are pristine and the grass
is emerald green. A place
where homes are intricate and
intelligent works of art are
safeguarded by an advanced
security system.
Now, you can own this little
piece of heaven as EcoWorld
brings its collection of eco-
townships to Iskandar Malaysia.
EcoSpring
Situated in the Tebrau

upmarket township of cluster
homes, semi-detached houses
and bungalows that are set
in a beautiful spring-themed
environment.
More than 13% of EcoSpring
is reserved for nature. The
township, which one enters
through a majestic bridge, is
dotted with gardens full of
owers.
It is also surrounded by
pristine lakes, streams and lush
greenery that help to naturally
lower the temperature by 4C
to 7C.
Each of the four precincts in
the township has its own garden,
where residents can jog or enjoy
long, relaxing walks.
Its master plan is thoughtfully
and meticulously designed to
create not just a beautiful and
natural environment for its
residents but also one that is
safe. The township is gated and
guarded and regularly patrolled
by security personnel.
In addition, the precincts are
safeguarded by individual security
checkpoints for added exclusivity
and peace of mind.
There are also dedicated lanes
for pedestrians and bicycles, and
there are free shuttle buggies
to ferry residents around the
township.
Amid the lush greenery,
there are plenty of world-class
outdoor and indoor facilities for
the residents to enjoy, including
a state-of-the-art gymnasium,
oating stages, a skating rink,
outdoor pavilions, viewing decks,
a futsal court and even a resident-

16% of the total area of
EcoSummer is occupied by nature.
At its heart is the Centre Park,
where residents can take walks or
enjoy facilities such as the tennis
court, playground and jogging
track.
EcoSummer is also surrounded
by a linear garden, which boasts
one of the longest jogging trails in
Iskandar Malaysia.
To ensure that its residents
can live with peace of mind,
the township is safeguarded
by 24-hour security and CCTV
camera surveillance.
It is also designed with two
strategically placed entry and
exit points that allow residents
to access their home easily and

Setting industry benchmarks
in Iskandar Malaysia
E
COWORLDS vision of creating
a better tomorrow and a
world beyond fossil fuels has
spurred the building of sustainable
world-class developments. With
a land bank totalling 4,927 acres
(1,994ha) in Penang, the Klang
Valley and Iskandar Malaysia,
EcoWorld has emerged as one
of the countrys fastest growing
property developers.
EcoWorld is recognised as
one of the key players in green
industrial park development in
Iskandar Malaysia.
This is in line with the groups
commitment to eco-development,
which is underpinned by its
strong belief that with the right
commitment and environment,
any business can be sustainable.
Datuk Chang Khim Wah, group
chief executive ocer of EcoWorld
discusses how its business parks
are changing the industrial
landscape in Iskandar Malaysia.
What is EcoWorlds strategy
for its business parks?
We are promoting the creation
of manufacturing, research
and high-tech industries in
an environment that is green,
sustainable and secure.
For our business parks, we
looked beyond Malaysia for ideas
and inspiration, benchmarking
ourselves against international
standards, thereby exceeding
the requirements of local
entrepreneurs and businesses.
All the Eco Business Parks meet
the benchmarks for green and
secure industrial development
customisable space, rainwater
harvesting, ample natural lighting,
high-speed broadband, a green
environment, gated and guarded
space and translucent green roofs
for natural lightings.
These are some of the
features that are provided and
implemented.
We also offer our proprietary
EBP one-stop business solution
to help our customers, especially
foreign-based ones, set up a
business in Malaysia.
What is EcoWorlds
next move after the
successful launch of Eco
Business Park 1?
We were overwhelmed by the
positive response to the inaugural
launch of Eco Business Park 1 in
May. However, we are determined
to not rest on our laurels.
Instead, we have set higher
benchmarks, taking that extra
step to complement the hardware
with software in the form of
personalised services that will
ease the process of setting up a
business in Iskandar Malaysia.
These include:
l 4-in-1 business hub concept
The new 4-in-1 business hub
concept spearheaded by EcoWorld
Business Park synthesises the
retail, oce, showroom and
factory concept into a highly
synergised development.
It features a high ceiling and
an expansive open plan space on
the ground oor, which allows
business owners to unleash their
creativity in the layout and design
of their business environment.
In addition, ample parking
spaces for customers and
visitors in this green industrial
development will be another
enticing feature of the
development.
l One-stop business solution
Our focus is on assisting our
customers, including foreign
investors in starting and setting
up their companies.
With our experience, we are
able to help them navigate the
application process for business
licences and manufacturing
incentives, as well as bridge the
gap between owners and the end-
nancier, paving the way for them
to begin operations with minimal
hassle.
We also offer business
incubators to assist foreign
investors in launching their
business while waiting for their
premises to be completed.
Eco Business Parks are eco-
themed developments, which are
designed for sustainability. The
key sustainability features that
will benet residents now and in
time to come include a passive
building design to minimise
heat while enhancing natural
ventilation and light.
Solar panels are installed to
reduce the buildings carbon
footprint and a rainwater
harvesting system reduces the
consumption of potable water.
The development masterplan
was designed to protect the
original contours of the land. In
addition, the fact that we have
reserved 15% of the total land area
as green spaces certainly sets us
apart from other business parks.
All Eco Business Parks are
strategically located and enjoy
easy access to the Pasir Gudang
Highway, Eastern Dispersal Link
Highway, North-South Highway,
Second Link Expressway, Coastal
Highway, the Johor Baru city
centre, the Causeway and the
Senai International Airport.
Our business parks are also
close to sizeable commercial
hubs and residential areas so that
management and staff can enjoy
a high-quality living environment
with easy access to important
amenities and conveniences.
How do the Eco Business
Parks complement the
growth of Iskandar
Malaysia?
EcoWorld brings a breadth of
experience and expertise in the
development of green business
parks to Iskandar Malaysia.
Our business parks in Tebrau,
Senai and Pasir Gudang will add
value to existing offerings in the
region by addressing the growing
demand from ethical businesses
looking for top-of-the-line
facilities that meet their criteria
for sustainability.
Iskandar Malaysia has brought
unprecedented vibrancy to the
property sector in south Johor.
This region offers so much
potential as it is three times bigger
than Singapore and twice the size
of Hong Kong.
We see our role as a driver
of green innovation, providing
sustainable business solutions for
the global market that is gaining
traction with both local and
international investors.
The expected outcomes are
higher employment rates in
Iskandar Malaysia as well as the
inux of high net worth people
who choose to stay and invest in
Iskandar Malaysia.
It is worth reiterating that we
benchmark our business parks
against international standards so
that the business environment is
in trend with global standards.
This not only reects well on
the EcoWorld brand but also on
Iskandar Malaysia.
After all, if investments in
EcoWorld business parks perform
well, Iskandar Malaysia as a whole
is set to gain especially where our
business parks are located.
How do the Eco Business
Parks assist the business
in terms of your expansion
plan?
The customers of Eco Business
Parks, whether local or foreign,
are always our best ambassadors.
Their positive reviews of Eco
Business Parks coupled with the
parks groundbreaking concept
and design will provide the right
exposure to enhance our image
and reputation both locally and
internationally, helping to pave
the way for future expansion in
terms of joint ventures and other
business opportunities.
We offer the advantage of
prime locations as EcoWorld
developments in the southern
region are strategically located
in the main agship zones of
Iskandar Malaysia.
This is complemented by
our extensive focus on master
planning and placemaking in all
our residential developments and
business parks, which enables us
to provide excellent vehicles for
entrepreneurs and professionals
to set up businesses and enjoy a
quality life in the most conducive
environment.
Of course, the customers of
Eco Business Parks will inevitably
become the customers of our
residential developments when

