Timeline for the transfer of the title of Heirs ZZZZ of to XXXXX

Properties and Development.

Documentary Requirements:
1. Death certificate
2. Notice of death filed in the BIR

3. Deed of Extra-Judicial Settlement of the Estate.

4. Certified true copy(ies) of the Transfer/Original/Certificate of Title(s) of

real property(ies) (front and back pages).

5. Certified true copy of the latest Tax Declaration of real properties at the
time of death.

6. Registration of the Extra Judicial Settlement Agreement with the

Register of Deeds and payment of bond equal to value of property.

7. Publication of the Extra Judicial Settlement Agreement.

Steps in the registration of the property:

1. File with the register of deeds the deed of extrajudicial settlement and
it will require the publication of the deed in a newspaper of
general circulation where the property is located once a week
for three consecutive weeks.

2. After publication, the execution of an affidavit of publication shall

be filed with the Register of deeds.

3. BIR will assess the estate tax to be paid after which there will be
Payment of estate taxes

4. After the payment of estate tax BIR will issue certificate authorizing
registration
5. If the register of deeds has seen that all requirements have been
complied with, then it will proceed with the transfer and it will
issue a new title in favor of the buyer.
