Executive summary
1.1 EXECUTIVE SUMMARY:
The Real Estate Industry as such has been subdivided into five different
segments, which are Commercial, Residential, Retail, Hospitality and the Special Economic
Zones (SEZs). There are few unexplored opportunities which are identified in this sector Shreeji
Asia, as a company are contractors, which executes infrastructure (limited to building structures
Cold and Warm Shell, and civil finches) and interior related projects (turnkey based).
Researcher being a part of the Business development team was involved in various business
development activities like Research of the upcoming projects, arranging and meeting clients for
future prospective projects, tendering activity, Negotiation meetings, Recruiting and Training of
new employee.
Different strategies were applied to source out information from various source
points, and which were later followed up to pitch for the upcoming projects. The business
presentations were made to introduce the company in a much better way and in complete depth.
The whole idea behind dealing with the client or the channel partner is to grab the order. For
which the tender needs to be taken. The scope of Business Development doesnt end there, there
is a process of negotiation which is carried out and subsequently the final quotes are made. There
have been very few but major players in the market but there is a huge scope to expand
furthermore. After having analyzed each segment in detail, and known the scope of the company
there were few areas which were seen as untapped and therefore recommended.

There is an estimated requirement of 80 million housing units over the next fifteen
years and 200 million sq. ft. of office space over the next five years.
With a view to catalyzing the investment required to plug the aforementioned supply
deficits, the Government, has allowed FDI up to 100% under the automatic route in
specified real estate development projects, including but not restricted to townships,
built-up infrastructure and construction development projects.
Minimum area to be developed under each project would be as under:
a. In case of development of serviced housing plots, a minimum land area of 10
hectares.
b. In case of construction-development projects, a minimum built-up area of 50,000
sq.mts.
c. In case of a combination project, anyone of the above two conditions would
suffice.

The investment would further be subject to the following conditions:


a. Minimum capitalization of US$ 10 million for wholly owned subsidiaries and
US$ 5

million for joint ventures with Indian partners. The funds would have

to be brought in within six months of commencement of business of the


Company.
b. Original investment cannot be repatriated before a period of three years from
completion of minimum capitalization. However, the investor may be permitted to
exit earlier with prior approval of the Government through the FIPS.
At least 50% of the project must be developed within a period of five years from the date
of obtaining all statutory clearances. The investor would not be permitted to sell

Shreeji Interiors took longer than usual struggling period to get established in the
market. Another important challenge Shreeji encountered was to run the organization on
more ethical lines and code of conduct. These posed difficulties in replacement market
where general norms were to avoid fulfilling statutory legal tax requirement such as
excise duty, sales tax, value added tax and income tax etc.
Interiors segments and infrastructure segments caught the attention of Shreeji and hence
Shreeji services become known to these segments.
Further there were challenges of collaboration versus indigenous technologies. Shreeji
took pride in being a totally indigenous company where as many contracts companies
preferred a collaboration tag for easy acceptance in the market. Thus, the first decade
was the decade of struggle for Shreeji. However, the technical capabilities of Shreeji and

FUNCTIONAL DEPARTMENT OF THE ORGANIZATION

(1) Front office Receptionist Department: This department handles all the incoming
call, managing visitors, couriers, fax, fixing of appointments and calls, inspect work
environment of staffs etc.
(2) Marketing Department: This department undertakes the task of development of
our businesses.
(3) Administration Department: This department looks after the overall office and
administration.
(4) Stores Department: This department takes care of all the raw material producer
from different Supplier.
(5) Account Department: This department looks after the inflow and outflow of cash
and prepares profit and loss and balance sheet of the company. All tax related work
including VAT, PF PT ESI SERVICE TAX, TDS etc, salary preparation and distribution
for employees and staffs. Over all, financial transactions of company.
(6) Architect Department: This department prepares architecture for the clients sites as
per the clients specifications and the market requirement.

are handling the civil work of site.
(8) Research and Development Department: This department always does research
for the development of the business.

(9) Supervisory Department: This department job is to supervise the work and
material over site and regulates the work of labours. So that the work will finish within
time.

ENVIRONMENTAL HEALTH AND SAFETY POLICIES OF THE COMPANY

Contractor shall comply with labor regulations and ensure that their employees take
proper training on the work to be done safely.
All persons must have basic EH&S induction before entering the site.
The contractor should not employ any person who is less than 18 years of age
The contractor shall employ technically qualified and competent engineers and
workman for the work who shall be available throughout the work execution to
receive and comply with the instructions of the client.
Ensure compliance with all the work permit system in operation ,the operational
condition of safety equipment and the reliability, serviceability and maintenance of
work tools and equipment
Ensure risk analysis is carried out to identify all potential hazard related to the
activity and develop appropriate control measures towards eliminating/mitigating
identified hazards.
All personnel engaged in work must be provided with all personal protective
equipments and also safety protective gear is provided.
Good housekeeping must be maintained in all work areas. Material temporarily left
on sit must be stacked properly with a sign placed to warn others.
Safety guards shall be provided for all the power operated tools and machines

Chemicals bought to the site must be labeled for its contents and its hazards for its
protective measures and the Material Safety Data Sheet (MSDS) to be furnished
prior to work.
All waste generated as the result of the contract must be stored in identified space as
scrap/dumping yard and to be removed by contractor on daily or weekly basis.
Work area shall be barricaded wherever there is work at height, hot work or any
other which shall pose potential danger for the employees moving around the place.
Adequate precaution shall be taken to prevent danger from electrical equipment

LEARNING EXPERIENCE
a) Getting project in the company was a little tough due to a long procedure of interviews.
b) The organization gives a wide opportunity to learn on interns interests.
c) The internship gave me an opportunity to work on tally 9.0 which was very useful and also
how to get contracts from the clients.
d) Unavailability of the desired personnel was the biggest constraint to this study. Although
appointments were made and followed up where possible but still there were instances where
the desired person was either unavailable or unwilling to meet.
e) No prior information regarding the addresses or other details of the offices to be visited was
provided, thus a few target persons were left uncovered.
f) Corporate exposure by visiting sites.
g) With the help of this training Im able to work faster on accounting transactions and also
improve my communication skills.
