BUILDING SPECIFICATIONS
General
Office Unit
A raised flooring system with bus bar track and service outlet boxes;
a 600X600 mineral fibre ceiling with airconditioning system; lighting
and emergency voice communication system will be provided.
Laboratory Unit
The Laboratory will be fitted with basic provisions (eg. exit and
emergency lighting) for authorities’ compliance only. Floors will be
cement screeded.
Retail Unit
The retail will be fitted with basic provisions (eg. exit and emergency
lighting) for authorities’ compliance only. Airconditioning system,
lighting and emergency voice communication system will be provided.
MECHANICAL & ELECTRICAL SERVICES
1. Telecommunications
Pre-cabled Cat 6 cables from the riser to the common corridor of the
tenanted units such as labs, office, retails and commercials areas will
be provided. Tenant can tap telephone lines direct from the pre-cabled
20 pair terminal box provided at the corridor.
2. MATV / SCV
Tenant can tap MATV points direct from the riser to receive free-to-
air radio and television programmes.
The MATV system is designed to be compatible with Singapore Cable
Vision’s HFC (Hybrid Fiber Coaxial) network and other interactive
services. It is SCV-ready and could be connected to SCV cable network.
Tenant has to make direct application to SCV for cable connection to
the System.
3. Fire Protection and Alarm System
Generally, the entire building is protected by automatic water sprinkler
system. An addressable fire alarm system, wet or dry risers and manual
call point are also provided.
4. Air-Conditioning and Mechanical Ventilation System
Office and Retail – Complete air conditioning system. Mechanical
ventilation system for kitchen area will also be provided.
Laboratory – Chilled water supply and chargeable with (available at
each unit of every floor) adequate make-up/exhaust air riser shafts.
5. Potable Water Supply
Potable water supply is made available via distribution riser pipes at
riser shaft of every floor. Tenant shall carry out outgoing piping and
application for water sub-meter.
6. Purified Water Supply
Type II purified water and chargeable will be generated and distributed
to each unit of every floor. Tapping-off of this water including piping
for lab use will be by tenant.
7. Sanitation System
For the tenanted areas, sufficient floor traps/waste are provided.
Separate sanitary waste stacks are provided for discharge from the
laboratories and toilets respectively.
Floor Loading
1st Storey – 10.0kN/sqm
2nd to 12th Storey – 7.5kN/sqm
Basement Lab – 5.0kN/sqm for carparks
Ceiling Height
Slab-to-Slab – 5m for the laboratory and office floors.
Carparking
880 sheltered lots at basement 2 and 3, and 10 loading bays.
8. Town Gas Supply
Town gas is distributed to the tenanted eating outlets such as food-
court, cafeteria, and restaurants. Application of sub-meter installation
shall be by tenants.
9. Building Security System
Each building has a security counter. For the entire complex, closed
circuit TVs at strategic locations and a card access will be provided to
monitor and control access to the tenanted premises.
10. Pneumatic Waste Conveyance System
Normal refuse from each block is collected and transported via
conveyance pipes to a central refuse collection station by means of air
stream and is fully automated and well-contained to prevent spillage
and emission of odour.
11. Electrical Power Supply
Within the tenant’s space, a 3-phase metered distribution board will
be provided in accordance to the power provision:
Laboratory Space: 250VA/sqm of NFA
Office Space: 100VA/sqm of NFA
Commercial units: 250VA/sqm of NFA
12. Standby Electrical Power Supply
Tenant is required to make application to JTC for tapping onto
emergency supply provided. The allocation of back up electrical
supply for the tenanted areas is as follows:
Laboratory Space: 75VA/m2
Office Space: 30VA/m2
Commercial Space: 75VA/m2
13. Shared Facilities
Include a foodcourt, restaurants, food & beverage outlets, retail shops
and childcare centre. A 480-seater auditorium, equipped with dressing
room, VIP room and backstage facilities and 5 theatrettes with seating
capacity for 100 to 250 people each. 12 meeting rooms and 1 video
conference room are located at the 2nd to 4th floor of Matrix.
14. Shared-Equipment Facilities
3 main shared facilities are available for lease from A*Star (final
programme and equipment subject to confirmation):
• Scientific Equipment
• Central Facilities (glassware washing, media preparation)
• Animal facilities
