KLHEnergySolutionshasconductedanenergyassessmentoftheSt.AlbansEpiscopalChurchlocatedin
Bexley,Ohio.TheteammembersthroughouttheprocesswereMohamedElSayedservingasProject
Manager,andJuliaNoschangservingasEnergyAuditor.

DuringtheassessmenttheKLHteamdocumentedbuildingsystemsequipmentandcondition,operations
andmaintenance,andbuildingcontrols.Thisdocumentationwasperformedthroughmultipleonsite
visits.Duringthevisitsalloftheexistingbuildingsystemsandequipmentwerecatalogedalongwiththe
currentconditionofeachpieceofequipment.Interviewsessionswiththebuildingstaffandfacility
maintenancestaffwereconductedtounderstandhowthebuildingisoperatedandmaintained.Utility
costandconsumptionhistorywasgatheredtogetanunderstandingofhowthebuildingperforms.

Alloftheinformationcollectedwasusedtobuildanenergysimulationmodeloftheexistingcondition.
Trace700energysimulationsoftwarewasusedtoperformthisanalysis.Thebuildingisreconstructed
fromthegroundupusingtheinsulationvaluesofthebuildingswalls,floors,roofandwindowsaswellall
furnaces,condensingunits,andlighting.Equipmenttemperaturesetpoints,setbackandoperation
schedulesaresetinTracetomatchthesameconditionsthatwererecordedfromtheinterview.The
buildingissimulatedforanentireyearusingpastweatherdataforColumbus,Ohio.

CostanalysisisanimportantpartoftheenergysimulationforthesuggestedEnergyConservation
Measures(ECM)presentedinthereport.FindingcostsofspecificECMsincludesreachingouttocompany
representativesforequipmentcost,usingCostWorksPricingSoftware,orreachingouttocontractorsfor
fullalternativepricing.ThecostisthenenteredintotheTracesoftwareandusingSt.Albanscurrentutility
rate,KLHisabletofindsimplepaybackfortheEnergyConservationMeasures.

Facility Description
BuildingDescription

Thefacilityhastwobuildingsonsite,locatedat333S.DrexelAve.inBexley,Ohio.Thetotalfloorareaof
bothbuildingsisapproximately13,812squarefeet.Themainlivingroomofthebuildingwasconstructed
in1926andmultipleareaswereaddedtothebuilding,thelatestin1974.Thebuildingisprimarilyusedas
aworshipandmeetingspace.Thesecondbuildingisatwostorybuildingthatwasconstructedin1954.
Classroomsareonthelowerlevelandaparishhallandkitchenareontheupperlevel.

BuildingOccupancy

Themainbuildingisusedyearroundduringtheweekformeetingsandofficework.OnSundaysthemain
buildingincludingsanctuaryisusedfrom7:00AMthrough4:00PMwith45minuteservicesonMonday
andWednesdaymornings.Theclassroomsonthelowerlevelofthesecondbuildingareusedverylightly
duringtheweekfromAugusttoMay.Theyarealsousedfor2hoursonSundaysandoneeveningmeeting

perweekfor1hour.Theparishhallisusedforoccasionalmeals,exerciseclasses4morningsaweek,and
meetingsfor2hours3timesaweek.

Heating,Ventilation,andAirConditioning(HVAC)System,andControls

CurrentlytheHVACsystematSt.Albansiscomprisedof8furnacesand7outdoorcondensingunits.
Theseunitsaremostlynewunits,5yearsoldorless.Thefurnacesservingthemainbuildingwereinstalled
in2011andtheunitsservingtheparishhallandfoyerwereinstalledin2009.Theunitsservingthelower
levelofthesecondbuildingaretheoldestoftheHVACequipmentandare24yearsold.Thereisone
programmablethermostatinthebuildingthatservesthesanctuary,therestofthesystemsarecontrolled
througharegularthermostat.Spacesotherthanthesanctuarydonothavetemperaturesetbackandare
consistentlysetbetween7274degrees.Sanctuarycoolingissetat74Fwhiletheheatingtemperatureset
pointis68F.Temperaturesetbackinthesanctuaryisusedduringunoccupiedhours.

Duringonesitevisit,KLHperformedcombustiontestingofthefurnaceequipment.Thereadingswere
usedtocalculatethecombustionefficiencyofthefurnaces.AppendixBshowsthereadingsfoundduring
combustiontesting.ThisdatawasenteredintoTraceinordertomodelthemechanicalequipment
accurately.

Lighting

Themajorityofthecurrentlightingsysteminbothbuildingsis32Watt,2lampT12lightingfixtures.There
aresomelocationswithchandeliersorscrewin60Wattlamps.Thesanctuarylightinghastwelve250
Wattspotlights,plusadditionalfifteen65Wattfixtures.Allspacescontainmanuallightswitches.There
arenooccupancysensorscurrentlyinthebuilding.

Currentlythebuildingiscontrolledbystandalonethermostats.Withtheexceptiontothesanctuaryall
thethermostatsarenotprogrammable.Thesanctuarythermostatisprogrammablebutnotonaset
scheduleatthetimeoftheenergyaudit.
Recommendation
ReplaceallexistingthermostatswithWiFiBased,7Dayprogrammablethermostats.These
thermostatsallowforremoteaccessthroughasmartphoneorcomputer.Schedulesforspecial
occasionscanbeprogrammedwirelesslyintothethermostat.Temperatureshouldbesetat74
degreesforcoolingand70degreesforheatingduringtheoccupiedhours.Duringtheunoccupied
hoursthetemperatureshouldbesetto82degreesforcoolingand60degreesforheating.Weare
recommendingreplacing4thermostatswithnewWiFiprogrammablethermostats.Relocatethe
existingprogrammablethermostatinthesanctuarytoreplaceanexistingstandalonethermostat.A

buildingis(27)twolampfixtureswiththeexceptionoftheparishhallkitchenwhichhas(2)fourlamp
fixtures.EachlampisT1232Watts.TheofficesinthemainbuildinghaveT124lampfixturesthat
havebeenreducedto2lampfixturespriortotheenergyaudit.Thesanctuarylightismadeupof(12)
250Watthalogenspotlightsand(15)65Wattfixtures.Dimmersareusedinthesanctuary,livingand
diningrooms.
Recommendation
ReplaceallT12lampsinthebuildingwith28WattT8lamps,includingreplacingcurrentballastswith
electronicballasts.Removelampsfromfixtureswherefeasiblewhilestillmaintainalightlevelofthe
userspreference.ChandelierlightinginthelivinganddiningroomscanbeupgradedtoLEDlamps.The
costestimatedprovidedhereisbasedonthelaborbeingdonebyanappropriatevolunteer.Labor
costscanbebetween$1,500$2,200ifacontractorishiredtodothework.ThecurrentAEPincentive
forT12replacementtoT8is$0.30/perwattreduced.

Recommendation
Allwindowsshouldeventuallybereplacedwithdoublepaneglazedfixedwindows.Howeverthecost
oftotalwindowreplacementishighconsideringdemolition,reframing,andthematerialandlabor
cost.Replacementshouldbephased,andthebestopportunityinthissituationwouldbetousethe
savingsfromthermostatsandlightingreplacementtohelpoffsetthecostoftotalwindow
replacement.Astormwindowcostsbetween$100$125perwindow,andwhilethisincreasesthe
insulationvalueofthewindow,itdoesnotsolvetheproblemofwoodrot.
5. Mainbuildingatticinsulation
