LEASE DEED

THIS DEED OF LEASE is made and executed on this the 2nd July 2007 by and between:
M/S
SIRIS CONCEPTS & CREATIVES represented by its Proprietors
Sri K. SANTOSH KUMAR S/o K.Anantha Ramulu aged about 29 years, Residence of
H.NO: 18-1-317/A/13, Shivaji Nagar, Huppuguda, Hyderabad & B.CHANDRA MOULI
S/o. Late Rama Rao Aged about 53 years, Residence of H.No. 3-11-45/6/24,
Raghavendra Homes, Gokhale Nagar, Ramanthapur, Hyderabad-13.
(Hereinafter referred to as theLESSEE of the One Part).

AND
Sri RACHA SRINIVASA RAO , S/o Sri RACHA PANDURANGA RAO, Residence of
H.No: 3-9-1/A1, Varalakshmi Nilayam, Opp. ADRM Hospital, Sharadha Nagar,
Hyderabad - 13.
(Hereinafter referred to as the LESSOR of the Other Part).

WITNESSETH:
WHEREAS the Second Party is the absolute owner said possessor of House Bearing H.No: 3-91/A1,
Varalakshmi
Nilayam,
Opp.
ADRM
Hospital,
Sharadha
Nagar,
Hyderabad - 13.
The first Party Tenant requuested the landlord to let out the Shetter (1 Room 10x10) for rent
purpose,at a monthly rent of Rs.1,500/-(Rupees One Thousand Five Hundred only) and for
which the tenant agreed to pay Three months rent as advance without interest and Rs.5000/- as
deposit.

Thus the following terms and conditions of the rental deed are deducted to the
following draft :
1.

That the Second Party is the absolute owner said possessor of House Bearing Residence of
H.No: 3-9-1/A1, Varalakshmi Nilayam, Opp. ADRM Hospital, Sharadha Nagar, Hyderabad - 13

2. That the tenant shall pay rent of Rs.1500/-(Rupees Fiftee Hundred Only ) per month according
to English Calendar.
3. That the Tenant shall enjoy the portion and shall not sublet the same for any 3 rd party without
taking the written consent of the House owner.
4. That the Tenant agreed to pay the rent regularly on or before the date of stipulation and undertakes
to vacate the portion on the moment they become defaulter of payment of rent for six subsequent
months.
5. That the Tenant shall not alter the existing structure nor rise any new structure without the written
consent of the House owner.
6. That the Tenant shall pay the electric charges at his own risk.
7. That the Owner shall also give Four months prior notice if he desires to get the tenant vacated
before the time of stipulation.
8. That the Tenant shall also give two months prior notice if he desires to vacate the portion in case
of premature vacation of portion.

9. That the parties agreed to continue this agreement only for Three Years starting from
Dt:15/02/2009 and both the parties agreed to oral tenancy and the tenant is in possession on
Dt:14/02/2012 as such the date of tenancy commences from the Dt:15/02/2009 till Three Years
in life.
10. That the continuation of tenancy after the expiry of Three Years vacat the portion with prior
intimation.
IN WITNESS WHEREOF the parties hereto have put their hands to this Deed of lease on this day,
month and year first above mentioned in the presences the following Witness:
