DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE , made and executed this 14 th day of
September 1989 Jaro, Iloilo City, Philippines, by Fermin Sornito Sr., married to LINDA
l. SORNITO, of legal age, Filipino citizen, and resident of Barangy Cubay, Jaro, Iloilo
City, Philippines, hereinafter called the SELLER, in favor of JUAN DE LA CRUZ, of
legal age, Filipino citizen, with residence and postal address at Barangay Quartero ,
Jaro,Iloilo City, Philippines, hereinafter called the BUYER;
WITNESSETH THAT:
For and in consideration of the sum THREE HUNDRED THOUSAND
PESOS ONLY (Php 300,000.00), Philippine currency, the receipt whereof is hereby
acknowledged from the BUYER to the entire satisfaction of the SELLER, said SELLER
does hereby sell, transfer, and convey, in a manner absolute and irrevocable, unto said
BUYER, his heirs, assigns and successors of interest, a certain real estate, together
with the building and improvements existing thereon, situated at Cagamutan Norte,
Leganes, Iloilo, Philippines, and more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. T-27938

A parcel of land lot no. 6618-a, Psd-184706 being a portion of the consolidation of
Lots 2476 and 2520 of the cadastral survey of Jaro, (LRC) Cad. Rec. No.9, situated
in the barrio of Quartero, Municipality of Jaro, Province of Iloilo. Bounded on the
NE., points 2 to 5 by subdivision road, on the SE., points 5 to 6 by Lot 2 Block 1 of
the consolidation and subdivision plan; on the SW., points 6 to 7 by Lot 2548,
points 7 to 1 by Lot 2448, jaro Cad; and on the NW., points 1 to 2 by Lot 4, Block 1
of the consolidation and subdivision plan. Beginning at a points marked 1on
the plan , being S. 28 deg.16E., 386.92 m. From B.B.M.No.35 Jaro Cad; thence
N.14 deg. 04E., 18.14m. to point 2; thence S. 76 deg. 10E., 4.66 m. To point 3;
thence S. 87 deg. 43E. 5.60 m. to point 4; thence N. 69E ., 2.80 m. to point 5;
thence S. 12 deg. 14E., 20.30 m. to point 6; thence S. 88 deg. 37E., 9.50 m. to
point 7, thence N.76 deg. 50 W 12.26 m. to point of beginning; containing an area
of FIVE HUNDRED TWENTY FIVE ( 500) Square meters more or less. All points
referred to are indicated in the plan and are marked on the ground by P. S. Cyl.
Conc. Meas. 15 x 60 cm. ; bearings true; declination 1 deg. 40E; date of original
survey, Jan. 1911-June 1912 and that of the consolidation and subdivision
survey, May 5-8 , 1960;

Of which said SELLER is the sole and exclusive owner in fee simple, his
title thereto being evidenced by Transfer Certificate of Title No. TCT no. 27938, issued
by the Register of Deeds of the Province of Iloilo;

The SELLER hereby warrants valid title to and peaceful possession of the
property herein sold and conveyed, and further declares that the same is free from all
liens and encumbrances of any kind whatsoever.
All taxes and expenses except capital gains tax which is for the account
of the SELLER and needed for the transfer of title to the buyer shall be borne
exclusively by the BUYER.
IN WITNESS WHEREOF, the parties hereunto affix their respective
signatures this 14th day of September , 1989 at Iloilo City, Philippines.
