The proposed re-development of Amethyst
House on Spring Gardens represents
Langtree Groups rst major city centre
ofce development located within the
prime commercial core.
The new building provides 9,290 sq m
internal ofce and retail accommodation
over nine oors.

Manchesters rst mixed-use development combines living
and ofce space within one building. The commercial
presence is focused on Quay Street, marked by a slender
curved blade leading the eye to a shared entrance.

Located within a conservation area, and
surrounded by buildings of varying height
and importance, the design was carried
out with guidance at various stages from
English Heritage. The 9,500 sq m project
has an estimated project value of 20m.

Aedas prepared this concept design as part of
an architectural competition on behalf of ASK /
Realty Estates for the Boddingtons redevelopment
in Manchester. The concept was to create a new
build mixed-use development incorporating hotel,
residential and ofce accommodation on this
gateway site.

This 14-storey development has secured
a BCO Commercial Workplace award and
represents Birminghams largest speculative
ofce building to date. Aedas objective
was to design a building that embodied
presence, exibility and vitality articulated
through sleek, modern architecture.

Rising to nine storeys, this new ofce
development of 12,470 sq m is contained
on two sides by three historic retained
faades located at the heart of Glasgows
`outstanding central conservation area.

Development Company Hotels Ltd (EDC)
to undertake the masterplan, architectural
and landscape design for the 120 million
mixed-use scheme located on Bothwell
Street, Glasgow. To date, Bothwell Plaza is
the tallest building in Glasgow, featuring a
stunning atrium and event space.

Completed for Morley Fund Management, this 30m
fast-track refurbishment of a 15,945 sq m building was
devised to enhance the existing seven storey building.

Comprising 400 apartments, this prominent
riverside site in central Manchester forms
part of the continuing regeneration of
the Spinningelds area. Westbury Homes
developed the 45m residential element
with Allied London, retaining an interest in

Aedas was commissioned to masterplan and design the
Manchester Industrial Estate site in Manchester. The
masterplan creates a residential led mixed-use development
around a new river park providing a public realm of the
highest standard around the River Medlock, which runs
through the heart of the site.
Mason Hall, the latest building to be
completed at the University of Birmingham,
offers vibrant accommodation for 1260
students. The en-suite rooms present views
of the nearby lake which inspired Aedas
design. The building takes shape in the
form of ripples emanating from the lake to
form terraces and protected gardens.
Aedas designs for a 105m four-tower
scheme in Salford Quays won approval from
Salford City Council in 2007. The proposals
were developed in joint venture with John
Hitchcoxs and Philippe Starcks brand, yoo
Developments. The identical 26-storey
towers will house more than 1000 one, two
and three bedroom apartments.

Rakowice is destined to be one of the
largest new residential complexes in
Krakow. The 4.7 hectare city centre site
will house over 540 high quality apartments
within secluded landscaped gardens. The
complex will include its own exclusive retail
and recreational facilities.
Rosetti Place constitutes Manchesters rst
truly mixed-use development, integrating
living and working space within one
building. The commercial presence is
focused on Quay Street and is marked by
a slender curved blade leading the eye
to a shared entrance. To the south, 89
apartments step down to the seclusion of St
Johns Gardens.

This development comprises a Radisson
SAS four-star hotel, 13,935 sq m of ofce
space and 110 luxury apartments housed
in a 30-storey tower and landscaped plaza.
The development commands spectacular
views across the city, with the penthouse
suite anticipated to be Liverpools rst 1m
apartment.

This striking landmark development combines a mix of
uses to serve the increasing commercial and visitor market
to Kazakhstans second largest city. The proposal creates
a series of building uses organised around a shared
podium containing high quality retail units, entrances and
circulation routes.

Destined to become the new centre
of Tyumen this mixed-use hotel and
ofce development is currently under
construction and due to open mid-2010.
The development includes a four star hotel,
ofce tower and large tness and recreation
centre. Aedas designed both the base
building and the interiors for this project.

This 400-key hotel contains a banqueting
hall, ten food and beverage outlets, retail
and sports facilities. The design targeted
reduction in energy consumption with
passive shading devices resulting in a 66%
less solar gain. It will set a benchmark to be
the greenest hotel in the UAE.

Masdar Hotel and Convention Centre is a
agship development at the centre of the
rst car-free, zero carbon, zero-waste solar
powered development in the Middle East.
In addition to the Hotel and Convention
Centre the project comprises a transport
interchange a retail centre, a residential
block, a leisure centre and Masdar Square, a
large public piazza.

Aedas is designing a four-star Radisson
resort hotel and apartment complex on a
riverside site located 15km from the centre
of Moscow.
The development has been designed to
serve as a focal element of the landscape.
Working with the contours and the existing
woodland habitat, the hotels form has been
developed as a direct result of the context.