quality lifestyle provided by

Building communities
W
HEN property
development is
mentioned, one of the rst
names that come to mind is Mah
Sing.
As one of the leading property
developers in Malaysia, Mah Sing
has produced numerous award-
winning prime residential and
commercial projects.
Interestingly, the companys
origins began elsewhere Mah
Sing started as a plastic trading
rm in 1965 before venturing into
property development.
Back then, the margins on
plastic trading were thinning. Due
to our interest in protecting our
shareholders value and based on
my own experience in property
development, I thought it was a
good time to diversify into the
property market, says Tan Sri
Datuk Sri Leong Hoy Kum, group
managing director and group
chief executive of Mah Sing Group
Berhad.
The transition took place in
1994 from plastic manufacturing
to property development and
resulted in the completion of four
projects. Leong admits that it was
a steep learning curve for Mah
Sing.
When we went into the
property development industry,
the market was going through an
up-cycle and it was the right time
to get into it.
The main challenge then was
to carve out a niche in a crowded
market place and we made a
conscious decision to go with
medium-upper and higher-end
properties, explains Leong.
Furthermore, buyers expect
good rental incomes and capital
appreciation, says Leong, which
makes cultivating repeat buyers
another challenge for Mah Sing.
However, the market has
changed over the past two decades
since the company made the
daring move, even if the challenge
is similar or perhaps even bigger
than ever today.
But Leong is a believer in the
power of product branding and
differentiation to meet the needs
of the market.
We have evolved from being
a developer that builds houses to
one that builds communities, says
Leong.
That is the reason Mah Sings
products are rolled out with
relevant price points that ensure
the company continues to thrive
in the property market, regardless
of the future outlook.
The property developer has
a full range of products to cater
to diverse buyers and market
segments. Mah Sing is not mid-
end or high-end focused, but
offers the right type of products
at attractive price points to t the
property cycle.
Today, Mah Sing is one of the
most recognised names in the
property development market as
it is known for its trend-setting
townships and its innovative ways
in transforming contemporary
lifestyles.
Many of the companys 48
projects are set in prime property
locations in Greater Kuala Lumpur
M City is one of Mah Sings
award-winning properties, having
won the Asia-Pacic Property
Awards (APPA) 2014 for Best High-
Rise Architecture, while Aspen
and Garden Residence another
one of Mah Sings development
in Cyberjaya won the Property
Press Awards 2013 for the Most
Iconic Cyberjaya Development.
Other award-winning
projects that have become a
testament to Mah Sings market
leadership position are: Legenda@
Southbay in Penang, which won
the APPA 2013 for Best Leisure
Development; Southville City
@KL South in Bangi, which
won the OPP Bronze for Best
Affordable Development 2013;
Icon City in Petaling Jaya, which
won the Property Press Awards
2013 for Best Infrastructure
Redevelopment; and Ferringhi
Residence in Penang, which won
the Property Press Awards 2013
for Best Residential Enclave.
In the pipeline are double-
storey link homes priced from
RM339,000 in Bandar Meridin
East in Plentong, which is
intended for preview by the end
of the year; double-storey link
homes priced from RM350,000
in Seremban, which is set to be
launched next year; as well as
serviced apartments priced from
RM300,000 in Star Residence@
Subang Bestari in Shah Alam.
Uncompromising
commitment
The companys growth and
experience in the industry is
evident, but all that is achieved
with emphasis on the company
values.
Whether with customers,
stakeholders or the community,
Mah Sing ensures that it builds
positive relationships and creates
a lasting impact.
Our years of experience have
allowed us to cultivate a panel of
trusted contractors. We engage
good and experienced contractors,
architects, consultants and other
suppliers who can deliver our
vision, says Leong.
Additionally, Mah Sings
customer care is exceptional.
Not only can customers expect
the best people to develop
their properties, they can also
anticipate continuous after-sales
services through Mah Sings
MClub and MCare.
MClub is a distinctive
programme created for direct
property purchasers to enjoy
benets and rewards such as
Buyer Repeat Purchase Discounts,
Buyer Get Buyer Rewards,
Birthday Surprises and more.
MCare on the other hand, is a
one-stop professional service for
Mah Sings property owners to
receive a myriad of services.
Additionally, its shareholders
have been continuously rewarded
with stable and sustainable
returns.
The company also set up the
Mah Sing Foundation in 2005,
which is the companys charitable
arm.
The foundation focuses
on medical, educational
and economic needs of the
marginalised. The foundation also
provides relief for those affected
by natural disasters.
The foundation has donated to
Sichuan earthquake relief and to
support relief works for survivors
of Typhoon Morokot and Typhoon
Yolanda, as well as the survivors
of the oods in the Malaysian East
Coast.
Strong future
As Mah Sing celebrates its
20th anniversary this year, Leong
foresees the company moving
forward and upward.
We would like to continue our
township developments as well as
strategic commercial, mixed and
industrial developments.
We are focused on products
for the middle-income group
and have a host of well designed
properties at attractive price
points that will appeal to the mass
market, very much in line with the
governments effort to increase
home ownership, says Leong.
Mah Sing is well prepared to
realise this ambition. Leong is not
worried about business succession
plan because of his condence his
team.
I am fortunate to have a team
of professional managers who are
passionate about their work. We
have a new chief executive ocer,
Ng Chai Yong, who helps to take
the load off my shoulders in terms
of day-to-day operations while I
focus more on the groups strategic
direction, whether it is in existing
or new developments in Malaysia
or overseas, he says.
Leong is also keen on investing
in human capital development. He
says that getting the right people
for the right job, making sure they
have a clear career path and seeing
them grow with the company
gives him satisfaction.
I am blessed to have a good
and loyal team. As the company
grows, I believe we should
improve our human resources. We
are always on the lookout for new
talents.
It is our commitment to
develop and retain our people to
serve the community and provide
them with the best lifestyle
possible, he says.
We have evolved from
being a developer
that builds houses
to one that builds
communities. Our
years of experience

