DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:


That the Calingcuan Village Homeowners Assn. Inc., a non-stock and non-profit corporation
duly organized and existing under and by virtue of the laws of the Philippines with office address at
Calingcuan, Tarlac City, and represented herein by its authorized representative GUILLERMO S.
TARUC, of legal age, married, Filipino, with residence at Calingcuan, Tarlac City, is the registered
owner of the certain parcel of land, situated in Barangay Calingcuan Tarlac City, and more
particularly described as follows:
TRANSFER CERTIFICATE OF TITLE No. 151924
"A parcel of land (Lot 9, Block 8 of the subdivision plan (LRC) Psd-83724, being a portion of Lot
1934-E, (LRC) Psd-82294, LRC Cad. Rec. Nos. 11699 & 1881), situated in the Barrio of Maliwalo,
Tarlac City, Province of Tarlac. xxxx Containing an area of TWO HUNDRED SIXTEEN (216)
square meters, more or less.That for and in consideration of the sum of ONE THOUSAND TWO HUNDRED (P1,200.00),
Philippine Currency, to me in hand paid in full by CESARIO IGNACIO, of legal age, Filipino citizen,
married to Victorina Taruc, and a resident of Calingcuan, Tarlac City, DO HEREBY SELL,
CONVEY AND TRANSFER by way of ABSOLUTE SALE unto the said VENDEE, his heirs and
assigns, the above-described parcel of land, free from any and all lien and encumbrances what
so ever.
That the pertinent provisions of Article 1623 of the New Civil Code regarding the rights or preemption and legal redemption have been complied with this transaction.
