Project Manager & Business Development
I was a Project Manager for Stantec (formerly RHL Design Group, Inc.) managing the Fresh and Easy Grocery store,
Rite Aid Pharmacy and several other smaller national retail development groups with concurrent responsibilities in
Marketing and Business Development. Responsibilities in Project Management included: maintaining client
relationships; managing a team of seven designers and support staff, as well as all sub consultants. Managed Due
Diligence; Feasibility Studies; Managing and presenting all Entitlement requests to Commissions and Councils;
Preparing proposals and managing project budgets. Additionally, I was a key member of the company’s marketing
efforts establishing rapport with key decision makers and influencers, building client relationships and projects within
account base as well as establishing new national clients. I was responsible for managing the development of
2,550,100 square feet of retail with a construction valuation of $259,579,100.

USA Properties Fund Roseville, California 2003-2006


Acquisition Manager & Development Manager
Working for one of the largest affordable housing developers in the state of California, responsibilities included:
Maintaining solid relationships with statewide brokerage community, State and local redevelopment agencies and
managing a support staff of four. Responsible for the site selection process, market analysis, acquisition of sites,
project due diligence and feasibility; coordination of land use and design approvals; coordination and direct
management of A & E design, overall management of the entitlement process for multi-family and senior apartment
communities. I also co-headed the company’s direct marketing effort to Sacramento area homebuilders seeking
inclusionary opportunities. I represented USA Properties as an Associate Member of the California Redevelopment
Association. I was also responsible for placing into escrow property values totaling $30 million and developed 1,380
units with a build out construction valuation of $72,708,000.

Preconstruction Development Services, L.L.C. 1999-2003


Managing Partner
As a start up company, I achieved $1 million dollars in gross revenue each year, during the years 2001 through 2002.
Responsible for Project Due Diligence and Feasibility; Coordination of land use and design approvals; Coordination
and Direct Management of A & E design, overall management of the entitlement process. Clients included Fleming
Companies, Food 4 Less grocery and fuel centers, Rainbow Food stores and Festival Food Stores, Toys R Us, Bed
Bad & Beyond, Home Depot, CASCO Corporation and several other small retail groups. During this three-year period,
PDS was directly involved in the site selection, preconstruction management and development of over 300 retail
projects throughout the United States totaling 4,840,929 square feet with a construction valuation of $446,740,170.

Petsmart Corporate Store Support Group - New Store Development Phoenix, Arizona 1996-1999
Development Coordinator
As Development Coordinator for the pet industry’s leading retail chain of pet products and supplies, my primary
responsibility was to manage off-site and on-site development of PETsMART self-development and build to suit retail
store projects throughout the eastern United States and eastern Canada (over 150 stores) totaling 1,363,000 square
feet with a construction valuation of $87,577,000.

Phoenix Holdings, L.L.C. Phoenix, Arizona 1992-1996


Project Manager
I was responsible for the identification and pursuit of potential development projects, the organization of all pre-
acquisition feasibility and market research, submitting offers and broker follow-up, the coordination of development
projects with outside providers, and the initiation of marketing campaigns for the sales of finished homes and home
sites. I was also directly responsible for the development of over 8,700 acres and 5,000 single family home sites
throughout the metro Phoenix area, with a development cost of over $500,000,000. At this time Phoenix Holdings was
the largest residential land development company in Phoenix and the State of Arizona.

Asset Manager
My responsibilities included overseeing a Real Estate Owned portfolio containing large-scale REO master planned
residential developments by Lincoln Saving and American Continental Corporation which, were taken into receivership
by the RTC. Managed the on-going infrastructure development of several high profile residential master planned
projects valued at $150,000,000, including all sale negotiations. I exceeded the RTC's liquidation goal by Thirty (30%)
percent securing the RTC’s highest book value for each project. For my efforts, I was awarded a Special Recognition
Award from the Resolution Trust Corporation and F.D.I.C. The R.T.C. sunset (closed) in December 1992.