Bright outlook for early investors
M
AH Sing is no stranger to
Johor. To date, Mah Sing
has seven projects in the
southern state.
The companys track record
in Johor has been built over 14
years starting with the companys
rst township project of Sri Pulai
Perdana in 2000, followed by
Austin Perdana, Sri Pulai Perdana
2 and most recently, Bandar
Meridin East.
Meridin@Medini in Iskandar
Malaysia was acquired in 2012
and it is in its second phase,
offering affordable small-sized
commercial units the Meridin
Suites and Meridin SOVO (small
oce virtual oce).
We are seeing an encouraging
response for Meridin@Medini
Phase 2 with more than 80%
take-up rate, says Tan Sri Datuk
Sri Leong Hoy Kum, group
managing director and group
chief executive, Mah Sing Group
Berhad.
On top of that, Mah Sing
recently launched Meridin Bayvue
in Sierra Perdana in conjunction
with the companys 20th
anniversary celebration.
The project fronts the new
coastal highway, allowing an
easy access, 10-minute drive to
the Johor Baru city centre and
the customs, immigration and
quarantine (CIQ) complex.
In addition, Mah Sings Bandar
Meridin East in Pasir Gudang is
targeted for preview in the fourth
quarter of this year with the
launch scheduled for the second
quarter of next year.
Phase 1 will offer double-storey
link homes indicatively priced
from RM339,000.
Industrial spaces on offer
On the industrial property end,
Mah Sing recently launched the
Mah Sing iParc@Port of Tanjung
Pelepas sales gallery, located only
1km from the port.
The iParc series offers multi-
functional industrial spaces with
a four-in-one concept where both
front- and back-end operational
processes are catered for.
Front-end operations such as
showrooms or corporate oces
can be housed in the same space
as back-end operations such as
warehousing and production.
We are condent that offering
multifunctional industrial spaces
will attract those interested in
setting up either an operations
base for their small and medium
scale industries or relocating from
neighbouring countries for a cost-
ecient location that is still close
to their home base, says Leong.
Strategically located
In addition to being a
product that is able to cater to
industrialists needs, Mah Sings
iParc is also advantageously
located beside the proposed Port
City under Iskandar Malaysias
Flagship C that is accessible by sea,
road, rail and air.
The industrial park provides
easy access to Singapore via the
Tanjung Pelepas Interchange on
the Second Link Expressway,
just 4.5km from Mah Sing iParc,
putting Singapore only 12km by
this highway.
By air, it is located 25 minutes
from Senai Airports Passenger
and Air Cargo service terminal.
We have been focusing
on mass market products and
townships in Iskandar Malaysia,
tapping on our 14-year experience
and presence in the southern
development corridor, says Leong.
A bright
future ahead
Leong believes that the
companys strong track record is
positive proof that Mah Sing has
what it takes to build townships
and residential projects, whether
high-rise or landed, integrated
commercial centres such as
Meridin@Medini and boutique-
concept industrial parks such as
Mah Sing iParc.
Furthermore, the increase in
economic activities, investments
in infrastructure and catalytic
projects make Iskandar Malaysia
an appealing investment
destination, says Leong.
I foresee plenty of
opportunities for investors
and property owners to grow
alongside the region. I believe that
the Iskandar story is a medium
to long-term story. Buyers today
will benet from rst-mover
advantage, he says.
Mah Sing is targeting buyers
from all over the world who are
setting their eyes on Iskandar
Malaysia, especially Singaporeans.
Location and easy accessibility
are the winning factors when
considering a property purchase.
Foreign companies place their
operations in Kuala Lumpur
or Iskandar Malaysia because
operating costs are lower than
their country of origin.
With the vast improvement
of infrastructure and economy,
property value will naturally
appreciate, explains Leong.
This likelihood is further
strengthened with the
announcement of the high-
speed-rail link between KL and
Singapore.
The impact will not be on only
the land located in the immediate
vicinity of the stations, but also
neighbouring suburban areas as
there will be an improvement on
trac.
With Iskandar Malaysia
now in the Banner Years, it is
just experiencing the spill-over
effect from the earlier catalytic
developments and there are still
other catalyst developments that
are either ongoing or yet to come.
This is the potential of growth
for Iskandar Malaysia. Wise
investors would consider making
their move before Iskandar
Malaysia reaches full maturity,
when entry barriers might be
higher, advises Leong.
Mah Sing is showing no signs
of slowing down. The companys
projects in the southern region
are expected to contribute
approximately 23% to the groups
sales this year.
We are not in a rush to
replenish our landbank, but the
group is always on the lookout for
strategically located new lands
that t into our business model,
says Leong.
We are confident
that offering
multifunctional
industrial spaces
will attract those
interested in
setting up either
an operations
base for their
small and medium
scale industries
or relocating from
neighbouring
countries for a cost-
efficient location
that is still close to
their home base.

