The Property consists of the existing hotel and adjacent development site located
in the courtyard behind the building.
Grand Hotel Evropa (the Hotel) is a landmark historic building facing Wenceslas
Square. While the Hotels rich history dates all the way back to 1889, its current
Art Nouveau design has only been introduced after thorough reconstruction,
undertaken by renowned architects Bendelmayer, Hbschmann and Letzel in
1905.
The Hotel spreads over 2 underground and 8 aboveground floors and is projected
to encompass 43 guest rooms (average size of 35 m2), restaurant, caf and a large
reception. The total GUA of the Hotel is 5 671 m2. The Hotel is currently closed for
the proposed renovation and extension.
The courtyard area of the Hotel (the Project) is currently set to accommodate an
additional building with 111 guest rooms (average size of 35 m2), numerous F&B
outlets (caf, club restaurant and a rooftop restaurant with bar), fitness centre &
spa, as well as conference centre seating up to 200 delegates. The proposed
building is scheduled to spread over 3 underground and 9 above ground floors,
extending to 8 467 m2 of GUA. All relevant permits related to construction of the
building are already in place.
