THE NEED FOR A GO-STOP in the HUMBER BAY SHORES AREA


The Humber Bay Shores Condominium Association (HBSCA) was established and incorporated in 1997. We are a
volunteer-based, not-for-profit corporation representing the interests of residents in the Humber Bay Shores
community. Our members include the condominium corporations in the area. We currently represent 23 member
corporations bordering on Park Lawn Rd and Lake Shore Blvd W south of the Gardiner Expressway from the
Humber River to Fleeceline Road to the west (to the limits of Grand Harbour Condominium). This boundary only
represents about 2.5 Km of affronting roadway along Lake Shore and Park Lawn to the CN Railway. Currently more
than 17,000 residents live within these borders with the expectation of 25,000-30,000 by the time several new,
under-construction or yet-to-be developed condominium complexes are completed within the next few years.
We are supportive of well-planned development and revitalization initiatives and strive to co-operate with City
planners, developers and others in our community to achieve a quality commercial and resident community. That
said, and to the degree that we can influence change, long after developers have met with city planners and
completed their construction projects, residents are often left with some undesirable results with little recourse to
affect a remedy.
In this regard, we have concerns over the retrospective planning as it relates to Traffic and Transportation issues in
our growing community. The 2005 Places to Grow Act of Ontario was promulgated by the provincial government
to plan developments in various designated locations. Condominium growth had ramped up as an excellent
method of achieving that Plans urban intensification requirements. Not only does condominium intensification
concentrate the tax-paying public, but by its very nature, it makes more strategic use of available land and
becomes more a efficient use of public services and infrastructure utilities (roadways, hydro and water services,
sewer and waste management). Condominium growth then means more taxation base per capita-residence per
designated area. HBS as an example continues to be at or near the top of the highest taxed for its geographic
boundary. Infrastructure return ought to be commensurate with this government taxation benefit. It is not.
According, please see the HBSCA resolution wherein we strongly request that Metrolinx and the Ministry of
Transportation approve an additional new GO Train Stop/Station in the vicinity of Park Lawn Road and Lake
Shore Boulevard.