they are making the right choice
with this premier residency.
Going forward
The emergence of Iskandar
Malaysia as an iconic development
of the future with promising
investment opportunities
continues to draw the attention of
global players, says Woon.
However, like many other
property developers, Gamuda
Land will be affected by the
cooling measures imposed by the
government, including the hike
in real property gain tax, banning
of the Developer Interest Bearing
Scheme (DIBS), tightening of bank
loans and minimum purchase of
RM1mil for foreign buyers.
Despite these challenges, we
believe that home-buyers and
medium- to long-term investors,
who are our largest targeted
customer group, will still invest in
high-quality property in the right

Changing the skyline of Johor Baru
T
RITOWER Residence @
Johor Baru Sentral is an
architectural wonder
offering the highest denition of
luxurious living.
It is a condominium project
unlike any other in the area, and
upon completion in 2017, will
stand as a spectacular soaring
edice that will transform Johor
Barus city skyline.
This project is a freehold
mixed development located in the
heart of Johor Baru in Iskandar
Malaysias Flagship Zone A.
It comprises two residential
towers with 360 units, and a hotel
tower named Capri by Fraser
Hotel Residences managed by
Frasers Hospitality Pte Ltd.
This soaring testament to
progressive property development
in Malaysia is developed by MB
Builders Sdn Bhd (a member of
MB Group), whose commitment
to continuous upgrading and
dedication to forging new
strategic alliances has cemented
its position as an industry leader
in the country.
TriTower Residence brings
cutting-edge design and
contemporary luxury together on
2.056 acres (0.8 ha) in the citys
dynamic area, says Cindi Sim,
group managing director of MB
Builders Sdn Bhd.
As the name suggests, there
are three towers altogether the
two connecting residential towers
and the hotel with each unit
featuring scenic views of the city.
Fantastic futuristic features
TriTower Residence
incorporates all essential
amenities, features and facilities to
accommodate the perfect lifestyle.
Enhanced with a multi-tiered
access card system and audio-
video intercom system with
elevator call function, TriTower
Residence provides 24-hour
security for true peace of mind.
The exclusivity and living
privacy at TriTower Residence are
further magnied by having only
four units per oor served by four
elevators per tower.
The most outstanding feature
of this high-rise housing project is
the Sky Bridge that connects the
two residential towers at the 39th
oor and incorporates several
facilities. They include the sky
gym, sky lounge, an innity pool
with deck, spa and sauna, and a
multipurpose room.
The bridge also offers a
panoramic view of the city and
is an excellent vantage point for
residents to enjoy the scenic Johor
Baru cityscape and coastline view.
TriTower Residence is
strategically situated next to
the Rapid Transit System (RTS)
Station at Bukit Chagar, which will
soon have its own customs and
immigration clearance facilities.
It is also located near the Johor
Baru Customs, Immigration and
Quarantine (CIQ) Complex, Johor
Baru Sentral transport hub, major
banks, hospitals and shopping
malls such as City Square and
Komtar JBCC.
This convenient network of
accessibility can be attributed to
the central location of the project.
Reaching greater heights
TriTower Residence has 360
units distributed in four units
per oor. It has a total of eight
typical room layouts to choose
from, including the studio, two-
bedroom, two-plus-one bedroom
and three-bedroom, making
it suitable for single residents,
couples or families.
The units are tted with
luxurious nishes such as marble
and teak wood ooring for
extravagant comfort. Sleek marble
will be adopted into the designs
of the living room, dining room,
and master bathroom, providing
an extra touch of sophistication
ideal for those yearning for such
exclusivity.
TriTower Residence won the
Best Luxury Condo Development
award for South Malaysia and is
highly commended as the Best
Condo Development (Malaysia) at
the 2014 South-East Asia Property
Awards recently.
Its central location, low-density
development and ecient use of
interior space were among the
reasons for these accolades. These
are also the factors that ensure the
appreciation and great investment
return of the serviced apartment.
Property owners in Johor
will benet from the massive
transformation project in Iskandar
Malaysia, complemented by
improved transportation linkages
(Singapore-Kuala Lumpur high-
speed rail link and the RTS link),
world-class education and health
care organisations, as well as
increasing job and investment
opportunities. Besides that,
they will also benet from the
geographic proximity of Johor to
Singapore.
We are looking at potential
purchasers from both Malaysia
and Singapore, as well as those
who travel frequently between the
two countries, says Sim.
This project has also attracted
foreign investors, being one of
the very few properties located
at the heart of the bustling city
being propelled by the success of
Iskandar.
Brimming with potential
MB Builders evaluated the
projects prospects by looking at
big cities such as Melbourne and
London, where there have been
increasing demands for property
within the central business district
due to high rental yields and
accessibility.
Catalysts such as the high-
speed rail link, RTS Link and
Iskandar Malaysia Corridor and
City Transformation Programme
will drive this progress forward
once materialised. The developer
sees Johor Baru being comparable
to Kuala Lumpur in the near
future.
The proposed Malaysia-
Singapore co-located customs and
immigration clearance facility
will also encourage migration
from Singapore, increasing the
population of the new central city
of the south.
MB Builders approaches each
project with marketplace trend
analysis and careful planning
before implementation. Strict
quality assurance and control
measurement is enforced
throughout the development
period, in line with its aim to build
the right project in the right place
at the right time.
The companys developments
are categorised into four groups of
varying residential needs. They are
the MB Prestige Series, MB Luxury
Series, MB Classic Series and MB
Basic Series. TriTower Residence
has been branded as a property
under the MB Prestige Series.

