General Introduction
This project will involve supplying labour, plant and materials to build a new gas compressed gas
cylinder store to the rear of the Physical Properties and Fluid Processes Laboratories (PPFPL)
building at the BGS Keyworth site, NG12 5GG. The contractor must attend site and undertake a
complete survey prior to submitting a price for execution of the works as specified. The Contract
Manager (CM), is the BGS contact for any questions arising from this specification. The contractor
shall liaise with the CM to co-ordinate the works to minimise disruption to other users of the site during
the period of the works.
The procurement exercise will be conducted by Gavin Thurston, UK Shared Business Services Ltd,
North Star House, North Star Avenue, Swindon, SN2 1FF Tel. 0776 8001661 and enquiries relating to
the procurement process should be directed to this organisation.

Safety:
A sample risk assessment for a similar project should be included in the tender submission.
A sample safe system of work should also be included; this should clearly indicate the safety
measures to be taken to ensure the safety of both contractors and BGS staff and visitors.
All the information submitted will be considered during tender evaluation.
The contractor should include the cost of all safety equipment required to carry out the works.

Client Provisions:
Hand over the relevant areas to the contractor for the period of the works.
Provide an electrical supply for small hand tools.
Expect all of the contractors working on site to attend the BGS Health & Safety Induction.

Preliminaries
1. Description of Works
The successful contractor will be responsible for the construction of a new gas bottle storage
building at the British Geological Survey, Nicker Hill, Keyworth, Nottingham, NG12 5GG. A site
plan with the position of the store is included as DWG.1.
The store is to be a detached structure with concrete foundation slab, blockwork walls and
steel frame roof structure. The green roof will be a single pitch with sedum matting installed. A
floor plan with elevations are included with this specification as DWG.2 & DWG.3 but should
be regarded as indicative only as the contractor is required to design a cost effective
installation in the space outlined.
2. Local Conditions
Before tendering the Contractor should visit the site and satisfy themselves as to the local
conditions, the accessibility of the work and the conditions affecting the execution of the
contract generally. An appointment should be made with Mr Jon Robinson Tel. 0115 936 3101
before visiting the site.
No claims from the contractor for additional payment will be allowed on the grounds of any
misunderstanding in respect of such matters.
3. Premises in Occupation
The works must be undertaken with the minimum of inconvenience to the users or occupants
of the premises. Any part of the site not strictly related to the works will be out of bounds to the
contractors workforce.
4. Protection
The contractor shall be accountable for all damage to existing buildings, grounds or equipment
therein caused by their activities.
5. Waste
All waste shall be removed from site as it accumulates. An area will be provided adjacent to
the site for waste containers to be sited.
6. Plant, etc.
The contractor shall provide all the plant and equipment required in respect of the execution of
the works. It shall be stored as directed by the CM, the Contractor to bear all costs relating to
the supply and movement of such plant.
7. Safety and Welfare Measures
The Contractor shall ensure that all the safety and welfare measures required under or by
virtue of the provision of any enactment or regulations, or the working rules of any industry,
are complied with.
Temporary fencing will be required to demarcate the building site.
8. Unloading and Hoisting
The Contractor shall be responsible for, and shall allow for unloading, placing in and removal
from store and hoisting of all plants and materials.
Access to an adjacent liquid gas storage area must be maintained throughout the works.

9. Overtime
The Contractor must allow for any overtime required to complete the contract within the
timescale stated in the specification. Site access hours are generally 07:00-19:00 Monday to
Friday and at other times by arrangement.
10. Completion
On completion, thoroughly clean the works plus surrounding areas and leave in a condition to
the satisfaction of the CM.
11. Insurance
The Contractor will ensure that adequate insurance is in place against all risks to the work
undertaken. Details of mandatory levels of cover are included in the tender package.

