EXECUTIVE SUMMARY
Project Description
ONE BKC is located in prime and the safest business district of Mumbai: Bandra Kurla
Complex. This magnanimous glass-clad piece is an elegant blend of power-packed businesses
that resonate the appeal of an ideal corporate corridor. Outfitted with Six level cellar auto

Project Highlights

The Bandra Kurla Complex, governed by the MMRDA which controls land supply,

(Mumbai Cricket Association), as well as state of the art upcoming Convention
Centre.

With neighbours such as multi-national banks - Citibank, Deutsche Bank, BNP


Paribas, Westpac Bank, local banks - State Bank of India, ICICI, Kotak, NSE, Income
Tax Office and the American & the British Consulates; ONE BKC is indeed an
enviable address.

Analysis Methodology
Traffic Impact Analysis was performed at ONE BKC considering hazard perception and risk
mitigation as regards traffic and pedestrian movement.

Vehicle and pedestrian movement outside ONE BKC was analysed in normal and peak
hours.
Vehicle and pedestrian movement inside ONE BKC was analysed in normal and peak
hours.
Retrieval time / travel time of the car parking lot of ONE BKC was measured.
Adequate measures including manpower deployment and accessories were adopted for
risk mitigation.
For purpose of study we have collected data at multiple times of the day and distributed
the same into peak and off-peak hours.
Peak hours: The term peak hours will be used from now on in the report to
indicate busy traffic hours with heavy traffic flow
Peak hours: 08:30 12:00, 16:00-20:00
Off-peak hours: Off-peak hours is the term that will be used further up in the
report to indicate less busy hours.
Off-Peak hours: 12:00-16:00, 20:00-08:30

Security Check at Entry


All vehicles at entry undergo basic security checks and registration plate details are noted
down.
Security check process at entry takes approximately a minute.

Existing Traffic Pattern


Fig 1 depicts the MMRDA road in front of ONE BKC. Direction arrows show the vehicle
directions.
1 & 3 are entry points to ONE BKC.
2 is the exit point from ONE BKC.
Blue arrows indicate regular traffic movements.
Red arrows possible hazards due to intersections of traffic pathways.
Fig 2 depicts the basement level 1 and entrance points to the lifts for automated car
parking.

Retrieval Time
Vehicle in drive way:
Retrieval time shall be defined in this text as the travel time of a car from security check
point to the farthest car lift.
As measured the distance between the entrance gate and the farthest car lift is 154m. So
considering vehicle speed to be 10km/hr inside the property the retrieval time should be
2.5 mins in ideal case. However, in busy hours retrieval time has been practically recorded
as 5 mins.

Retrieval from automated car-parking lifts:


Retrieval time for the nth chip tapped on the sensor per automated car parking lift shall
be theoretically 3n.
Therefore, first car after the first chip is tapped is 3 mins.
Second vehicle shall be at 6 mins 3rd at 9mins and so on.
Considering parking A has five lifts, B has four lifts and C has two lifts.
Therefore, retrieval time for nth chip will be:
Wing A lift cluster: 3+3n/5 mins
Wing B lift cluster: 3+3n/4 mins
Wing C lift cluster: 3+3n/2 mins

SUMMARY OF MITIGATIONS
Circulation
Hazards in traffic and pedestrian pathways were identified and mitigation measures were
adopted accordingly.
The green triangle in Fig 1 depicts traffic control personnel and security personnel
deployed for risk mitigation.
All staff responsible for traffic control have been empowered with traffic direction torches
to ensure minimization of risk.
Cones, mirrors and direction arrows have also been placed at strategic locations to
ensure smooth accident free drive.

Parking
ONE BKC promises 24hrs parking management team who are always available for
guidance and support whenever needed.
Engineering team responsible for maintenance and emergency response as regards
automated car parking shall be available to perform a manual override within ten mins in
case of any accidental malfunction of the automation.

CONCLUSION
The Bandra Kurla Complex gloats 2 police headquarters and is one of the safest areas in
Mumbai in both day and night. One BKC property built on the rugged RCC framework boasts