Prime offices in the heart of Medini
M
EDINI has been mapped
out as the next big and
bustling business hub
of Iskandar Malaysia. Located
within Nusajaya (Flagship B),
it is beginning to show up on
the radars of companies and
businesses that are looking to set
up an oce in Johor.
Strategically poised within
this up-and-coming central
business district, developer
D Pristine Medini Sdn Bhd (wholly
owned subsidiary of B&G Capital
Resources Berhad) unveils a
business proposition unlike any
other with its Grade A Corporate
Oce Tower.
Dubbed the dPristine Tower,
this 32-storey Green Building
Index (GBI)-rated corporate oce
is one of the components that
make up the entire integrated
mixed-use development called
dPristine@Medini. Its project
manager is MCT Consortium
Berhad.
Strategic business location
Located on 8.42 acres (3.4ha)
of prime land, dPristine consists
of two SoFo (small oce exible
occupancy) towers that are 36 and
37 storeys high, a four-star hotel
comprising 300 rooms, a lifestyle
mall and the oce tower.
Apart from being directly
across from Legoland and
adjacent to health facilities such
as the Temasek and Khazanahs
Urban Wellness Centre and the
Gleneagles Hospital, it is also
within close distance to other top
destinations, including Pinewood
Studios, Kota Iskandar, Puteri
Harbour and Mall of Medini, all
of which are within Nusajaya, a
agship that has been attracting
many world-class investments.
When people think of the
projects in Iskandar Malaysia,
they usually do not think in terms
of the agship zones, which have
different selling points, says
Datuk Soo Kai Chee, executive
director of MCT.
With sound infrastructure in
place, Nusajaya is easily accessible
from a myriad of highways, one of
which is the coastal highway.
This provides dPristine
with excellent connectivity to
destinations such as the Tuas
Checkpoint (Malaysia-Singapore
Second Link) that is just a
15-minute drive away, 20 minutes
to the Johor Baru city centre and
a mere 25 minutes to the Senai
Airport.
Green building
dPristine Tower will
incorporate various green features
that comply with the standards
set by the GBI, says Soo.
Energy consumption will be
reduced to an optimal rate with
energy-saving ttings such as LED
(light-emitting diode) and energy-
saving light bulbs complete with
picture and motion sensors as well
as water pumps with frequency
inverter controllers.
Designed with open air
corridors to optimise fresh air
quality and natural lighting, other
green features include a rainwater
harvesting system, centralised air
conditioning that uses a chilled
water system and a carbon
dioxide monitoring and control
system to maintain good indoor
environment quality.
Top-notch security
and features
Qualifying as a Grade A oce
tower means that the tower comes
with premium features. One of
the most important factors for an
oce is security and dPristine
will be highly secured with a
multi-tiered security system.
This includes a dedicated
computerised card access system
for lifts to dedicated oors, round-
the-clock security patrols, closed-
circuit television surveillance
cameras, direct communication
lines to security personnel,
security checkpoint for all points
of entry from the car park to the
oor and panic buttons in the car
park and in every walkway in the
buildings.
To enhance eciency, the
destination control system for lifts
will minimise waiting time.
dPristine Tower is also tted
with a bre-optic cable backbone
system to support high-speed
broadband services and power
supply system as a two-way
alternative power source to provide
back-up in instances of electricity
power breakdowns.
Facilities and convenience
In addition to the outstanding
features, dPristine Tower also
comes fully equipped with a
multitude of amenities to provide
an environment that is conducive to
working.
There will be a podium oor
for all al fresco leisure activities,
a professionally managed child
care centre, partitioned meeting
rooms available for rent that can
be converted into auditoriums
with a seating capacity of up to
200, concierge services and ample
parking space as well as valet
parking.
Occupants of the oces will
enjoy an added commercial
convenience with a connected
lifestyle mall.
Occupants of the dPristine
Tower can even choose to
kick back and relax at the Sky
Lounge located at the rooftop.
At the 32nd oor, occupants
can enjoy a panoramic view of
the vicinity while sipping their
favourite drink or indulge in
a selection of al fresco dining
outlets available.
Attractive incentives
dPristine Towers Grade A
Oce Suites will come with
three different layouts ranging
from 901sq ft (83.1sq m) to
1,671sq ft (155.2sq m).
The oce suites will be
located on the lower oors.
There will also be oce spaces
that take up the entire oor
plate of more than 20,000sq ft
(1,858sq m) that will be located
on the higher oors, says Soo.
Priced from RM650 per sq
ft for the higher oors and
RM750 per sq ft for an oce
suite, purchasing a unit at
dPristine Tower also comes
with its various tax incentives
such as a 10-year company
income tax exemption for
selected businesses operating in
Medini, the exemption of Real
Property Gains Tax, as well as
the absence of a minimum price
threshold for foreigners wishing
to purchase property.
Additionally, business
owners will have the exibility
to employ foreign knowledge
workers.
The developers are trying
to attract foreign investors,
especially small and medium
enterprises and multinational
corporations for either
investment or commercial
purposes.
We have appointed Knight
Frank Malaysia as our exclusive
agent to market dPristine
Tower, says Soo.
Its always a major point for
foreigners to invest in Iskandar
Malaysia to push the areas
steady development rise in line
with creating a metropolis of
international standards.
dPristine Tower is expected
to be completed by early 2018.

