CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:


This Contract of Lease made and executed in the City of Zamboanga,
Philippines, by and between:
CAROLINA S. QUE, of legal age, Filipino citizen and a resident of San
Jose, Zamboanga City, Philippines, hereinafter referred to as the LESSOR;
-andSTEVEN W. LI, of legal age, Filipino citizen, with business address at
LWC Mareketing, MCLL Highway Guiwan, Zamboanga City, Philippines,
hereinafter referred to as the LESSEE;
WITNESSETH:
That the LESSOR is the owner of a commercial building located at C-Q
building, Barangay Recodo, Zamboanga City. That the LESSEE is desirous to
lease in the said commercial building and the latter hereby accepts in lease
from the former subject to the following terms and conditions:
1 The term of this lease is TWENTY-SIX (26) MONTHS, commencing on
November 01, 2016 and expiring on January 01, 2019. The term is
renewable under such terms and conditions as the parties may
agree.
2 The monthly rental shall be TEN THOUSAND (P 10,000.00) PESOS,
Philippine currency, to be paid by the LESSEE not later than the first
three (3) days of the succeeding month.
3 That the LESSEE is required to pay a TWO (2) months deposit and
ONE (1) month advance rental with the sum of THIRTY THOUSAND
(P 30,000.00) PESOS, Philippine currency.
4 That failure to pay the rent for two (2) consecutive months shall
automatically vest upon the LESSOR the right to evict the LESSEE.

5 The LESSEE hereby expressly acknowledges that the leased


premises are in good and tenantable conditions and agrees to
undertake all repairs to keep the same in such good and tenantable
condition.
6 The LESSEE shall be responsible for the improvements and repairs
of the said rented premise. Provided, however, that all the
improvements or alterations of whatever nature that may be made
thereon shall form integral parts of the leased premises and shall
not be removed at the time the LESSEE desires to terminate this
contract.
7 The LESSEE shall comply with any and all laws, ordinances,
regulations or orders of the government regarding the use of the
leased premises. Failure to comply shall be at the risk and expense
of the LESSEE.

8 The LESSEE shall pay for the consumption of water, electric light
and other charges for facilities or services furnished in the leased
premises during the term of this leased.
9 The LESSEE shall not directly or indirectly sublease, assign, transfer,
convey, mortgage its right over the leased premises or any portion
thereof. Any contract made in violation of this clause shall be null
and void.
10 In case the contract is cancelled or in case the LESSEE vacates or
abandons the leased premises prior to the expiration of the term of
this Contract, then the LESSEE shall forfeit the deposit equivalent to
rentals and pay the rentals for the unexpired portion of the term to
the LESSOR as liquidated damages.
11 The LESSEE at all times keep the leased premises neat, clean in
sanitary condition and shall not store inflammable or explosive
goods or articles which may be hazardous bring or store in the
leased premises any flammable or explosive materials or any other
article which the LESSOR may prohibit.
12 The LESSOR shall have the right to inspect said premises on leased
at any reasonable hour of the day.
That the parties hereby agree to abide with all the terms and
conditions herein above set forth.
