employees
vote on the daily specials.
They usually get their wayI dont win,
Rydz says. But customers always win, enjoy-
ing flavors like Chocolate Caramel Truffle or
Strawberry Cheesecake.
Biggest challenge: Weather
Kitts is open 365 days a year, 10:30 a.m. to
midnight. Rydz says business booms on hot,
sunny days but slows when the clouds roll in.
People need to remember were still open
when its cool and rainy, he says. The
weather is the biggest challenge to our busi-
ness.
Road construction has been another major
challenge. During the seven-month initial
phase of the Capitol Drive reconstruction
project, completed in November 2012, Rydz
says business dropped 30 percent. Last years
second phase affected business to a lesser
extent.
The last four years have made it clear that it
pays to have a strong financial partner, Rydz
says. And hes sold on Securant Bank and

he says. I come up with ideas to keep things

The financial flexibility helped Kitts survive
the challenges of road construction and reces-
sion.
They didnt turn their back on me, Rydz
says. If it wasnt for Securant, my doors
would be locked.
Rydz adds that Securants help enabled him to
maintain his payroll, which includes several
employees whove been with Kitts for more
than a decade. Were a family here, he says.
When business is slow, I try to make sure
everyone gets at least a little something.
Like always being a kid
Today Rydz enjoys mingling with customers,
discussing the flavor of the day, sharing a
joke, or talking about whatever else is on peo-
ples minds. Its my favorite part of the busi-
ness, he saysthat, and the fun of working
in a diner full of memorabilia, serving deli-
cious frozen custard. Says Rydz, Its like
always being a kid.