A little piece of heaven to call home
F
OR years, Sebana Cove Resort
in Johor has undergone
vigorous transformation to
become an integrated signature
resort township development.
This project was taken over
by Malaysias leading property
developer IJM Land Berhad in
2008 and is being advanced by its
subsidiary, Cypress Potential Sdn
Bhd.
IJM Land is not new to Johor,
having previously launched two
high-rise projects Suria Mas
Suites and DAmbience Residences.
Its other projects, Nasa City
and Mount Austin, are yet to be
launched but the 2007 project
Nusa Duta is already in its nal
phase.
Starting out with development
of mass housing in the 1990s, IJM
Land has since changed with the
times to cater to a greater demand
for high-rise and high-end landed
property today.
Multifaceted resort
township
The sense of excitement begins
as you enter Sebana Cove Resort.
It is the ultimate leisurely getaway
with a unique integrated concept
of a pristine 18-hole championship
golf course, 60-acre (24ha) marina
and a resort hotel.
Strategically located along Santi
River in the Pengerang district
of Johor, Sebana Cove Resort is a
perfect retreat and private enclave
away from the hustle and bustle of
city life.
Chief executive ocer and
managing director of IJM Land,
Datuk Soam Heng Choon, says the
townships location is perfect for
those in Malaysia and Singapore
looking to invest in landed
property at a reasonable price.
It gives a different dimension
to purchasing property here
because Johor Baru has been more
about urban living and there is a
lack of high-end landed resort-
living property, he says.
IJM Land seeks to provide
just that, and the response has
been encouraging so far 28
units at The Fairway Golf Villas
have already been snatched up
following its private preview.
This is the rst of 10 thematic
precincts that Sebana Cove Resort
will feature upon completion.
Each of these precincts will
have different types of buildings
such as cluster homes, semi-
detached houses, bungalows,
townhouses, link houses, shop
oces and commercial lots.
Exciting facilities
Located at the southernmost
tip of the Peninsula, Sebana Cove
spans 1,200 acres (486 ha) of lush
greenery, consisting mainly of
golf greens and natural mangrove
forest.
This township is an integrated
development with residential,
commercial and leisure
components, and is easily
accessible by road from the Senai-
Desaru Highway or by ferry from
Tanjung Belungkor to Singapores
Changi Point.
Plans for a car ferry are also
underway, which will further
enhance accessibility from
Singapore in 2016 along with
the proposed third link bridge
connecting Pengerang to
Singapore.
Protected from sea, the 60.5-
acre (24.5 ha) marina offers
100 walk-on berths that can
accommodate yachts and boats
up to 80m in length.
Upon arrival, boaters will nd
adequate water and electrical
supply, a clubhouse and most
importantly, port and CIQ
clearance at the customs and
immigration quarantine Complex
in Sebana Cove itself.
The golf course, designed by
world-famous golf course designer
Ted Parslow, is a 6,450m par-72
full buggy course complete with a
clubhouse.
This getaway township also
boasts a hotel comprising more
than 80 rooms and a clubhouse
with banquet halls, conference
rooms, eateries, swimming
pools, playground, tennis court,
gymnasium and sauna.
Proposed amenities for
the sprawling resort include
international and public schools,
a shopping village and medical
centre.
The investment potential of
Sebana Cove is heightened by the
upcoming Pengerang Integrated
Petroleum Complex (PIPC) oil
and gas development, which will
boost the regional population,
employment and demands
for housing and commercial
activities.
Set to become a commercial
hub, the PIPC also promises good
rental return for homeowners
in Sebana Cove, which is located
about 8km away in the same
district. Competition is ubiquitous
in the property scene, especially
with the inux of developers from
China.
This has created a shift in the
market for Johor, which Datuk
Soam believes can be approached
with the introduction of exclusive
property.
With the right pricing and
location, anything is possible, he
says.
One with nature
IJM ensures appropriate
measures are taken to preserve
the green element of its projects,
being one of the rst developers
in the country to attain green
certication for a large township.
Sebana Cove, for instance,
maintains a ve-unit-per-acre
density in development and an
eco-link streetscape to match
the surrounding verdant forest
reserve.
The Fairway Golf Villas are
equipped with large windows,
rainwater harvesting equipment,
roof insulation to reduce heat,
green-tinted glass, porous
openings for cross ventilation and
sun shading louvres to block heat.
Sebana Cove is set to be home
to those who enjoy the ner things
in life in the presence of nature.
Intricately designed homes
allow residents to experience
what nature has to offer with its
lush greenery and serene tropical
settings.
Nature lovers will be spoilt for
choice as the pristine mangrove
reserves and natural riverine
landscapes along the Santi and
Sebina Rivers are just a stroll away.
It is the ideal location for those
looking for a little piece of heaven
to call home.

