This is for filing purposes, so that the title can be easily


filed and found if a person was to look for a particular title. This also
makes cross-referencing easier.
2. Book and Page No. This is helpful for filing purposes.
3. Office of the Register of Deeds This is to indicate where the title
was registered, so a person can look for a copy and have his/her copy
verified with the Registry of Deeds.
4. Place and Date of Issuance of Title In case of confusion or double
registration, this is helpful to know to identify who among the owners
have a better right to the land.
5. Name of the owner/holder This is to indicate who the owner of the
land is. This means that he has a real right over the property, a right
that he can enforce against everyone.
6. Qualifications of the Indicated Owner This is information to
ascertain the identity of the owner. For example, if there are 2 persons
with the same names, by looking at the qualifications of the person,
one can verify if indeed he was the owner of the land.
7. Seal, Signature of the District Land Officer To indicate the
authenticity of the title.
8. Technical Description of the Land