Aedas is designing this 90,000 sq m retail
mall for a large site south of Odessa city
centre, close to the airport and residential
districts. The project also integrates 40,000
sq m of residential area.

Creating an opportunity to maximise
revenue opportunities, the retail component
for Terminal 1 at Manchester Airport
provides a new restaurant and dining
experience for the travelling public.
Overlooking the aireld, it offers a range of
bars, cafes, and restaurants.
Located in the centre of Kurgan, this project
combines a mixture of functions with a
large public park area. The centre comprises
cinemas, food courts, restaurants, galleries,
supermarkets and small boutiques and will
provide a multi-faceted indoor attraction for
Siberian residents.

Abdali Central Market Place will be a
powerful magnet for Amman residents. The
design competition includes a 97,000 sq m
mall and 35,000 sq m residential tower.
The four-storey mall combines a small
supermarket, department store, 169 retail
units, a spa and health centre and a four-
screen cinema complex.

Located on a prime Gateway site this retail and mixed-
use development provides an opportunity for vital urban
regeneration at the heart of the commercial district. A
central, naturally lit atrium features retail units, cafes, bars
and hotel foyer.

In response to a developer-led bid, Aedas
prepared the design of Chancery Place as a
solution for the proposed re-development
of the island site on Booth Street.
Situated in the prime commercial core of
Manchester, the scheme proposed
200,000 sq ft net internal ofce
accommodation within a thirty-storey, grade
A ofce tower.

Aedas won an international competition to design a
landmark development for the Abu Dhabi Investment
Council. Utilising state-of-the-art advanced modelling and
sustainable design techniques, the designs for the dual
tower complex will act as a gateway to city, with the taller
of the two buildings rising to 150m.

The design concept derives from traditional
Islamic patterns and includes a diaphanous
mashrabiya which protects the most
severely exposed parts of the building,
contributing to a projected 20% reduction
in the total cooling load.
As one of the tallest structures in Liverpool,
this dynamic mixed-use tower consists of
35 oors and includes ofces with luxury
apartments above.
Aedas prepared this concept design as part
of an architectural competition on behalf
of Capital and Counties for the Primark
and Royal Buildings redevelopment in
Manchester. The concept was to create
a new build mixed-use development
incorporating a department store, hotel,
residential and ofce accommodation.

private penthouses. The scheme affords the
opportunity to create a landmark gateway
building in one of Birminghams most

Aedas won an international architectural
competition for the design of a new
landmark waterfront development in
Karachi, Pakistan for The Karachi Port Trust
(KPT). The mixed-use project will be the rst
landmark building built in Karachi Port.

This 20m mixed-use commercial and residential
development is situated next to the River Don at the
Junction of Blonk Street and Wicker Street. The nished
10-storey scheme houses 132 apartments, 3,275 sq ft of
retail space on the ground oor and includes car parking
facilities for 160 cars.
This new build commercial development
forms an exciting new landmark in our
continuing wave of developments procured
through our Almaty ofce. Its jewel box
design concept provides a true mix of uses,
including ofce space, retail, restaurant and
caf and a roof terrace.
Aedas prepared a new design for this
130,000 sq m mixed-use development
which is to consist of retail, ofce and
residential accommodations. The design
called for the relocation of the primary
building to the sites edge which creates
a large pedestrian public domain that is
pleasing to both the city and the client.

site on Windmill Street in Manchester. The
concept was to create a naturally ventilated,

scheme is valued at approximately 30m.

landmark waterfront development in
Karachi, Pakistan for The Karachi Port Trust
(KPT). The mixed-use project will be the rst

Working within a deprived socio-economic area, Aedas and
developer ASK proposed a masterplan for regeneration
that introduced a series of walkable public spaces,
for Tameside MBC. The brief was to create a vibrant
commercial district to stem the ow of business occupiers
from the town centre.

A 29.44 hectare mixed-use masterplan is set within the
foothills of the Tian Shan Mountains south of Almaty,
Kazakhstan.
The design is inspired by the natural landscape of its
site being a diverted riverbed; it echoes forms and
landforms left over from natures process of erosion and
sedimentation.

This 35m development will accommodate
122 apartments in a 20-storey tower, a
seven-storey, 900 sq m ofce building
and private parking facilities. The new
site will feature prominently in Glasgows
International Financial District.

Aedas has designed a strategic masterplan
for a new zero-carbon neutral community,
with a masterplan focussed on a single
market sector business district as its
catalytic core. Each mini-community has
graded densities of accommodation with a
single common theme: to be car free and
pedestrian encouraging whenever possible.
