Deck Staining Notice Authorization 04.22
Dear Resident,
Your HOA Board has ordered the deck and fence staining of all units, together with pressure washing to begin the
week of May 3rd, 2010. Weather permitting, we anticipate the project to be completed on/about May 21. Work
will commence at 7:30am, and conclude at approximately 5:30pm weekdays only (should inclement weather
necessitate a change in this schedule we will let you know). Layton Painting is bonded and insured and a copy of
their certificate of insurance is on file with Laura Lazar.
The Board has funds on reserve to absorb a portion of the associated costs of this project. In order to offset some
of the cost, there will be a $200 assessment per unit/homeowner. Eagle Management Services will mail an
invoice to your home, and you may pay the $200 in one payment, or in two (2) installments over a period of two
(2) months at $100 per month commencing with June dues.
Each resident is responsible for clearing off their decks in preparation for staining and pressure washing, and
those with patios are asked to refer to the reverse of this form for options available to you for patio maintenance.
The HOA will provide you with a few days notice to remove all moveable items.
All residents must sign and return the attached authorization form allowing access to decks, patios and
property. Please return this authorization form no later than Friday, April 30th to the mailbox of:

The undersigned Henderson Reserve Homeowner, having accepted the Henderson Reserve Townhomes
Association, Inc.’s (“the Association) offer to stain his or her unit, hereby covenants and agrees as
follows:
The undersigned agrees that the Association’s contractor, Layton Painting, may access the exterior of
the unit for any purpose relating to staining or pressure washing the unit, and that the contractor may use
water and electricity from the unit for such purposes; and
The undersigned hereby releases and forever acquits and hold the Association and its officers and
directors harmless from any and all claims, demands, actions and causes of action that arise out of or
related to the actual work performed by the Association’s contractor for said work.

Layton Painting is bonded and insured and a copy of their certificate of insurance is on file with Laura Lazar.
Patio slab pressure washing and/or patio slab staining (to protect from wear and tear, chemicals and
enhance overall appearance) is available at an additional cost, payable by the homeowner, as outlined
below. The staining color options are Pearl Gray or Sandstone (only). For additional information on
