Woodlands Property Shopping Which of These


Three Condos Would You Buy?

Woodlands an estate north of Singapore,


close to the Singapore-Malaysia causeway.
According to statistics, Woodlands has a
whopping population of 250,000! Within this
area, there are quite a number of condos, so
if you are looking at buying one for your own
stay, in this article I will suss out some
possibilities for your consideration.
Whats in Woodlands?

Woodlands is pretty much self-contained,


similar to any other town in Singapore.

Shops, eateries, and educational institutes
such as Innova Junior College, Singapore
Sports School, Republic Polytechnic and the
Singapore American School are all located
within this estate.
Transport is provided by three MRT Stations
Woodlands, Marsiling, and Admiralty, as
well as a regional bus interchange at
Woodlands Square. Major expressways
leading into Woodlands include the BKE and
the SLE.

Centre near Causeway Point. Shopaholics


can indulge themselves at Causeway Point
Shopping Mall, and foodies will find plenty of
eating outlets there as well.
Our criteria for selecting a condo is simple
We will feature those condos that are
comparatively nearer to the MRT stations.
What we will exclude are developments which
are in progress and have not obtained T.O.P.
We have short listed 3 condos, one each from
the vicinities of the 3 MRT stations.

in 1998 by Heeton Development.

Condos in Woodlands wont burn such a big
hole in your pocket as the transacted units
featured are less than a million.

So which condo is the most attractive?


Of the three condos, Rosewood is nearest the
major facilities in Woodlands. But the average
PSF price is $795, which is higher than that of
Woodsvale and The Woodgrove by $176 and
$31 respectively. Moreover, it is about 660
metres from Woodlands MRT Station, which
is walkable, but not exactly near.
The Woodgrove, although the nearest of the
three condos to the Singapore American
School (SAS), is 900 metres from Marsiling
MRT Station, which is a good distance away if
one has to walk. This condo may suit
investors better as it is near to the SAS, but is
not as convenient for own stay.

In terms of value for money, Woodsvale offers


the lowest PSF price and is relatively near to
the MRT (550 metres). Although there is a
lack of amenities around the area, the major
facilities at Causeway Point are only one train
station away. If buying for your own stay, this
project can certainly be considered. After all,
one will probably need to visit the shopping,
banking and library facilities once a week at
most. Paying $790 thousand for a
comfortably-sized 1313 sf unit (based on the
latest transaction) makes sense when
compared to paying $816K for a 1012 sf unit
at Rosewood. (based on the latest
transaction).
