DESIGN STEPS FOR RESIDENTIAL PROJECTS
Here is a list of the services we normally provide:
Step 1: Discovery and Programming Deciding what to build.
We will discuss with you the requirements for the project (how many
rooms, the function of the spaces, etc.), testing the t between your
needs, wants, and budget. We will visit your land and review climate,
topography, and regulatory issues.
Step 2: Schematic Design/ Rough Sketches
We will prepare a series of rough sketches, known as schematic design,
which show the general arrangement of rooms and of the site. We
will prepare models to help visualize the project. Often we provide
several design options for you to consider. You will approve these
sketches before proceeding to the next phase.
Step 3: Design Development/ Refining the Design
In consultation with you, we will prepare more detailed drawings to
illustrate other aspects of the proposed design. Floor plans show all the
rooms in correct size and shape. Outline specications are prepared
listing the major materials and room nishes. Further visualization
may include digital and 3D models of the project.
Step 4: Preparation of Construction Documents
Once you have approved the design, we will prepare detailed
drawings and specications, which the contractor will use to establish
actual construction cost and build the project. These drawings and
specications become part of the building contract. We will consult
with you during this phase on details of nishes, materials, and
lighting.
Step 5: Hiring the Contractor
You will select and hire the contractor. We will make recommendations
based on our knowledge of contractors in the area. We will review
the contractors proposal and make recommendations to you. We
will assist you in preparing the Owner/Contractor Agreement.
Step 6: Construction Administration
While the contractor will physically build the home or addition, we will
assist you in making sure that the project is built according to the plans
and specications. We will make site visits to observe construction,
review and approve the contractors application for payment, and
generally keep you informed of the projects progress. The contractor
is solely responsible for construction methods, techniques, schedules,
and procedures.
