JUDICIAL AFFIDAVIT OF DIONISIO M. SALUD

I, Dionisio M. Salud, Filipino citizen, of legal age, single and a resident
of 25 Mango St., Bel-Air Village, Makati City, after having been duly sworn in
accordance with law, hereby depose and say:
1. That

the

direct

examination

illustrated

by

this

document

was

conducted and supervised by Atty. Paula Elize Advincula of Briones

Law Offices. The examination was conducted in the conference room of
said Law Office located at 1171 ABC Bldg., Ayala Ave., Makati City.
2. That I am answering the questions asked by the counsel with full
consciousness, and I am answering the questions under oath. I am

aware that in case of untruthful statements, I may face criminal

liability for false testimony or perjury.
3. The following are the questions and corresponding answers elicited in
the said examination:
1) Q: What is your name?
A: Dionisio M. Salud
2) Q: Where do you live?
A: At 25 Mango St., Bel-Air Village, Makati City.
3) Q: What is your work or official designation?
A: I am the Register of Deeds of Makati City.
4) Q: How long have you worked as the Register of Deeds of Makati?
A: For seven (7) years already, since January 2006.
5) Q: May you please explain the nature of your work?
A: Sure. As Register of Deeds, I direct and supervise the
activities of our office. I review documents for conformance with
the legal requirements for registration. Basically, I immediately
register an instrument presented for registration dealing with
real or personal property which complies with all the
requirements.
6) Q: So this means that all the Transfer Certificates of Title cancelled
and issued since 2006, regarding properties in Makati, have
gone through you?
A: Yes, thats true.
7) Q: I will show you a document, TCT No. 01236790 (Exhibit B). It is
indicated here that it was issued by the Office of the Register of
Deeds of Makati City. Was this document issued by your office?
A: Yes, that was issued by my office.
8) Q: Is that your signature a the bottom of the document?
A: Yes, that is my signature.
9) Q: I will show you another document, Deed of Absolute Sale
(Exhibit C). Have you seen this document before?
A: Yes, I have.

10) Q: May you please explain the relation of these two documents,
the TCT and the Deed of Absolute Sale?
A: TCT No. 01236790 was issued upon compliance with the
requirements for registration and by virtue of the Deed of
Absolute Sale. The TCT was then issued in the name of the
buyer, Stephen Jacobo, indicated in the Deed of Absolute Sale.
11) Q: Thank you, Mr. Witness. One last question, are you still the
Register of Deeds of Makati City as of today?
A: Yes, I am.
