Lease Agreement
2. The lease is according to the English calendar month and the rent per month
for the said premises is Rs.2000/-(Rupees Two Thousand only)
3. A Sum of Rs.7500/-(Rupees Seven Thousand Five Hundred Only) is paid today
by the LESSEE to the LESSOR,being the advance amount by Cash.
4. The LESSEE shall pay the above said rent to the LESSOR or to the
authorized agent on or before 5 th of every succedding month according to the
English Calendar.
5. The LESSOR shall provide separate EB meter for LESSEE and the LESSEE
will pay the monthly Electricity consumption charges as per the EB bill to the
authorities concerned.
6. The said premises is leased out for office and for Pharma Distribution Purpose
in the name of M/S.EAST WEST PHARMA the LESSEE and the said
premises shall not to be used for any other purpose that are prohibited by
central and State Government.
7. The LESSEE shall not sublet,underlet,assign or transfer his right of tenancy
to any other person.
8. The LESSEE shall not carryout any alteration but with written permission
from the LESSEE can carryout any simple repair at his own cost.Any painting
or white washing if nedded the same shall be met by the LESSOR.
9. If LESSEE fails to pay rent for three consecutive months,the LESSOR shall be
entitled to terminate the lease forthwith which event the LESSEE shall quit
and deliver vacant possession of the said premises immediately and similarly
three months clear notice shall be given by both the parties for termination of
the lease agreement.
10.The lease shall commence from 1 st April 2015 and shall be in force a period
of 5 year from that day.The same shall be renewed every five years.
11.The LESSOR shall pay all taxes,revenue and such other Government dues
etc.,in respect of the said premises.
12.The LESSEE shall not allow store of allow any items contra banded by Central
and/or State Governments.
13.The LESSEE shall permit and give access to the LESSOR or his authorized
agents and allow to enter the said premises to check and to inspect the
condition of the said premises at all reasonable times.
14.The LESSEE shall quietly and peacefully possess and enjoy the said premises
on paying rent hereby reserved periodically without any delay or default and
observing and performing the conditions herein contained during this lease
term without any disturbance or interruption to the LESSOR or to the
neighbors.
15.The LESSEE shall not cause any acts of waste in the demised premise which
may materially affect the utility of the building and shall not be nuisance to
the LESSOR or the neighbors.
16.The LESSEE should handover the leased premises in the same condition to
the LESSOR on completion of the lease period i.e.,five years from the date of
lease or renewed lease period/s.
