Would you like to avoid the low interest rates being paid today by institutions? Would you
like to receive more retirement income? Would you like to increase your support of Mountain
States Legal Foundation (MSLF)? You can do all three!
With a charitable gift annuity (CGA), you can dramatically increase the amount of interest
you receive on the wealth you have accumulated, receive more retirement income, AND
increase your support of MSLF and its defense of constitutional liberties and the rule of law!
By contributing to a CGA you can do all three. Moreover, you will receive fixed payments you
can never outlive and obtain tremendous income tax benefits.

A CGA is simply a contract you enter into with MSLF by which you irrevocably transfer
to MSLF a portion of your wealth; in exchange for which, MSLF agrees to pay you (and a
loved one if you decide) for as long as either of you shall live. Regardless of how long that is,
MSLF will continue to pay you the agreed rate, as often as you decide. On death, the funds
remaining will be used by MSLF to fund its landmark litigation.

A RETAINED LIFE ESTATE

TAX BENEFITS AND FUTURE MSLF SUPPORT


You like the tax advantages a gift of real estate to MSLF would offer, but you want to
continue living in your personal residence for your lifetime. You can transfer your personal
residence or farm to MSLF but keep the right to occupy (or rent out) the home for the rest
of your life. You continue to pay real estate taxes, maintenance fees, and insurance on the
property. Even though MSLF would not take possession of your residence until after your
lifetime, you will receive an immediate federal income tax charitable deduction for a portion
of your homes value, since your gift cannot be revoked.
