Topic: Six Dials of Project Value
CPI
- Collaborative Process Institute
- A group of owners, architects, contractors, and engineers
- They came up with six dials of project value
Six Dials of Project Value
1. Cost
2. Time
3. Quality
4. Safety
5. Scope
6. Function
1. Cost
are established, targeted, and controlled by means of an estimate or budget.
The fundamental goal is to maintain cost with in or below budget
parameters.
How is the cost determined?
Estimate or Budget
Contract
Challenges to Meeting Cost Goals
Change Orders, poor weather, unforeseen conditions, etc.
Goal
Maintain costs within or below estimates
2. Time
is monitored and controlled by a detailed schedule, breaking each item of work
down into its component parts.
How is Time Limit Determined?
Schedule detail each step in the acquisition, fabrication, construction,
and closeout process
Contract
Goal
Complete each of the tasks within the time frame set out by the schedule
3. Quality
is the grab that covers all the aspects of the building not addressed by the
other five values, such as aesthetics impact, user perceptions,
appropriateness of building materials, and so on.
How is Quality Determined?
Contract Specifications
Punch Lists
Inspections, Etc.
It is important that the project team establish quality standards early in the
project.
4. Safety

is best monitors and controlled proactively by identifying potential risk and

taking prudent steps to mitigate those risks.
Despite the pressures for time and cost savings, nothing is more important
than safety.
Possible Hazards are present during the building process and in completed
buildings.
Be proactive about safety If you see a hazard, report it and FIX IT!
5. Scope
is monitors and controlled by means of an architectural program, which
identifies the space needs and tracks compliance of the building design with
those needs.
How is Scope Determined?
Architectural Program
who is responsible for what?
The ultimate requirement of an owner
a functional
well-built
and well-designed building
6. Function
is monitored and controlled by means of process and flow diagrams and
utilization analyses, which documents the efficiency of the process that will
be performed in the completed facility
How is Function Determined?
Does the Project satisfy both short and long-term needs?
Utilization Analysis
Document the efficiency of the process to be performed in the facility.
