Contract. Purchaser is ready, willing and able to close on the Closing Date in accordance with the
terms, provisions and conditions of the Contract.
The Sellers failure to appear at the closing ready, willing and able to close and transfer title to
the Premises to the Purchaser, shall be deemed a breach of the Contract and the Purchaser shall
avail himself of any and all remedies afforded to Purchaser under the law and Contract,
including, but not limited to, specific performance and/or damages.