Pioneers of excellence
The announcement of the

does not only ll the gap for
a comprehensive large-scale
international coastal community
in certain territories, it also
releases the full potential of a
real estate property in terms
of usage and value through the
implementation of urban complex
concept.
Seen today as the highest
form of real estate development,
the urban complex concept
is a collection of hotels, oce
buildings, ecological parks,
shopping malls, leisure clubs
and luxury residences in one
urban complex, giving the area
comprehensive urban functions.
R&F Properties is adept in the
implementation of the urban
complex concept as proven by a
number of successful real estate
projects in mainland China.
For example, R&F Properties
constructed the masterpiece of
Huizhou, China R&F LiGang
International Centre, becoming
the rst in the area to implement
the concept of urban complex to
build a large integrated real estate
project.
Right place, right time

The Coastal Highway
Southern Link (CHSL) is
expected to provide direct

Straits of Johor.
The CHSL will be accessible
through the rst exit from the
Singapore Second Link custom,
immigration and quarantine
point.
Furthermore, visitors from
Kuala Lumpur and Johor Baru
will be able to reach Sunway
Iskandar through the CHSL in no

Within close reach
Sunway Iskandar, one of the
largest townships in the Medini
landbank, will be within close
reach to the CHSL, providing the
community and visitors direct

community with its philosophy to
build, own and manage, where it
co-invests and grows in tandem
with the people.
The CHSL is another enabler
for Sunway Iskandar to deliver its
promise in creating a liveable, and
self-sustaining community.
Where city meets nature
Set in one of the most beautiful

Success on
the horizon
U
EM Sunrise Berhad leads
the township and property
development businesses
of UEM Group Berhad with core
competencies in macro township
development, high-rise residential,
commercial, retail and integrated
developments, as well as property
management and project and
construction services.
The company is currently
undertaking the development of
Nusajaya, one of the ve agship
zones and key driver of Iskandar
Malaysias development into an
exceptional regional city.
Nusajaya is set to become the
largest fully integrated urban
development in South-East Asia
and will provide signicant
investment, nancial and business
opportunities to the economic
growth and development of the
region.
UEM Sunrises presence extends
to Singapore, Australia, Canada
and South Africa.
Strategic development in
challenging times
The Johor property market
is challenging at present, largely
due to new policies involving
foreign investment, increased
transportation charges and
concerns on oversupply with
the entrance of developers from
mainland China, says Anwar
Syahrin Abdul Ajib, managing
director/chief executive ocer of
UEM Sunrise.
This refers to the 2% property
levy fee and increase of minimum
selling price to foreign buyers from
RM500,000 to RM1mil.
Changes in transportation
charges include toll hikes in Johor
and Singapore as well as the
increase of vehicle permit charges
in Singapore.
Concerns of potential
oversupply, especially in the
high-rise segment, indicate
rising competition for property
developers in Johor. There were
more than 15,000 unsold units
reported in Johor last year, and
UEM Sunrise aims to mitigate this
slowdown.
We think it is best for us to
selectively acquire land in other
key property states and upcoming
areas in Malaysia. With a more
diversied land bank portfolio,
UEM Sunrise will have greater
exibility in terms of product
offerings, says Anwar.
The company is also setting
its sights on foreign projects such
as its premier development in
Melbourne, Australia, which is set
to launch by the end of the year.
UEM Sunrise believes the
Australian property market offers
interesting pockets of potential
that will be buoyed by the
continuing population growth in
Melbourne.
The company is on the
lookout for more expansion
opportunities in Australia and
other international markets but
remains mindful of the inherent
risks of such advancements.
Careful scrutiny and
deliberation is put into each
potential investment before any
nal decision is made.
UEM Sunrises game plan
for next year is to rst carefully
examine market sentiments,
then target product launches in
accordance with market demands.
For example, in Johor it will
focus on affordable housing
as well as mid-market landed
properties, given existing product
demands.
Tapping into
key markets
As a master developer of
Nusajaya, Johor remains a key
market to UEM Sunrise.
With rst mover advantage
in strategic land banks, the
companys investments in projects
such as Kota Iskandar, Puteri
Harbour, Southern Industrial and
Logistics Clusters (SiLC), Aat
Healthpark and the Nusajaya
Residences indicate that they are
in for the long haul.
Anwar reveals the unwavering
condence the company has in
Nusajaya, which can be seen in the
progress taking place in Gerbang
Nusajaya the 519-acre (210ha)
integrated eco-friendly Nusajaya
Tech Park, a joint venture with the
Ascendas Group from Singapore;
and the 295-acre (119ha) FASTrack
Iskandar, a project with FASTrack
Autosports Pte Ltd.
The next phase of Gerbang
Nusajayas development will
further drive employment,
population and trac to Nusajaya
while also offering affordable
housing.
Registration opened in March
this year for 1,380 units in the rst
phase, which is to be launched
next year.
We are also in discussion
to explore the possibility of
establishing a trade and exhibition
mall, Anwar says.
Ongoing projects
Diversifying products to meet
several demands at once is part
of the companys strategy, as can
be seen in its current projects in
Johor.
Almas@Puteri Harbour and
Imperia@Puteri Harbour both
offer spectacular high-rise housing
with commercial and waterfront
themes respectively, while
East Ledang offers beautifully
manicured and landscaped
esoteric gardens set among award-
winning link duplexes, twin villas
and stunning bungalows.
Nusa Idaman and Nusa Bayu
feature safe, affordable family
homes, each with its own mixed
development projects and
essential amenities.
The ongoing large scale project,
the Mall of Medini, aims to be a
true one-stop leisure and lifestyle
entertainment centre upon
completion. It will offer a wide
variety of brands, establishments
and leisure activities.
Envisioned as the premier retail
and lifestyle entertainment hub in
Iskandar Malaysia, the mall will

