andopenedin1973asaHowardJohnsonHotel.[1]

ParadiseHotel(19751976)
Itwaspurchasedin1975for$7.6millionbyEurekaSavingsand
Loan,afterOesterleNevadadeclaredbankruptcy.[1][2]Laterthat
year,itwassoldfor$10milliontoBernardNemerov,aformer
partowneroftheRivieracasino,whoplannedtoaddasmall
casinoandrenamethepropertyastheParadiseHotel.[1]
In1976,theParadisewastargetedinacreditscamby54
mobstersassociatedwiththePhiladelphiacrimefamily.[3]The
schemeleftthecasinowithinsufficientcashtooperate,anditwas
forcedtocloseandwentbankrupt.[3]

In1989,itwaspurchasedbySukeakiIzumi,aJapaneseindustrialistand
hotelier,whorenovateditwithanItalianRivieraambienceandrenamedit
theHtelSanRmo.[5]Hepaidareported$30millionforthepurchaseand
renovation.[5]In2002,thehotel,casino,andrestaurantswererefurbished.
Thehotelhad711roomswhilethecasinohad30,000squarefeet(3,000m)
ofspace.
In2004,Izumi'scompany,EasternandWesternHotelCorp.,beganlooking
foropportunitiestogrowthehotel,totakeadvantageoftheheavy
OldSanRemomarquee
developmentattheintersectionofTropicanaandLasVegasBlvd.since
1989.[6][7]Hootersapproachedwitharedevelopmentproposal.[6]
Ultimately,agroupofninepartnersinHootersofAmericaacquiredatwothirdsinterestintheproperty,whichwas
putundercontrolofajointventure,155EastTropicana,LLC.[6]PlanswereannouncedtoredeveloptheSan
RemoasaHootersbrandcasinoandhotel.HootersofAmerica,owneroftheHooterstrademark,wouldreceive2%
ofrevenueasroyalties.[8]
OnApril18,2005,Hootersannounceda$190millionupgradeoftheproperty,includingincreasingthecasinoto
35,000squarefeet(3,300m2 ).Allofthehotelroomswouldberemodeled,thepoolwouldbetripledinsize,andthe
numberofrestaurantswouldbeincreasedfrom4to8andincludethesecondlargestHootersrestaurantintheworld.
Therenovationswouldreducethenumberofroomsto696byconvertingroomsintolargersuites.

OnFebruary2,2006,theweekendofSuperBowlXL,HootersCasinoHotelofficiallyopeneditsdoorswitha
largeorangecarpetwelcomingnotonlythepublicbutmanystarsincludingKISSbassplayerGeneSimmons.[9]
FormerMiamiDolphinsquarterbackDanMarinoopenedDanMarino'sFineFoodandSpiritsrestaurantonthesame
daythecasino/hotelopened.
InJanuary2007,155EastTropicanaacceptedanunsolicitedofferfromHedwigsLasVegasTopTier,ajointventure
ofNTHAdvisoryGroupandSilverleafRealEstate,tobuythepropertyfor$225million(includingassumptionof
$130millionindebt).[10]Hedwigsplannedtoredesignandrebrandthecasinoonceagain,asa"lifestyle,
entertainmentdrivenboutiquehotel".[11]Analystscalledtheagreement"curious"givenHooters'spoorearnings
performance.[10]ThedealfellthroughinJune2008whenHedwigsfailedtomakearequiredpayment.[12]
Withrevenuedeclining,thecasinobegandefaultingonloanpaymentsinApril2009.[13]CanpartnersRealtyHolding
Co.,asubsidiaryofCanyonCapital,boughtupmuchofthecompany'sdebtataheavydiscountandplannedto
forecloseonthehotel.[14]Theowners,seekingtoblockforeclosure,filedforChapter11bankruptcyinAugust2011,
listingonly$63millioninassetsagainstliabilitiesof$163million.[15]AfteraplannedFebruary2012auction
attractednooutsidebidders,thebankruptcycourtapprovedCanpartner's$60millioncreditofferfortheproperty,
withthesaleexpectedtoclosearoundMarch30.[16]TheNaveganteGroupwasapprovedtomanagecasino
operations,whileCanyonCapitalsaiditwasseekingamajorhotelchaintotakeoverandrebrandtheproperty.[17]

InMay2015,CanyonCapitalsoldthecasinotoTrinityHotelInvestors,basedinNewYork,for$70million.[18]
TrinitywasexpectedtorenamethepropertyandplaceitunderthemanagementofHolidayInn.[19]
