1 Traffic

1.1- A layout plan showing the traffic circulation within the


project site and including the main Entry/ Exit points shall be
established to ensure adequate accessibility between the site
and the surrounding external road network.
1.2- The proposed two Entries and two Exits are expected to
be shared among all developments.
1.3- Adequate corner radii at all junctions in compliance with
the current local standards shall be incorporated to ensure
maneuverability of Fire Engines, Buses and Service and
delivery vehicles are easily achieved.
1.4- Accessibility to all car parks shall be established and
included as part of the site traffic circulation plan.
1.5- The siting and layout of the Drop Off area shall be
adequately established.
1.6- a separate traffic circulation exercise for the services
vehicles to the kitchens, diesel tanks, gas tanks as well as
staff buses shall be carried out.
1.7- The provision of Hard Standing Areas for the Fire Engine
along the 6m perimeter roads shall be achieved.
1.8- The use of Auto Turn Simulation program is always
encouraged to ensure maneuverability around tight corners,
car park spaces and junctions for all types of vehicles
expected in the development is achieved.
1.9- A Traffic Impact Study is a normal requirement by the
Ministry Of Transport and Communication for this type of
development. The extent of the scope of work shall be agreed
with MOTC.

1.10- The Road Safety Audit shall also be part of the Traffic
Impact Study. The report shall be carried out by a specialized
third party consultant approved by MOTC.
1.11- the type of pavement at the Filling diesel locations
shall be carefully selected to withstand the expected spillage
during the filling process. Asphalt material is not
recommended here. The use of concrete or Interlock paving
is encouraged.
2 Storm Water Drainage
2.1- In the absence of Drainage system in the vicinity of the
study area the following measures should be considered in
the design of drainage system: Facilitate the site topography
utilizing a very gentle gradient to allow the maximum rain
water runoff over the surface off site to reduce the water
retention on the subject development. It is recommended
that the site threshold level be at least 300mm higher than
the adjacent external roads. This action will prevent water
runoff from external areas into the development.
2.2- The remaining storm water runoff shall be collected by
means of gullies and pipes into either soak away system or
Storm tech system. The system should allow a provision for
future connection to external ASHGHAL drainage system.
2.3- The size of the soak away system/ Storm tech system
and the associated Attenuation tank can only be determined
once the site soil permeability is obtained. This can be done
through geotechnical investigation exercise that need to be
carried out for the subject site under study.
2.4- Although some of the car parks for the developments
are sunk in below the ground level the rain water is still have
a direct impact on the parking area since it is not covered at

the ramps section and part of the parking area. A positive


storm water drainage system should accordingly be
established to collect the storm water run off.
2.5- A pumping system is envisaged and to be located at the
low level area. The Storm water drainage shall be pumped up
to a purpose tank located at the ground level. The short term
arrangement for discharging the collected water should be
either utilized for irrigation, site cleaning or taken it away off
site by means of tankers. A provision for future connection to
ASHGHAL should also be considered
2.6- The Storm water run off at the ground level to the low
level car park areas shall be intercepted by means of
drainage Channel located at and across the upper level of the
ramps
2.7- A full coordination shall be established between the
MEP mad civil infrastructure discipline to collect the Storm
water run off from the buildings.
2.8- Block paving/ basalt paving may be considered to reduce
the run off and minimize the storage since the discharge into
external ASHGHAL network is limited.
3 Foul Water Drainage
3.1- A coordinated common Manhole should be established
outside each building to receive the foul drainage.
3.2- A Septic Tank is required on site to cater for the
discharged foul water from the buildings. The exact location
of the tank shall be coordinated with the MEP team.
3.3- As a short term measure emptying of the septic shall be
done by means of tankers for the long term measure a

provision should be made for the connection of the septic


tank to external ASHGHAL drainage network.