13. General Safety


The contractor shall be responsible for ensuring that any scaffolding required is installed,
inspected and maintained as recommended by HSE Information Sheet CIS10, Tower
Scaffolds.
Ladders, stepladders and trestles required to carry out the works should be used in
accordance with recommendations of HSE Guidance Note INDG402, Safe Use of Ladders &
Step Ladders: An Employers Guide.
All paints, solvents and other materials used throughout the execution of the works should be
handled and applied as specified by the manufacturers instructions and in accordance with
the 2002 COSHH Regulations.
The contractor shall supply the CM with formal written risk assessments and method
statements for the works to be undertaken. Works will not be permitted to commence until
the above documents have been received.
14. Co-operation with Contractors
Prior to commencement of the contract a site meeting will take place. The CM on behalf of
BGS and a contractors representative will attend to discuss co-operation.
15. Construction (Design and Management) CDM Regulations 2009
The CDM Regulations do not apply to this project at the BGS Keyworth site due to the
anticipated duration of the activity.

Specification
Physical Properties and Fluid Processes Laboratories (PPFPL) Build new gas store
The BGS requires the supply and delivery of labour, plant and materials to build a new gas
store to the rear of the Physical Properties and Fluid Processes Laboratories (PPFPL)
building.
The contractor will be responsible for the:

Supply of labour, plant and materials to build the new gas store to the rear of PPFPL.

Delivery of all plant and materials to the BGS Keyworth site in Nottingham.

Removal and disposal of all waste from site as it accumulates.

Excavation of soil around the perimeter of the building to create 300mm French drain
to sides and rear of gas store to a depth of 500mm.

Excavation of soil to depth of 250mm below existing ground level (removing spoil from
site).

Placing and consolidating 100mm dust stone.

Forming timber shuttering 3m x 4m x 150mm deep to new base (base to have slight
fall to front).

Laying 150mm deep concrete base with 1 layer of A193 steel meshing placed 50mm
from bottom.

Laying of a damp proof membrane to slab with screed over to a minimum depth of
50mm.

External block work 140mm wide 7N blocks to 3m x 4m x 2135mm high.

Internal dividing wall 100mm wide 7N blocks to 2135mm high.

Supply and installation of 2no. 900mm wide x 2m high steel mesh doors hung from
block work. Padlock hasps and staples to be provide to each door.

Supply and installation of 3m x 4m steel framed roof to be bolted to blockwork. Roof to

have 5% gradient to rear and weight capacity of 50 kg/m .

Supply and installation of flat steel roofing sheeting, with plastisol or polyester coating,
attached to the steel frame. Sheeting to have slight fall to rear of roof.

Supply and installation of EPDM waterproof membrane 3.5m x 4.5m.

Supply and installation of powder coated aluminium angle to edging with 150mm
horizontal width x 100mm upstand. Paint colour to be RAL2011 Iron Grey. Drainage
holes to be provided to rear.

Supply and installation of 2 layers of Reifa Boards 3250mm x 4250mm.

Supply and installation of pre-grown sedum mats 3250mm x 4250mm.

Rendering the blockwork in Permarock K silicone render 1.5mm grain/particle size,


colour Aquarell 25.

Batter back surrounding soil to a width of 2m to form a slope with a 1 in 4 gradient


towards the building.

Supply and installation of 1no. External light with emergency battery pack and
external light switch. To include connection to ground floor distribution board in
adjacent PPFPL building. The electrical connection will require a new armoured cable
to be installed in a trench from the adjacent building.

Supply and installation of 2no. Internal explosion lights with emergency battery pack
and internal explosion proof light switches to comply with BS EN 60079. To include
connection to ground floor PPFPL distribution board as above.

Supply and installation of Unistrut type gas bottle fixings and chain restraints at 2
heights within the store on walls indicated on DWG.4 as being designated to receive
gas bottles.

Supply and installation of 2no. Dropped kerbs each consisting of 1200mm of dropped
kerbing, 1no. Left dropper kerb and 1no. Right dropper kerb to allow ramped access
to adjacent block paved paths.

Supply and installation of 1no. Dropped kerb consisting of 1800mm of dropped


kerbing, 1no. Left dropper kerb and 1no. Right dropper kerb to allow ramped access
to the gas store.

Form tarmac ramp from dropped kerb to doors of gas store including 100mm
minimum consolidated dust stone under tarmac.

Provision of all lifting and access equipment required for execution of all the works
stated in this specification. All operatives should be fully trained.

Provision of as installed drawings of the installation.

Provision of all technical literature associated with the installation presented as an


O&M manual.

BGS shall provide:

Access to the work area.

Water and electricity required for the works where practicable. Local connections to
these services will the responsibility of the contractor.

Access to the site restaurant and WC facilities.
