Location is one of the important considerations every establishment must contemplate since
it can make a huge impact on their future projections of profitability. Target markets and the
relative distance for the competitors are considered by the proponents in doing this project. The
closeness to market includes the convenience of customers looking at the value of the business
and easiness to find.

A. Accessibility to the market

The business will be renting a space located at 76 Don Placido Campos Avenue,
Costarinas Complex Building, Dasmarinas, Cavite. SophiaTopia will only be the
very first playschool within the vicinity, thus, shall gain a significant and
sustained market-share advantage over later entrants. The target market is only

within 1.5 kilometers from the location and shall cover six barangays, namely,
Zone 3, Brgy. San Juan, Brgy. San Jose, Brgy. San Agustin III, Zone 1A and Brgy.
Burol Main. Inside these six barangays are various high end subdivisions and
villages with which the proponents see as potential customers. It will only take
one jeepney or one tricycle ride from these barangays to reach SophiaTopias
location making it very convenient to them. Moreover, roads near to the location
are newly repaired and traffic enforcers are scattered within the area to ensure the
safety of the students.

There are various establishments accessible to SophiaTopia as it is situated in
downtown side of Dasmarinas, Cavite. Fast food chains such as Jollibee, McDonalds,
Greenwhich, Lots a Pizza, Red Ribbon, Goldilocks can be seen near the location as well
as milk tea shops and convenience store which parents or guardian may visit to quench
their thirst while waiting for their children to finish the class. Fashion boutiques and
drugstores are likewise present in the area. Government agencies such as the Dasmarinas
City Hall, GSIS agency, PCSO as well as various churches and banks are just few steps

B. Location Cost and Terms

The location will be leased for P70,000.00 per month as agreed upon by the parties.
The contract of lease is subject to a minimum duration of at least 1 year with 2 months
deposit and 1 month advance which will be considered as part of the leasing price
renewable every year.
