8 The LESSEE shall pay for the consumption of water, electric light
and other charges for facilities or services furnished in the leased
premises during the term of this leased.
9 The LESSEE shall not directly or indirectly sublease, assign, transfer,
convey, mortgage its right over the leased premises or any portion
thereof. Any contract made in violation of this clause shall be null
and void.
10 In case the contract is cancelled or in case the LESSEE vacates or
abandons the leased premises prior to the expiration of the term of
this Contract, then the LESSEE shall forfeit the deposit equivalent to
rentals and pay the rentals for the unexpired portion of the term to
the LESSOR as liquidated damages.
11 The LESSEE at all times keep the leased premises neat, clean in
sanitary condition and shall not store inflammable or explosive
goods or articles which may be hazardous bring or store in the
leased premises any flammable or explosive materials or any other
article which the LESSOR may prohibit.
12 The LESSOR shall have the right to inspect said premises on leased
at any reasonable hour of the day.
That the parties hereby agree to abide with all the terms and
conditions herein above set forth.
IN WITNESS WHEREOF, the parties have hereunto set their hands
