This pre-functional checklist is for the steam and equipment commissioning of the Morgan Hall HVAC Replacement project at Colorado School of Mines. It contains 40 items to check regarding the installation and functionality of steam piping, traps, valves, pumps, and other equipment. Once completed by the CSM and approved, it will verify that the steam system is installed according to specifications and ready for operation.

1 Steam and condensate piping slope in direction of
flow and 1/8” minimum slope is obtained. All steam and condensate piping installed and sizing 2 according to the contract documents (sch. 80 for condensate and sch. 40 for steam pipings). Steam and condensate rollers, hangers and support 3 system is installed according to the project specs and drawings. Steam traps are installed with proper isolation 4 valves and union connections according to the specifications for type, size and location of the traps. Steam trap check valves installed in direction of the 5 condensate flow on both sides (Check valves required for all types of steam traps). PRVs (1/3 and 2/3 capacity) are installed according to their manufacturer’s specified type, size, location 6 (required pipe length up and down stream side of the PRV or control valve) as per manufacturer’s recommendation and specifications.
7 Pilot line of pressure reducing valve is sloped away
from PRVs. Pressure transmitter and pigtail of control valve is 8 installed according to the manufacturer’s recommendations.
9 Condensate dirt leg is sized and installed as shown
on the contract documents. Proper size strainer with specified basket is installed 10 up stream side of steam trap, PRVs and control valve. All steam pressure and temperature (P/T) gauges and 11 required pigtails are installed correctly and operated according to the contract documents. All steam and condensate isolation valves installed according to the type, manufacturer, size and 12 location as per contract documents. Any valves exposed to medium pressure steam valves shall be Vanessa 300 lbs valves. PROJECT #:M627-III CSM Plant Facilities shall authorize any duplication of this form. CSM COMMENTS Ap Comp. pro # ITEM Da val te Dat e Verify with contractor the type of steam and 13 condensate flanges gasket in order to meet the project contract documents. Condensate pump (elec. Or steam powered type) is 14 installed with proper size and type as per contract documents.
15 Check valves installed both sides of the steam
powered condensate pumps. Enough water head(minimum 12”) is gained at the 16 discharge and above the condensate pump to prevent improper pump cycling. Digital cycle counter (dry contacts) is installed for 17 the steam pressured pumps. Steam pressure condensate pump has sight glass and 18 insulated with manufacture insulation blanket. PRV station piping is sized according to the project 19 specs to reduce noise (must be less than 80dB). There is no leak within the steam equipment and 20 piping systems. Pressure reducing relief valves are sized and 21 installed according to the contract documents for location, size and type. PRV relief pressure setting is set to meet project 22 requirements. Relief pipe is piped to the outside and drip pan is installed properly. System is quiet and there is no noticeable 23 temperature and pressure shocks. Cycle counter dry contacts are connected to the 24 building EMS system. Strainers are cleaned and replaced after flushing 25 steam piping system. Obtain certificates from contractor for system 26 pressure testing, flushing and manufacturer’s site visit.
