Our seasonal residents and holiday guests will be arriving soon, so the search for parking in Timberwalk will be at a premium. The HOA is asking for your cooperation to be part of the solution and not part of the congestion. Extra parking in Timberwalk has always been a problem because of the inadequate number of guest spots and the short driveways of a few units. We can only work with what the developer, Centex Homes, left us. Two (2) guaranteed parking spaces per unit, the garage & driveway. A total of only 60 guest parking spaces for 220 units to share. We are encouraging owners and residents to use their garage, and make a determined effort to compactly park 2 vehicles in a single driveway (where dimensionally possible); only double driveways may park an odd number vehicle parallel to the road, over the sidewalk, but not protruding into the roadway or on any grass area, before utilizing a guest space. Our narrow streets are not for parking. The open street area is necessary for vehicles to safely maneuver driveway entry and exit, not for parking. And most importantly, for emergency vehicle access, in an unfortunate event! Any grass area parking is not permitted. The repair cost for damaged sprinklers is an expense for all of us, but water and sewer line damage is solely the owners. Vehicles left in guest parking in excess of 5 days with no movement are subject to towing. Timberwalk does have a towing policy, but attempts to avoid using it. Before towing, the HOA tries to notify an errantly parked vehicle owner. Therefore, its important to keep your auto and tag information current with the HOA. These new residents processed an Application, Background Check and met with the Welcome Committee prior to their closing, or occupancy.

Owner A: Timberwalks Architectural Review Committee (ARC) requires an Approval form only for exterior modifications. Be sure to check with the Town of Jupiters Planning & Zoning concerning necessary permits. As for the debris and trash, the Bylaws Section 9.7 states: No cans, bags, containers or receptacles for the storing or disposal of trash, garbage, refuse, rubble, or debris shall be stored, kept, placed or maintained on any Lot where visible from any street...except solely on a day designated for removal of garbage. Or, have your contractor do same day disposal.

PARKING RULES FOR TIMBERWALK
These Parking Rules are adopted in accordance with the Bylaws of Timberwalk Community Association, Inc., recorded in Official Record Book 10751 Page 762 of the Public Records of Palm Beach County, affecting that certain community known as Timberwalk which is legally described as set forth on Exhibit A attached hereto.
TIMBERWALK PARKING RULES
As a result of resident abuse of the parking privileges in the Timberwalk Community by not utilizing their garages or driveways for vehicle parking, the Timberwalk Community Association has approved implementation of the following Parking Rules. These Rules will be recorded with the Town of Jupiter and the Palm Beach County Court. These will be in effect as of February 1, 2003.
Rules:
1. Each vehicle must be registered with the Association through Advantage Property Management.
2. Guest parking will be available on a first come, first serve basis.
3. Vehicles left in guest parking for in excess of 5 days with no movement; or vehicles using guest parking for storage, will be towed.
4. Any vehicle parked at any time, on the road, on any grass area, or on any common areas will be subject to immediate towing.
Note: Residents with double-wide driveways only will be permitted to straddle the end of their own driveway apron (i.e. - a vehicle parked perpendicular to that driveway, or parallel to the roadway, but not protruding into the roadway or grass swale area).
The Timberwalk Community Association will be using NORTH COUNTY WRECKER SERVICE (561) 746-6996. The Jupiter Police Department and NORTH COUNTY WRECKER SERVICE will be provided copies of these Parking Rules. They will be authorized to traverse the community at any time, and any vehicles in violation of these Rules will be subject to towing. Towing will be at the expense of the vehicles owner.
The foregoing was adopted as the Timberwalk Parking Rules, by a majority vote of the Board of Directors of Timberwalk Community Association, Inc., at a meeting of the Board, duly called for such purpose on ________________, 2003, in accordance with Article IV, Section 3(l) of the Bylaws.