UTMSPACE hopes to increase the number of
property experts in the field through its property
management programme.
Get certified in
property management
PROPERTY management is when one
manages property owned by another
party or entity. The property manager
acts on behalf of the owner to handle the
day-to-day management of the property,
preserving the value of the property while
generating income.
These properties include residential
and vacation properties, commercial retail
spaces or industrial warehouse spaces.
Property managers are typically paid a fee
or a percentage of the rent that is received
for the property under his management.
In line with Universiti Teknologi
Malaysias School of Professional and
Continuing Educations (UTMSPACE) vision
of encouraging continuing education, the
school offers the Executive Certicate in
Property Management.
This programme is specially offered for
those who want to gain more knowledge,
experience and qualication in the eld of
property management.
However, the applicant should hold a
Bachelor of Science (Land Administration
and Development) degree in order to qualify
for the executive certicate programme.
The programme is offered on a part-
time basis for six months. For each module,
participants must attend classes and
complete written assignments.
In addition, they will need to sit for
an examination to be awarded with
the Executive Certicate in Property
Management.
The modules in the programme include
investment valuation, applied valuation,
property management and real-estate
marketing.
Through these modules, participants
will increase their knowledge in evaluating
investments as well as managing
properties.
Participants will also learn about
building maintenance and services. There
are also practical modules that implement
professional practice and ethics in
managing real estate.
There is currently a lack of property
valuers and experts in Malaysia. By offering
this programme, it is hoped that the
number of experts in this eld will increase.
The programme will also be able to address
issues and problems in the eld of property
management.
The Executive Certicate in Property
Management programme is accredited by
the Board of Valuers, Appraisers and Estate
Agents Malaysia. Applications for admission
are in February, June and October.

All eyes on Johor
BY TINA CARMILLIA
W
HAT are the rst things
that come to mind when
Johor is mentioned? To
Malaysians, it is probably the
gateway to Singapore.
Indeed, the state serves as the
land link into Singapore via the
1,056m Johor-Singapore Causeway
across the Straits of Johor that
links Johor Baru to Woodlands in
Singapore.
To ease the congestion in the
Causeway link, the Malaysia-
Singapore Second Link also
bridges Singapore via Jalan
Ahmad Ibrahim at Tuas to Tanjung
Kupang, Johor.
Additionally, with the newly
implemented toll fee hike across
the Woodlands Checkpoint on
the Causeway link, motorists are
switching to this alternative route.
A third proposed link between
Changi in Singapore to Pengerang
in Johor is also expected to be
constructed in 2018 with an
expected nish date of 2024. But
Johor is developing in its own
right.
The southern state of Malaysia
has started to attract immense
interest, becoming a popular
shopping and entertainment
destination especially for
Singaporean visitors.
Though Johor has enjoyed
massive urbanisation, the focus of
the development is mainly in the
southern region of the state.
While Johor Baru is the
states thriving focal point, the
development of towns in its
peripheries is slowly taking shape.
In 2005, the urbanisation rate
in Johor was 66.5%, which was the
sixth highest in the country.
In 2010, it was the fourth
highest in the country at 71.9% .
Urbanisation is a key
component for economic growth,
but accessibility is the key
component for urbanising beyond
the city centre.
With the strong Malaysia-
Singapore relations, both countries
contribute towards improved
access that will spur an increase
in property values, says Tan Sri
Datuk Sri Leong Hoy Kum, group
managing director and group
chief executive of Mah Sing Group
Berhad.
Some of these projects include
the High Speed Rail connecting
Kuala Lumpur and Singapore
by 2020 and the Malaysia
Singapore Rapid Transit System
Link between Tanjung Puteri and
Singapore by 2018.
Leveraging on
tourism and commerce
The urban corridor extends
from the major city with
townships such as Kluang, Batu
Pahat and Muar.
These pockets of secondary
urban centres have the prospects
to attract economic buzz through
business investment opportunities
and tourism.
Some of these towns are
specialised industrial areas, such
as Pengerang, the small town
at the southern most tip of the
peninsula in which the Pengerang
Integrated Petroleum Complex
(PIPC) will be located.
The PIPC will house oil
reneries, petrochemical plants,
naphtha crackers, liqueed
natural gas import terminal and
regasication plant.
Before the announcement of
this development, Pengerang was
only known among the locals and
a handful of Singaporean tourists
looking for fresh seafood.
To the north-eastern part of
Johor is Mersing. Although the
coastal town is mostly known
as the stopover town en route to
Tioman Island, Mersing possesses
the quiet charm of a shermans
village.
Among its appealing features
are the relatively isolated beaches
of Air Papan and Penyabung.
Further north-west is Gunung
Ledang, the legendary mountain
that stands 1,276m, near the
Johor-Malacca border. The
mountain is a popular destination
for jungle trekking, eld trips and
camping.
To the east is the sleepy seaside
resort town, Desaru, about two
hours from Johor Baru by car.
Desaru is not a highly developed
resort and targets mainly locals
and the occasional Singaporean
looking for a quiet, no-frill holiday
destination.
Among the activities available
here are snorkelling, surng and
rey watching.
A transforming
state
As Johor matures into a highly
developed area, the state may nd
itself catering to diverse industries
much like other states, including
Penang, Perak and Selangor.
These industries may include
nature-seekers, retail tourism and
commerce.
Yet, while the property market
is booming in the southern state,
the government service tax (GST)
that will be implemented soon
may push investors to become
more risk-averse.
However, property developers
are cautiously optimistic.
We believe that there will be
a temporary adjustment period
post-GST.
However, thanks to healthy
fundamentals for the property
market here such as with the
nations gross domestic product
growth, low unemployment
rate, infrastructure projects, I
believe the market will eventually
stabilise, says Leong.
Leong adds that there is also
a supply shortage of properties
in key growth locations,
which, coupled with increasing
urbanisation and young
population growth rate as well as
the preference for properties as
hedges against ination, makes it
unlikely for a market slowdown.
Economic growth occurs
alongside urbanisation, and
with the present development
in Johor, all indications point to
the likelihood that the southern
state of Malaysia will thrive in the
coming years.
